Green Roof Guide: Plants, Layers, and Maintenance for Your Home

A home green roof needs more than plants and soil: understand structural checks, system types, engineered layers, plant selection, and ongoing care.

A green roof is an engineered roof assembly, not a layer of garden soil and plants. Before choosing plants or a kit, have a qualified professional check the roof’s structure and condition, then select a system whose wet weight, growing-medium depth, access, and maintenance needs fit your home and local climate.

Can I put a green roof on my house?

Possibly, but suitability depends on the building and the complete roof assembly. Vegetation, growing medium, and water retained in the system add load; the supporting roof must be assessed for the proposed assembly’s weight when wet, not just its appearance or dry weight. Roof condition, geometry, waterproofing, drainage, access, and local code or permit requirements also matter.

Before selecting a system, arrange two project-specific reviews:

  • Structural review: Ask a qualified structural professional to determine the roof’s allowable loads and whether it can support the proposed system.
  • Roof and system review: Have a green-roof professional assess the existing roof condition, waterproofing, drainage, compatibility of the layers, roof geometry, access, and applicable local requirements.

The EPA’s design manual is specifically for semi-arid and arid regions; it cautions that its technical guidance may not suit every project and calls for verification by a technically competent professional. Which green-roof type fits your roof and intended use?

“Extensive,” “semi-intensive,” and “intensive” describe broad system approaches, not perfectly standardized specifications. The right choice depends on load capacity, medium depth, desired planting and access, irrigation and upkeep, roof exposure, and stormwater goals.

System Typical design and use Trade-offs to consider
Extensive Shallow growing medium, low-growing plants, limited access, and relatively modest planting diversity. The National Park Service describes these systems as usually under six inches of medium. Often lower in load and maintenance than deeper systems, but still requires structural approval. Plant choices are narrower and the roof is generally not designed as a garden for regular use.
Semi-intensive A design combining features of extensive and intensive systems. Depth, loading, plant range, access, and care depend on the specific design; the label alone does not establish them.
Intensive Deeper medium can support a wider range of plants, potentially including small trees, and is usually intended for access. Greater depth brings additional structural load and typically more watering and maintenance. It needs careful engineering and an explicit plan for how the roof will be used.

These are general distinctions, not universal depth cutoffs or guaranteed performance. Oregon State University Extension discusses vegetated roofs as a low-impact development approach, while the National Park Service notes that definitions vary. Compare proposed assemblies by their actual wet load, depth, plant palette, access, care, exposure, and intended stormwater performance—not by the category name alone: Oregon State University Extension, Vegetated Roofs and National Park Service, What Is a Green Roof?.

What layers go under a green roof?

A green roof works as a coordinated assembly. A typical conceptual stack includes vegetation and engineered growing medium above a filter and drainage layer, with root-resistant protection and waterproofing below; the roof structure supports the entire assembly. Protection boards, water-retention or erosion-control components, insulation, vapor control, and other elements may be used depending on the system and the building. Diagrams differ, so the designer should specify the actual materials, functions, interfaces, and order for the project.

  • Vegetation: The selected plants suited to the roof conditions.
  • Engineered growing medium: A designed medium that supports roots while balancing weight, drainage, aeration, stability, and water holding.
  • Filter layer: Helps keep growing-medium particles from migrating into the drainage layer.
  • Drainage layer: Manages excess water and helps preserve drainage capacity.
  • Root-resistant protection and waterproofing: Protect the roof against water intrusion and root damage as specified for the system.
  • Supporting structure: Carries the assembly and its water-related loads.

Ordinary garden soil is not a suitable substitute for engineered green-roof medium. The National Park Service explains that ordinary soil is heavy and can compact after repeated rains, reducing aeration and water-holding performance. Green-roof media instead use mineral aggregates with a smaller organic fraction and are designed for the demands of a roof assembly. Are modular trays a shortcut?

Modular trays are portable planting beds that can be assembled across a roof, installed incrementally, and removed to reach underlying layers; some arrive pre-grown. They are one format, not a general DIY retrofit solution. The National Park Service notes that moisture does not flow between modules, so individual trays may be more affected by wet and dry spells. A tray system still needs a suitable roof, compatible layers, and a load assessment.

What plants are best for a green roof?

The best plants are those suited to the system depth and the roof’s actual climate and microclimate—not simply species that grow well in a ground-level garden. At roof level, wind, temperature extremes, sun or shade, rainfall, exposure, and available medium can all change what survives. Choose plants with the designer for the intended appearance and care level, including how they will establish.

For extensive roofs, the National Park Service identifies succulents such as sedum as common choices because they withstand harsh conditions and reduce water loss. Sedum plants are not a universal recommendation: the specific species and system must suit local conditions. Grasses are another possibility, but generally need more medium depth, watering, and maintenance. Locally native plants may work when the species are known to perform in green-roof conditions; being native alone does not establish roof suitability.

The National Park Service advises: “It is always best to choose hardy, low–maintenance plants that can survive mainly on rainwater and require no special irrigation or nutritional needs rather than high–maintenance specimens.” Its plant guidance is available at Plants for Green Roofs.

How do you maintain a green roof?

Plan for maintenance before installation. A green roof needs attention to establish and to keep vegetation healthy and drainage functioning. The specific tasks and timing should follow the installed system’s manual and local conditions; there is no universal watering schedule for every roof and climate.

  • Watering: Follow a plan for establishment and be prepared to water during drought when the system or plants require it. Irrigation needs vary by region, plant choice, and design; the EPA manual’s recommendations concern semi-arid and arid climates and should not be generalized to other regions.
  • Vegetation: Inspect plants and remove unwanted weeds periodically. Address bare areas or plant loss according to the system guidance.
  • Drainage and debris: Keep drainage paths clear; remove accumulated leaves, trash, sediment, and other debris that could impede flow.
  • Condition of the assembly: Look for erosion, clogs, damage, or components that have shifted or washed away, and arrange repairs as needed.

Philadelphia Water Department guidance emphasizes drainage capacity, vegetation health, and inspection of system components: Philadelphia Water Department, Green Roofs.
