Family compounds—homes or separate living units for extended family on one property—are drawing more attention as states revisit accessory dwelling unit (ADU) rules and real-estate listings increasingly use multigenerational-housing language. But visibility is not the same as proof that more families are building compounds, and an ADU-friendly law does not guarantee that a particular parcel can accommodate one. Before buying land or starting construction, verify local rules, costs, infrastructure, ownership, and how your family will share space.
Why are family compounds trending?
There is no single measure of how many families live in compounds. Recent policy changes and real-estate listing language help explain why the idea is receiving attention, but they measure different things.
More attention to ADUs and multigenerational housing
A July 5, 2026 Washington Post report said 24 states had passed laws intended to enable ADU construction. The report also attributed to NYU’s Furman Center a finding that 11 states had passed laws allowing ADUs at any single-family home in the preceding two years. These are counts reported at that time, not a statement of current law in every state or permission for a specific lot. ADUs—additional homes attached to or near a primary residence—can be one way relatives live close together while maintaining separate living areas.
More listings use multigenerational terms
The Agency Red Paper 2026 Mid-Year Report said comparable weekly Realtor.com listing snapshots using terms such as “multigenerational,” “casita,” and “compound” rose from 2.5% in March 2024 to 4.9% in March 2026. That is a change in listing-language share, not a count of households, completed projects, or families living together.

Research on family compounds in Wa, Ghana, identified growing family size, cultural norms, and changing lifestyle preferences as qualitative drivers in interviews and focus groups involving eleven compounds. Those findings describe that specific setting and should not be treated as an explanation for a U.S. trend.
What counts as a family compound?
“Family compound” is a practical description, not a single legal category. It generally means a property arranged for extended family to live on the same land, whether in one home with separate living areas or in multiple dwellings. Separate units may offer more privacy while keeping relatives nearby. The exact permitted arrangement depends on local rules, the parcel, and the buildings proposed.

What should you consider before buying land or building?
1. Agree on the household plan
- Decide who is expected to live on the property, whether residents will be there full time, and whether the plan includes visitors or future households.
- Estimate the number and type of living units needed now, and discuss how the arrangement might change as family circumstances change.
- Set expectations for privacy, shared areas, decision-making, and what happens if a household needs to leave or the property is sold.
2. Confirm legal feasibility before committing
Do not assume that a state ADU law, a nearby example, or a property listing establishes what you can build. Ask the local planning or zoning office whether the parcel can legally support the number and type of dwellings you have in mind. Then identify the building, electrical, plumbing, and other permits required with local authorities and qualified professionals. Rules are parcel-specific and can change; obtain confirmation for the actual property and proposed plans before purchase or construction.
3. Evaluate the parcel and its infrastructure
- Check whether the lot’s size, shape, terrain, and access can accommodate the buildings and outdoor spaces you want.
- Assess road access and the practical route between units.
- Determine whether utilities can serve the intended buildings and what site preparation may be needed.
- Consider distance to work, schools, healthcare, shopping, and other services the households rely on.
4. Build a complete budget
Budget for more than the land or the visible construction work. Include design, site preparation, foundations, framing, utilities, finishing, landscaping, and ongoing maintenance. Compare the cost and practicality of building new units with buying and adapting an existing property. Obtain and compare contractor proposals, verify references, and make sure the work follows approved plans. Traditional home loans and construction loans may be options, but eligibility and terms vary; confirm financing details with lenders for your circumstances.

5. Design for privacy, accessibility, and shared life
Map out private living areas and entrances alongside any shared kitchen, dining room, garden, or gathering space. Decide how common areas will be accessed and used, and where household boundaries belong. Consider accessibility and the needs of current residents, while leaving flexibility if family composition may change. These choices affect the site layout as well as the everyday experience of living together.
6. Set ownership and responsibility rules
Establish how ownership, costs, maintenance, decisions, a household’s exit, a future sale, and inheritance will be handled. These arrangements depend on local law and the family’s circumstances. Get jurisdiction-specific legal and estate-planning advice rather than relying on an informal family understanding.

How to compare candidate properties and layouts
Use the same criteria for every parcel or design so that an appealing layout does not distract from a legal, infrastructure, or cost problem.

A family compound can bring generations close without requiring them to share every part of daily life. The most useful next step is to translate the household plan into a proposed site layout, then verify that layout against local rules, infrastructure, budget, and professional advice before committing to land or construction.
