Dragon Tiny Homes’ 16-foot Genesis 16 fits a living area, a full kitchen, a bathroom and a loft sleeping space into a compact towable home. The often-cited 136-square-foot figure refers to reported ground-floor area—not a measured total that includes the loft. The builder’s pages list slightly different area figures, so confirm the specific unit’s dimensions and specifications before making plans.
How much space does the Genesis 16 have?
New Atlas reported the Genesis 16 at 16 feet (4.9 m) long with 136 square feet (12.6 sq m) of ground-floor area in its March 5, 2026 coverage. The manufacturer’s general model page instead lists 135 square feet; its available-unit listing says 136 square feet plus lofts. These descriptions do not establish a combined, measured floor area including the loft. New Atlas · Dragon Tiny Homes available homes · Dragon Tiny Homes Genesis model
The builder’s available listing gives exterior dimensions of 16 feet long, 8 feet 5 inches wide and 13 feet 6 inches high, with a listed weight of 8,000 pounds. These are listing specifications; confirm the measurements and weight for the exact home you are considering.
What fits inside the 16-foot layout?
Living area
New Atlas describes a small sofa and a wall-mounted TV in the living area. The lounge is compact, sharing the limited ground-floor footprint with the kitchen and bathroom rather than occupying a separate large room.

Bathroom and laundry space
The bathroom is described with a walk-in shower, vanity sink and flushing toilet. New Atlas reports space for a washer-dryer to be installed, while the builder’s available listing calls out combination laundry space. Neither source specifies appliance dimensions, hookups or whether a washer-dryer comes with the home. Ask the manufacturer to confirm the fit and connections before purchasing an appliance.

Loft and storage
The loft is intended for a double bed, but its low ceiling limits headroom. A storage unit serves as a privacy divider, and the stairs include integrated storage. The builder’s general Genesis page describes a queen-bed loft, while the coverage of this 16-foot unit describes room for a double bed; confirm the loft arrangement of the particular unit rather than assuming the layouts are identical.

What should you check before buying or towing it?
- Confirm the actual unit. Ask for its current dimensions, measured floor area, loft layout, included appliances and written options list.
- Get a complete delivered price. The cited pages show different prices, and New Atlas does not provide a delivery rate. Ask for a current quote covering the chosen configuration and delivery to your location.
- Check towing capacity for your vehicle and route. The builder’s listing recommends an F250 or similar and gives the home’s weight as 8,000 pounds. That recommendation is not a substitute for checking your vehicle’s tow rating, payload, hitch limits and route requirements with the vehicle manufacturer or a qualified towing professional.
- Verify certification records and local rules. Dragon Tiny Homes states that the home is NOAH certified and built to national safety standards. This is the manufacturer’s claim; request the relevant documentation. Certification does not by itself establish that a home may be placed or used at a particular site. Check local zoning, permitting, utility and occupancy requirements before purchase.
- Resolve laundry details before ordering an appliance. Ask the builder for the available cabinet dimensions and required hookups; the listing does not identify a compatible washer-dryer model.
