For cleaner room air, choose a particle filter with enough clean-air delivery rate (CADR) for the space, then address leaks, condensation, or other moisture and clean up the mold.
Can an air purifier remove mold spores?
It can reduce some airborne particles, including particles generated by mold, if the unit is appropriately sized and used. That is a limited role: a purifier does not remove mold from building materials, stop water intrusion, or resolve the conditions causing growth. The U.S. Environmental Protection Agency (EPA) puts it plainly: “To solve a mold problem, get rid of the source of the moisture and clean up the mold.”
EPA also cautions that no air cleaner or filter removes every pollutant in a home. A purifier is best treated as a supplement to moisture control and cleanup—not as mold remediation or a way to prevent, treat, or cure mold-related illness. EPA does not certify or recommend specific purifier brands or models.
How to size an air purifier for your room
Compare a unit’s particle CADR, commonly given in cubic feet per minute (cfm), with the area it will serve. EPA’s estimates below assume an 8-foot ceiling and are for particle removal; they are not a guarantee of performance in every room.

Measure the length and width of the room and multiply them to get its floor area. In an open-plan space, consider the full area served rather than only the purifier’s immediate corner. If the ceiling is higher than 8 feet, EPA and CDC/NIOSH advise considering a higher-CADR unit or adjusting the room-size recommendation. A manufacturer’s advertised coverage is not the same thing as an independent test or a guarantee that the unit will provide a particular level of filtration in your room.
What to look for when comparing purifiers
- Particle filtration and airflow: Use CADR to compare particle-cleaning capacity against your room area and ceiling height. A portable HEPA air cleaner is one option for capturing airborne particles; check the unit’s stated CADR and intended room size.
- Usable fan settings: Higher fan speeds and longer operating times generally move and filter more air. Consider the noise at the setting you can realistically run, not just the highest setting listed.
- Replacement filters: Confirm that the correct replacement filter is available, compatible with the exact model, and replaced on the manufacturer’s schedule. A dirty or overloaded filter will not work well.
- Ozone and extra features: Avoid devices that intentionally generate ozone. Some ionizers, electrostatic precipitators, UV devices without adequate lamp coatings, and plasma cleaners may emit it; check current CARB or AHAM information for a specific device.
- Energy efficiency: ENERGY STAR addresses energy efficiency, not health outcomes or the degree of air-cleaning effectiveness. Its air-cleaner specification effective October 9, 2025 uses the Integrated Energy Factor, which incorporates a CADR-to-watt ratio.
CADR does not rate odor or gas removal
CADR measures particle filtration; it is not a rating for removing gases or odors. For those, a purifier needs activated carbon or another suitable absorbent medium. There is no widely used performance rating system for gas removal in portable air cleaners, so a high particle CADR alone does not establish how well a unit handles odors or gases.

Why to avoid ozone generators for mold
Ozone is not a safe shortcut for mold control. EPA says ozone at concentrations within public health standards does not effectively remove mold or other biological pollutants, and ozone can harm health. Do not choose an ozone generator as a mold-removal device. EPA’s guidance on ozone generators sold as air cleaners explains these limitations and risks.
Can your HVAC system filter mold-related particles?
If your home has a forced-air HVAC system, EPA recommends using a MERV 13 filter—or the highest MERV rating the system can accommodate. A filter with a higher rating is not automatically compatible with every system. If you are unsure what your equipment supports, consult an HVAC professional before changing ratings. An HVAC filter is a filtration measure, not a substitute for correcting moisture or cleaning up mold.

A practical order of action
- Find and correct the moisture source. Address the leak, water intrusion, condensation, or other dampness that is sustaining mold growth.
- Clean up the mold. A purifier may capture some airborne particles, but it does not clean contaminated building materials.
- Size any purifier to the space. Use the EPA CADR estimates as a starting point for an 8-foot ceiling, and allow for larger rooms, open layouts, or taller ceilings.
- Choose a device you can maintain and run. Check filter availability and replacement guidance, tolerable noise, and whether the unit avoids ozone-generating features.
- Consider HVAC filtration if applicable. Use MERV 13 or the highest rating your system supports; seek professional advice if compatibility is uncertain.
