The north building was still scheduled to open in April 2027; the south building’s reported opening had shifted from January to March 2027. Those are developer-reported targets, not guarantees.
Cleanup had been cleared to begin
In a September 24 update, Real America Companies president Mike Surak said the city had cleared the site for cleanup: “Fortunately, we got cleared by the city to begin cleanup of that site.” He said crews were close to resuming work on the south-building portion. The September 8 fire left the south building a total loss, so cleanup and work on that portion do not mean the damaged structure was being repaired.
The reported timeline reflects the developer’s status as of September 24. The available reports do not confirm what work has taken place since then.

What is known about the fire investigation
The fire occurred on September 8, 2026. In reporting published the following day, South Bend Fire Department was leading the investigation with assistance from the Indiana State Fire Marshal’s Office. Investigators had collected evidence and reviewed camera footage from nearby buildings, but had not identified a cause or determined whether the fire was suspicious.
Investigators needed the damaged crane removed before they could safely access the debris. An accelerant-detection K9 was expected to help identify places where investigators might collect samples. Those are investigative steps, not findings: neither the planned K9 work nor state-agency involvement establishes a cause or motive. Officials said the investigation could take days, weeks, or longer. The reports available here do not provide a final cause determination.

Nearby buildings and project scope
Nearby Diamond View Apartments were evacuated during the fire, and no injuries were reported. The South Bend Cubs Performance Center had some exterior siding and signage damage; Four Winds Field was reported undamaged.
Project-unit figures in the September 2026 coverage refer to different scopes. WNDU described 150 planned units across Stadium Flats and Diamond View: 90 market-rate and 60 intended for low-income renters. Its September 24 update described Stadium Flats itself as a 92-unit affordable and workforce housing project. These figures should not be treated as competing counts for the same development.
