Roma Tower’s project company signed a construction contract with a STRABAG-led consortium on 2 October 2026, while Czech investment group AKIPIA agreed to enter a related project company. BBI Development said work was expected to start in October; that is a planned start, not confirmation that construction has begun.
What was signed on 2 October 2026?
BBI Development’s current report 37/2026 says its associate PW sp. z o.o. sp. j. RT sp. j. (PW RT) signed a construction works contract covering the underground and above-ground parts of Roma Tower and associated infrastructure in Warsaw. The contractor is a consortium of STRABAG sp. z o.o. and TKT Engineering sp. z o.o., led by STRABAG. BBI’s report, republished by PAP MediaRoom, is the primary account of the agreement.
Contract amount and security
The reported lump-sum fee is approximately PLN 840 million net. The amount is subject to partial indexation under an agreed index and may change in other cases specified in the contract, so it should not be read as an unconditional final cost.
PW RT is to provide STRABAG with a second-ranking contractual mortgage of up to PLN 80 million to secure due payments. According to the filing, that security is to be released after PW RT contracts further project financing.

Duration starts at site handover
The contractor has 50 months from handover of the construction site to complete the contracted work, subject to contractually defined extension cases. The period does not begin on the contract-signing date. BBI said the signing meant construction work was expected to start in October 2026; EurobuildCEE described a planned autumn 2026 start. Neither schedule statement establishes that work has already started. BBI’s filing and EurobuildCEE’s 5 October report provide those schedule details.
How AKIPIA is entering the project
AKIPIA’s entry is structured through a related project company, not as a disclosed direct purchase of a stated percentage of the tower. BBI’s filing says its associate Realty 4 Management sp. z o.o. Projekt Developerski 7 S.K.A. RT spółka jawna (PD7 RT), in which the BBI group holds a 40% interest, agreed to transfer all its rights and obligations in Liebrecht and Wood sp. z o.o. RT sp. j. (LW RT) to AKIPIA. The agreement also provides for AKIPIA to make a new contribution to LW RT. The same current report describes the transaction.

In connection with the agreement, PLN 24.2 million of contribution was to be withdrawn from PW RT. BBI says its group holds a 44.99% interest in PW RT. The report does not state a fixed sale price or give AKIPIA’s precise ownership percentage. Instead, it says the price may be adjusted upward or downward during project delivery in line with milestones and economic results, including apartment-sales parameters and pace.
BBI says funds contributed to LW RT are intended to support PW RT and project delivery, while also enabling the described partial contribution withdrawal. The company characterizes the transaction as reducing group debt and returning part of invested contributions while retaining the group’s planned ultimate direct and indirect share in Roma Tower.

Where Roma Tower is planned and what is permitted
The site is at the junction of Emilii Plater, Nowogrodzka and Świętej Barbary streets in Warsaw. BBI’s February 2026 disclosure said the building permit became final and enforceable on 4 February, permitting a 170-metre tower with 48 above-ground floors, service and retail space, and an underground garage. BBI’s permit announcement supports those permitted dimensions and uses.
EurobuildCEE reports that the design has 357 apartments and six underground floors, and that a project presentation and launch of apartment sales are planned for 2027. Those details are attributed to the trade publication; BBI’s cited permit disclosure confirms the tower’s height and above-ground floors, but not those specific apartment and basement counts or the sales plan. EurobuildCEE’s report also attributes to Magdalena Bartkiewicz-Podoba, CEO of Liebrecht & wooD Poland, the explanation that the consortium was selected for its high-rise experience, technical capability and ability to manage works in a demanding city-centre location.
