Australian House-Construction Prices Rose 5.9% in the Year to June 2026

Australian house-construction prices rose 5.9% in the year to June 2026, but the ABS figures do not verify 5.4% or show that investors changed return expectations.

Australian house-construction prices rose 5.9% in the year to June 2026, according to the Australian Bureau of Statistics (ABS). The available official figures do not verify the headline’s 5.4% claim, and they do not show that property investors have changed their expected returns or decisions. The percentage depends on which price measure and period you mean.

How much have new-home construction prices risen?

The latest construction-price figure in the reviewed ABS releases is a 5.9% annual rise in Australian house-construction prices to the June quarter of 2026. The ABS cited fuel-related transport and materials costs, along with continuing shortages of skilled labour, as sources of pressure. ABS, Producer Price Indexes, June quarter 2026.

That figure does not establish the title’s 5.4% claim. The origin, reference period and precise measure behind 5.4% have not been identified, so it should not be treated as a verified current Australian construction-cost increase.

Why do ABS figures show different increases?

ABS statistics measure different parts of the housing market. A construction-output price measure, the price of a new dwelling and the value of an approved house are not interchangeable.

Approved private-house value Average value of an approved new private house, not a construction-cost index or an investment return. $517,430 in FY 2025–26, 5.0% above the FY 2024–25 average. ABS, Building Approvals, FY 2025–26.

The new-project-house component of the ABS CPI is narrower still: it tracks owner-occupier purchases in capital cities and excludes land. It is not a complete measure of an investor’s project cost, and the ABS describes it as tracking consumer purchases rather than investor or producer costs. ABS, CPI, April 2026.

Do rising construction prices mean investors are reconsidering returns?

Not on the evidence in these price releases. Higher construction prices can affect a project’s economics, but the figures do not measure investor sentiment, expected returns, project delays or withdrawals. They also do not establish that rising costs caused investors to reconsider a project.

An investor’s return depends on more than construction prices: for example, land and financing costs, rental income or sale proceeds, and the project’s timing. The ABS series above do not provide comparable estimates for those assumptions or the resulting returns. A claim about a broad investor response needs a named survey or investment dataset; the reviewed official figures do not supply one.

What the national figure can—and cannot—tell you

A national annual movement is not the change for every state, suburb or individual build. ABS state results in the March 2026 release differed, so local estimates should be checked against the relevant place and period rather than inferred from the national average. Also distinguish an annual change from a quarterly one, and a construction-only measure from a land-inclusive project budget.

For a project estimate, use current local quotes and identify what each includes. An index is useful context for price movement; it is not a quote for a particular site, design, contract or completion date.
