Wasl Tower is a completed, 64-floor mixed-use high-rise beside Sheikh Zayed Road in Dubai. Wasl lists 303 metres for its height, while UNStudio publishes both 300-metre and 302-metre figures; the sources do not explain the difference. Designed by UNStudio with engineering collaboration from Werner Sobek, the tower combines offices, residences and a hotel with a twisting profile and ceramic-fin facade.
Where is Wasl Tower, and who designed it?
The tower stands beside Sheikh Zayed Road, between Downtown Dubai and City Walk, according to project descriptions. Wasl is the developer, UNStudio is the design architect, and Werner Sobek collaborated on engineering. The Council on Tall Buildings and Urban Habitat (CTBUH) lists U+A as architect of record. Wasl’s project page and UNStudio’s project page describe the building and its team.
How tall is Wasl Tower?
Published figures differ: Wasl states 303 metres; UNStudio’s project summary says 300 metres, while its descriptive text and completion announcement give 302 metres. The cited pages do not specify a common measurement convention, so these figures should be reported with their source rather than treated as interchangeable. CTBUH records 2024 as the completion year; UNStudio later announced the project’s completion. CTBUH’s building record lists the completion year.
| Source | Published height |
|---|---|
| Wasl project page | 303 m |
| UNStudio project summary | 300 m |
| UNStudio descriptive text and completion announcement | 302 m |
What is inside Wasl Tower?
Wasl lists 64 floors, 10 office floors, 224 residential units and 259 hotel rooms. Its project page identifies the hotel as Mandarin Oriental Downtown, Dubai. These figures describe the project as presented by Wasl; they do not establish current room availability or visitor access. Wasl’s project page.

What defines the tower’s design?
Wasl Tower’s asymmetric, twisting form gives it a distinctive profile on Sheikh Zayed Road. The facade uses ceramic fins; Wasl says they provide shade and channel daylight into the building. The design therefore combines a recognizable exterior with a stated solar-shading and daylighting role. UNStudio’s project description.

- Wind and structure: UNStudio says the tower geometry reduces wind loads by 20%, allowing smaller structural components and material savings. In its completion announcement, UNStudio also reports that the structural design used 3,000 cubic metres less concrete. UNStudio’s completion announcement.
- Lighting: UNStudio reports a 40% reduction in perimeter-zone lighting energy from the passive facade design and lighting control. Wasl also reports a 40% reduction in lighting energy. The sources do not establish that these are independently measured operating results. UNStudio’s project page; Wasl’s press release.
- Building systems: Wasl describes glazing, solar thermal and heat-pump systems among the project’s environmental strategies. The cited material does not provide independently audited energy or carbon results for the completed building. Wasl’s press release.
