Site preparation is reportedly underway for a planned Wawa on East Fowler Avenue near Jefferson Road in Thonotosassa, on part of the former Big Top Flea Market property. Tampa Bay Beacons estimates the store could open around mid-2027, but that is not a confirmed date. The reported work is preliminary site preparation—not evidence that the store building is already rising.
Where is the new Wawa going?
The planned store is on a 3.01-acre commercial parcel along East Fowler Avenue, just east of Jefferson Road in Thonotosassa. The location is near the former Terrace Community Middle School site and outside Temple Terrace, according to Tampa Bay Beacons.
The parcel was split from a larger property owned by Big Top of Tampa Inc. The outlet reports, citing Hillsborough County property records, that the 3.01-acre parcel sold for $1.6 million in December 2025 to BW Fowler Jefferson LLC, managed by Tampa-based Brightwork Real Estate Inc.
What construction work has started?
Tampa Bay Beacons reports that site-development contractor Stone Bros. LLC announced work on a “new Wawa development near Fowler Ave. and Jefferson Road.” Crews were preparing the property and installing erosion and sediment controls, including silt fencing and tree barricades.

Those activities indicate preliminary site work. The report does not establish that vertical construction has begun or that a store building is underway.
When is the Wawa expected to open?
Tampa Bay Beacons estimates the store could open around mid-2027, possibly earlier. This is the outlet’s projected window, not a confirmed opening date; the report does not identify a firm schedule.

How the site has changed since Big Top Flea Market closed
Big Top Flea Market reportedly closed in April 2020 after nearly two decades. The former property has since been rezoned for residential and commercial use, and the Tessa Springs apartment development now occupies part of the larger site, according to Tampa Bay Beacons.
The outlet also describes other nearby development: an Ace Hardware has opened near Fowler Avenue and U.S. 301, a New Tampa Commerce Center is under construction with readiness expected in 2027, and an Aldi is under construction nearby. These projects provide local context but do not establish details about the Wawa’s design or opening schedule.
