Of those, 9,104 were reported built and 1,224 under construction. Approval is a planning milestone—not proof that a home is finished, that construction has started, or that every approved unit will be built.
How many approved homes have actually been built?
The Star-News reported these status counts for major residential developments in Brunswick County:

These are the article’s dashboard snapshot figures, not live totals for October 2026. The county dashboard is updated monthly, but the Star-News article does not state the export date behind its counts. The source is the Wilmington Star-News story republished by AOL.
Why approval does not mean construction is underway
A development approval is one step in a longer process. The Star-News reports that projects may still require additional permits, coordination with state entities, and finalized designs before site work begins. It says site work may start two or more years after approval; that is a general reported timeline, not a measured average for each project.

Construction can happen in phases
Large residential developments are commonly built over several years and in phases. An approval for a full development therefore does not mean all its units move into construction at once. Some units may be completed while later phases remain in planning or await the next steps.
Approval is not a guarantee of delivery
The approved count should not be read as a promise that every unit is financed, permitted for construction, or certain to be completed. The dashboard’s status categories distinguish approved units from units reported built or under construction.

Why different totals appear in coverage
The 58,313 figure covers major developments. The Star-News also reports a broader dashboard total of 69,511 approved units when annexed, inactive, and abandoned developments are included. That broader figure has a different scope and should not be substituted for the major-development total when comparing approvals with construction.
The same article divides the major-development approvals into 36,947 units in house-oriented developments—single-family homes, townhomes, and duplexes—and 21,366 multifamily units. It reports approximately 1,172 multifamily units built, but describes the other built figure, about 5,388 units, ambiguously. Because the article does not clearly define that comparison, those built figures should not be treated as directly comparable or used to calculate delivery rates by housing type.

Approvals have risen in recent years
The Star-News reports 10,873 units approved in 2024 and 13,119 in 2025, the highest annual totals in its dataset. It also reports 8,374 units approved so far in 2026, but does not identify the cutoff date for that partial-year figure.
Among the large developments cited in the article are Canopy (3,700 units, approved in 2026), Midway Tract (3,612 units, approved in 2024), Rice Creek (3,400 units, approved in 2021), Evergreen, formerly Ashton Farms (2,950 units), and Timber Farms (2,500 units). These project totals illustrate the scale of some approvals; they are not counts of completed homes.

How to read the dashboard figures
- Keep the status categories separate: approved, under construction, and built are not interchangeable.
- Check whether a total covers major developments only or also includes annexed, inactive, and abandoned developments.
- Treat annual approval totals as approvals in a given year, not as units delivered in that year.
- Remember that the dashboard compiles planning, permitting, and addressing records, covers major developments approved since 2015, and is updated monthly rather than in real time.
- Because the article does not give its export date or the precise 2026 cutoff, use its reported counts as a dated snapshot with those limits—not as a current live tally.
