What the construction videos show
Houston Chronicle reported on Oct. 6, 2026, that demolition had begun on portions of the former Sears wing. MetroNational has not specified exactly which portions will be removed, so the footage does not establish that the entire former Sears space—or the mall as a whole—is being demolished. The report described the work as part of a broader redevelopment.
The planned mall work includes a relocated main entrance and a recreated ground-floor lobby with tenant spaces. MetroNational’s spokesperson described the project as “another step in our continued investment in the thoughtful evolution of Memorial City Mall,” according to the Chronicle’s report.
Two separate mall-wide construction packages
Texas Department of Licensing and Regulation (TDLR) filings registered Nov. 20, 2025, describe two distinct packages. Their square-footage figures refer to the filed work scopes; they are not a measurement of the mall’s total size.

Both records list an estimated start date of May 1, 2026. These are filing estimates, not a confirmed final budget or guaranteed schedule: the Chronicle reported that MetroNational had not confirmed the cost estimates and that filing details may change. The two costs should not be treated as a confirmed total redevelopment budget.
A separate UNIQLO filing
TDLR also lists a separate registered tenant project for UNIQLO, TABS2026011208, covering a 36,247-square-foot expansion and improvement project. The filing gives an estimated cost of $3.611 million and a listed completion date of Sept. 30, 2026. It is distinct from the mall-wide demolition, entrance and site packages, and should not be added to them as though it were part of a confirmed combined budget.

Is Memorial City Mall open during construction?
As of the Chronicle’s Oct. 6, 2026, report, the mall remained open. The report named Dillard’s, JCPenney, Macy’s and Cinemark among businesses operating during construction. That status can change, and active work may affect access routes or parking; check the mall’s current updates and on-site signs before visiting.
Memorial City lists its address as 303 Memorial City, Houston, TX 77024, and posts general hours of Monday–Thursday, 10 a.m.–8 p.m.; Friday–Saturday, 10 a.m.–9 p.m.; and Sunday, 11 a.m.–7 p.m. Those general hours do not specify construction-zone access.
