Almal Real Estate Development has reportedly completed the concrete superstructure of The Unexpected Al Marjan Island Hotel & Residences, a construction milestone rather than a sign that the hotel or residences are finished. ME Construction News reported the topping-out on 6 October 2026; the work named next includes the facade and glazing, building services, partitions and interior fit-out.
What has been completed
According to ME Construction News’ 6 October 2026 report, superstructure and concrete works have been completed across every floor. The milestone followed casting the final upper roof slab above the planned restaurant and wellness amenities.
In construction terms, topping out marks completion of the principal structure. The report does not establish that the project has passed an independent inspection or received an official completion certificate, and it does not mean the hotel or residences are open or ready for handover.
What work remains
The report says the project is moving into several subsequent work areas. It gives no completion percentages or dates for them.

Project details and stated handover target
Almal’s May 2024 launch announcement described The Unexpected as a 422-unit hotel and residential project on Al Marjan Island in Ras Al Khaimah. The developer named Palladium Hotel Group as operator and Design & Architecture bureau (DAR) as lead design consultant. These details are from Almal’s own project materials.
Almal’s 2026 sales kit lists 2027 as the handover target. That is the developer’s current stated target, not a guaranteed delivery date. The launch announcement had referred to an opening in 2026; the later sales material provides the more current timeline.

Planned amenities
At launch, Almal described plans for an infinity rooftop pool, beach club, spa and wellness centre, and dining areas. These are announced features, not confirmation that the amenities are complete or operating. The final roof slab was reported above the planned restaurant and wellness amenities.

At the project’s groundbreaking stage in 2024, Almal founder Dmitriy Starovoitov said: “We are thrilled to see our vision of creating extraordinary living and hospitality experiences finally come to completion.” The quote appeared in Almal’s launch announcement and refers to the project’s vision at that stage, not the 2026 topping-out milestone.
