Houston medical-office leases have reportedly been getting larger since the COVID-19 pandemic, even as some measures show less space under construction. The two trends do not line up neatly: the reported lease-size claim is not accompanied by figures in the available summary, and construction reports point in different directions depending on the publisher and period.
What is known about Houston’s larger medical-office leases
A syndicated summary of a Houston Business Journal report says medical-office leases in the Houston area have grown larger since the pandemic and that tenant types are shifting. The summary provides no lease-size series, deal examples, tenant categories, or sample details, so it establishes the direction asserted by the report but not the size, pace, or cause of the change. That distinction matters: a market-level claim about lease size is not the same as evidence that all medical tenants are leasing more space, or that a particular tenant category is driving the change. The summary does not identify which tenants or deals account for the reported trend.
Why reports disagree about the construction pipeline
“Under construction” is a dated snapshot, not a permanent measure of market direction. Houston reports give different readings across periods and publishers, and their scopes or datasets may not match.

These figures should not be collapsed into one continuous trend line: the separate Colliers H1 report and trends presentation report different H1 values, while Colliers’ H2 report commentary and presentation give differing descriptions of direction. Differences in reporting period, building definition, geography, source data, or pipeline methodology may explain some divergence, but the cited material does not resolve it.
What leasing activity and deliveries show
Colliers reported that Houston medical-office net absorption exceeded new deliveries in both Q4 and full-year 2025. Absorption measures the net change in occupied space; deliveries measure newly completed space, so neither is a measure of lease size.

Asking rent is not lease size
Colliers reported average asking NNN rent of $24.93 per square foot in Q4 2025, compared with $24.41 at midyear 2025 and $23.93 at year-end 2024. These are asking rents on a triple-net basis, not necessarily final contract rents. They indicate a price trend, not that tenants are leasing more square footage. Comparisons are meaningful only when they use the same geography, building definition, reporting period, rent basis, and source. Medical-office inventory should also be distinguished from general office leases and research or laboratory developments.

Colliers reports identify projects by Kelsey-Seybold, Houston Methodist, and Memorial Hermann, evidence that health systems have active development projects. Those projects do not, by themselves, demonstrate that leases are growing, explain a tenant-mix shift, or establish why the construction pipeline is changing. The Matthews Q1 2026 page gives conflicting vacancy figures: 18.3% in its opening section and key findings, then roughly 14.0% later in the narrative.
