Saudi Projects Reach a Reported $2.07 Trillion in H1 2026, Led by Construction and Real Estate

Saudi Arabia’s reported $2.07 trillion project total for H1 2026 includes $1.23 trillion in construction and real estate—but it is a pipeline figure, not committed spending.

Saudi Arabia’s project pipeline was reported at $2.07 trillion in the first half of 2026, with construction and real estate accounting for a reported $1.23 trillion. Those figures are attributed to Knight Frank in a Gulf Construction report; the underlying Knight Frank review was not available for independent verification. The total describes projects planned or underway—not spending already committed or investment guaranteed to be completed.

What the $2.07 trillion figure covers

Gulf Construction reported on 5 October 2026 that the value of Saudi projects planned or underway reached $2.07 trillion in H1 2026, attributing the estimate to Knight Frank’s latest Saudi Arabia Construction Landscape Review. Its headline and search-result snippet put construction and real estate at $1.23 trillion, with the remaining $940 billion spread across power, transport, industrial, water, chemical, gas and oil projects.

The underlying Knight Frank review was not available, so the total and sector split should be treated as reported figures rather than independently verified estimates. The available report does not establish the detailed methodology or which individual projects were counted.

Why a project pipeline is not the same as committed spending

A pipeline can include projects at different stages, including plans that have not yet reached contract award. It should not be read as money already spent, contracts already signed, or a forecast of near-term construction activity.

A September 2025 report from Emirates NBD Research, drawing on MEED Projects data, separated $440 billion in “already-committed” projects—contracts awarded or in execution—from a further $1.55 trillion in potential pipeline. The report said construction represented almost 60% ($916 billion) of that potential pipeline. These are figures from a distinct September 2025 snapshot and definition; they do not verify or directly contradict the H1 2026 total. Read the Emirates NBD report.

How the $2.07 trillion headline differs from contract-award figures

Contract awards measure work awarded during a defined period or tracked portfolio, not the total value of projects in a pipeline. Knight Frank’s 6 October 2025 release reported $196 billion in contract awards in its Saudi giga-project tracker, up 20% from 2024. That is an awards measure for the tracker, not a like-for-like comparison with the reported H1 2026 value of planned or underway projects. See Knight Frank’s 2025 release.

Another distinct measure comes from the Saudi Press Agency’s report on the Saudi Contractors Authority’s awards report: construction projects worth more than SAR 20.6 billion were awarded in June 2026, representing 56% of that month’s total awards. This is a one-month awards figure, not construction’s share of the national project pipeline. Read the Saudi Press Agency report.

What the figures do—and do not—say about construction activity

The reported $1.23 trillion construction and real estate component indicates that these sectors make up a major portion of the headline project book. It does not establish how quickly projects will be tendered, financed, built or completed. The Emirates NBD report noted in September 2025 that spending could be re-sequenced and described a slower award pace in the period it covered; that dated observation should not be treated as a current assessment of activity in 2026.

For context on announced projects and awards, Knight Frank’s October 2025 release said: “Projects worth more than US$ 237bn have been announced across real estate, infrastructure and transportation sectors since 2016, with US$ 44bn already awarded in construction contracts.” The statement covers announcements since 2016 and awards as described in that 2025 release; it is not a breakdown of the H1 2026 total.

How to compare Saudi project figures

Before comparing headline totals, check what each number measures. The same market can produce very different figures depending on whether a source counts announced project values, potential pipeline, awarded contracts, work in execution or actual expenditure.

  • Snapshot and period: Confirm whether the figure refers to H1 2026, a single month, a calendar year or a multi-year tracker.
  • Status: Distinguish projects planned or underway from contracts awarded, projects in execution and completed work.
  • Coverage: Check the geography, sectors and project types included, as well as whether categories may overlap.
  • Source and definition: Identify the publisher, underlying data source and the source’s meaning of terms such as “pipeline” and “committed.”
  • Value versus expenditure: A project’s stated total value is not the same as the amount spent in a particular year.
