Embassy Developments reported more than Rs 1,800 crore in pre-sales for Embassy Origins, its 85-acre North Bengaluru township, after 477 homes were booked in the week following the project’s 16 September 2026 launch. The figure is a company-reported booking milestone—not a disclosure of cash collected, completed sales or homes handed over.
What the launch figures show
In a report dated 5 October 2026, PTI, citing a company regulatory filing, said Embassy Developments had recorded more than Rs 1,800 crore in pre-sales from 477 homes booked within a week of launch. The bookings covered more than 10 lakh square feet of saleable area. The Economic Times’ PTI report carried the figures.
Capital Market reported on 5 October that the 477 bookings represented 62% absorption of launched units. That percentage is attributed to its corporate-news report; it is not a separate measure of the rupee value or area booked. Capital Market’s report identifies the two Phase I projects and locates the township north of Yelahanka.
What is included in Phase I
Embassy Origins is described as an 85-acre township in North Bengaluru. PTI reported that its first phase comprises two RERA-registered residential projects:

Together, the projects offer approximately 2.6 million square feet of saleable residential space, according to the company figures reported by PTI. The reported bookings are therefore a subset of a phase with both villa and apartment inventory; the reports do not break down bookings by project or home type.
What “pre-sales” does—and does not—mean here
The more than Rs 1,800 crore figure is reported as pre-sales associated with bookings. The reports do not state how much cash the company collected, whether every booking resulted in a completed sale, or whether any bookings were later cancelled. It should not be read as revenue already recognized, cash received or completed homes.

The reports also do not disclose unit prices, payment terms, buyer profiles, current inventory, RERA registration numbers, or a construction and delivery schedule. Without those details, the rupee total cannot establish a per-square-foot price or explain how the bookings were achieved.
What the company said about the result
Reeza Sebastian, Chief Revenue Officer – Residential at Embassy Developments, told PTI: “This response gives us strong visibility on our FY27 pre-sales and cash flows, and we will build on this momentum with the next phase of Embassy Origins and our wider North Bengaluru pipeline.” This is the company executive’s outlook; it is not an independently verified forecast of future pre-sales or cash flows.

How to assess the milestone
The figures establish a sizeable reported launch response: 477 bookings, more than 10 lakh square feet of saleable area and more than Rs 1,800 crore in reported pre-sales within a week. The 62% absorption figure supplies a share of launched units, as reported by Capital Market. A fuller assessment of demand or construction progress would require information not included in these reports, such as cancellations, collections, project-level sales, remaining inventory and delivery timelines.
