Toronto Home Sales Fall 5.2% in September, Steepest Decline Since February

September’s seasonally adjusted GTA home sales fell 5.2% month over month, while TRREB counted 5,040 actual MLS transactions, down 9% year over year.

Seasonally adjusted home sales across the Greater Toronto Area fell 5.2% in September 2026 from August, the steepest monthly decline since February, Reuters reported. Toronto is the headline shorthand: the figures cover the wider GTA, and the month-over-month seasonally adjusted estimate is distinct from the actual transaction count reported by the Toronto Regional Real Estate Board (TRREB).

What the September sales figures show

Reuters reported 5,174 seasonally adjusted GTA home sales in September, down 5.2% from August. It was the second consecutive monthly decline and the largest month-over-month drop since February. The figure is Reuters’s seasonally adjusted estimate; the report does not provide the full adjustment methodology. Reuters, October 6, 2026.

TRREB counted 5,040 actual transactions through its MLS System in September, 9% fewer than in September 2025. This is an actual transaction count and a year-over-year comparison, not the same measure or comparison as Reuters’s seasonally adjusted estimate. Listings and prices moved on different measures

TRREB reported 16,500 new listings in September, down 14.4% from September 2025. The board also said seasonally adjusted listings fell month over month, but the release excerpt did not state the size of that change.

The MLS Home Price Index (HPI) Composite benchmark and the average selling price are different measures. Reuters reported the benchmark’s seasonally adjusted month-over-month value and change; TRREB reported its year-over-year decline. TRREB separately reported the average selling price and its year-over-year change. These figures describe regional results and do not establish that prices or sales moved the same way in every GTA neighbourhood or property type.

What TRREB says is holding buyers back

TRREB attributed buyer hesitation to uncertainty about the economy, inflation and borrowing costs. Its Chief Information Officer, Jason Mercer, said would-be purchasers want confidence that their employment will remain solid and that inflation will not raise borrowing costs over the long term. These are the board’s interpretation and comments, not a measured breakdown proving how much any one factor contributed to the sales decline.

Mercer also said TRREB sees substantial pent-up demand among households intending to buy in coming months. That is the board’s assessment, not an independent forecast of when those households will act.

Why municipal decisions are part of the discussion

TRREB President Daniel Steinfeld said the upcoming municipal election could shape housing policy across the GTA and Simcoe County for the following four years. He argued that decisions on affordability, housing supply and the costs of buying a home can influence demand and buyer confidence. This is the board’s policy perspective; the September figures do not quantify the effect of municipal decisions.

For a construction-focused reader, the release points to the broader policy issues TRREB raised—housing supply, affordability and the costs tied to buying a home—but it does not provide project-level, neighbourhood-level or property-type data. The regional sales decline alone therefore does not establish how a particular construction market or development will perform.
