101 Constitution Avenue’s upgrades paired a redesigned lobby and rooftop event space with elevator, fitness, lighting and building-system work. The Washington, D.C., project received an Award of Merit in ENR’s 2026 East Best Projects program. ENR describes how early procurement and design-assist helped the team respond to a late change to the rooftop dome while protecting a first-phase schedule tied to the presidential inauguration.
What was upgraded at 101 Constitution Avenue?
The commercial-building renovation combined high-visibility public areas with functional amenity and systems improvements. ENR highlights a lobby with custom millwork, limestone columns and a coffee bar, alongside a rooftop gathering and event space featuring a mass-timber dome and operable radius storefront with panoramic skyline views. ENR’s 2026 project profile describes the design and award.
DPR Construction’s project account adds details about the broader scope. It describes a green roof, indoor-outdoor rooftop amenity, integrated mechanical, electrical and plumbing systems, customized lighting, elevator modernization and a two-story fitness center. DPR says the fitness center includes an interconnecting stair. These technical details are the contractor’s account; the reviewed sources do not provide independent technical documentation.
Elevator and amenity work
DPR says the elevator modernization added three new cars serving the penthouse and retrofitted three existing cars with rear entrances. The property’s current website also lists a two-level fitness center, bike room, coffee bar and garage services among its amenities. Property descriptions and capacities are claims made by the property operator, not independent measurements.

How did the team address the schedule and dome redesign?
ENR reports that the team targeted first-phase completion ahead of the presidential inauguration. To keep work moving against that deadline, procurement and construction activities began while final design details were still being completed.
After construction began, the owner requested a more intricate ceiling for the rooftop dome. ENR says the team used a design-assist approach and a model mock-up to secure client approval quickly, allowing work to proceed concurrently rather than waiting through a prolonged approval process. ENR does not quantify time saved, so the account supports a description of the approach—not a specific schedule gain.

What environmental performance is documented?
DPR says the green roof supports energy efficiency and stormwater management and reports a waste-diversion rate of over 50%. The contractor’s project page does not state the calculation method or publication year, and the figure is not independently verified in the reviewed sources. No measured energy-use reduction or other quantified operational outcome is established.

ENR’s award profile names 101 Constitution Trust/United Brotherhood of Carpenters and Joiners of America as owner, Gensler as lead design firm, DPR Construction as general contractor, Greenman-Pedersen Inc. as mechanical and electrical engineer, and Tadjer-Cohen-Edelson Associates Inc. as structural engineer. ENR also lists LandDesign, Michael Blades & Associates, and MCLA Architectural Lighting Design among the subcontractors. How does the renovated building present itself today?
The property website describes 101 Constitution as a 532,912-square-foot, ten-story building with views of the Capitol, Senate Office Buildings and Supreme Court. Its amenities page lists a 6,000-square-foot conference facility that can be divided with operable partitions and accommodate more than 175 people, as well as a roof terrace and pre-function event space. These are the property’s own published specifications. The official property site and its amenities page provide the current descriptions.
As checked on October 7, 2026, the property’s availability page advertised some space as immediately available and several suites for February 2027, including a ground-floor suite described as suitable for retail. Leasing listings change, so availability should be confirmed directly with the property.

What the available project record does not establish
The project accounts document scope, team and delivery strategy, but do not establish the renovation cost, a complete construction chronology, independently measured energy outcomes or tenant feedback.
