12Build’s October 6, 2026 announcement presents a redesigned dashboard as a five-step workflow for subcontractors, covering the path from receiving a request to submitting a final proposal. The company says the first parts were live when it published the release and the remainder would roll out during fall 2026. It reports availability in the Netherlands and Belgium; that announcement does not establish that every feature was live in both markets at the same time.
What the redesigned workflow is meant to do
The announcement describes a dashboard that guides subcontractors through five steps in the sales and bidding process. Its focus is broader than company promotion: keeping the request, related documents, communications and progress through proposal submission together. The release describes the intended workflow, but does not provide independent performance measurements or confirm that every step was already active at launch.
In its October 6, 2026 release, Product Manager Peter Klaas Vrieswijk said: “Critical expertise lives in people’s heads, but heavy workloads often leave no time for in-depth analysis,” and added that the company’s AI features “act as a digital tool that takes the search work off their hands. The technology strengthens existing expertise without taking away human control.” These are 12Build’s descriptions of its product approach, not independent validation of AI performance.
How subcontractors can use 12Build to handle bids
12Build’s subcontractor product page describes project-based organization for messages, documents and responses, along with project and document management, automatic updates and document tracking. It also says subcontractors can create and send quotations with detailed budget rows and promote their company profile. These are vendor-described capabilities rather than independently tested results.

Find work and show interest
The company’s onboarding page lists company promotion, searching for new projects and quote submission. That means the platform is not described solely as invitation-based: project discovery is part of the stated offer. However, the exact projects visible to an account depend on the relevant publication feature and its availability.
For example, 12Build’s subcontractor updates page describes Publications as a way to view contractor-published projects matched to a subcontractor’s profile, region and expertise, and to show interest. This describes a discovery route, not a guarantee that every project in a market is listed or that showing interest secures an invitation.

Prepare and submit a quotation
The subcontractor product page describes creating quotations with detailed budget rows and sending them through the platform. In practical terms, the advertised workflow brings bid preparation into the same project context as the request documents and communications, reducing the need to treat each item as an isolated exchange. The available material does not establish specific supported file types, integrations, or response-time guarantees.
Keep project communication and documents together
12Build says messages, documents and responses are grouped by project and bid, with automatic updates and document tracking. This can help a subcontractor keep the latest request materials and related conversation associated with the relevant opportunity. The company’s descriptions do not quantify time saved for this particular release.

Can you reuse a proposal when another contractor wins?
12Build’s Knowledge Base documents a conditional option to forward a prepared proposal to the general contractor that wins a project after another contractor loses it. It is not automatic, and it depends on both parties using 12Build and enabling the relevant options.
- The losing contractor must update the project and allow proposal forwarding.
- The winning contractor must choose to accept proposals.
- If those conditions are met, a subcontractor may receive an invitation and submit the proposal.
Those conditions are set out in 12Build’s Knowledge Base explanation of market proposal requests. A subcontractor should not assume a proposal will be forwarded or accepted simply because another contractor won.

What is available in the Netherlands and Belgium?
The October 6, 2026 release says the redesigned workflow is available to users in the Netherlands and Belgium, while also stating that the first parts were live on publication and the rest would follow during fall 2026. Read together, those statements describe a phased release, not proof that every component was immediately available throughout both countries.
Related features have their own scope. 12Build’s general-contractor tendering page says Publications is currently available only in the Netherlands, with expansion expected. That narrower statement concerns Publications; it should not be treated as a contradiction of the press release’s broader rollout announcement or as confirmation that all other features have the same country limits. Check with 12Build for current feature and market availability before relying on a specific capability.

How to interpret 12Build’s AI and efficiency claims
12Build’s AI overview describes document analysis, quotation analysis, smart matching, profile enrichment and notifications. Its subcontractor updates page labels AI document summaries and AI Project Fit as upcoming. Because feature status can change, neither description alone confirms that a particular AI tool is live for a given user or market; verify its current availability with the company.
The 12Build homepage advertises “83.000+ active users,” “Up to 60% time savings” and “15+ years of experience.” These are undated company marketing claims, not independently established figures tied to the October 2026 release. The homepage also advertises ISO 27001 certification; the material available here does not establish the current certificate’s scope.
What subcontractors should verify before adopting it
The platform’s described workflow may suit subcontractors who want project discovery, bid documents, communications and quotation submission in one place. Before depending on it for a live bidding process, confirm the details that vary by account or market:
- Whether Publications and other project-discovery features are available in your country and account.
- Which parts of the five-step workflow have rolled out to your account.
- How quote submission, document tracking and project-status updates work for the contractors you deal with.
- Whether proposal forwarding is enabled by the relevant parties when a project changes hands.
- Current pricing and any onboarding or demo requirements directly with 12Build.
