UNC Health marked the start of construction on October 6, 2026, for a planned 48-acre medical campus serving West Cary and South Durham. The project is scheduled in two phases: a medical office building and parking deck are expected to open in summer 2028, followed by a 152-bed community hospital planned for 2032.
Two phases, with outpatient care first
UNC Health’s plan separates the campus into an outpatient-focused first phase and a later hospital phase. The health system says the campus received state Certificate of Need approval, though the state’s public decision listing identifies a medical-office-building project and does not, by itself, establish the full regulatory scope of every campus phase.
| Phase | Planned facilities | Current schedule from UNC Health |
|---|---|---|
| First | Six-story, 192,000-square-foot medical office building and a 900-space parking deck | Both expected to open in summer 2028 |
| Second | Community hospital with 152 acute-care beds | Hospital groundbreaking planned for 2028; opening expected in 2032 |
These are projected milestones, not guaranteed dates. UNC Health’s October 6, 2026 announcement is the source for the current public opening plan.

Why the project is being built
UNC Health presents the campus as a way to meet regional demand and bring care closer to residents. Its October 2026 announcement cites an expectation that the region will add 44,000 residents by 2035. That is the health system’s stated projection, not an independently verified population estimate established here.

Why project figures and dates differ by source
UNC Health’s October 6 announcement describes a 192,000-square-foot building and a 900-space deck, with both expected to open in summer 2028. Skanska’s 2026 contractor release describes an approximately 191,000-square-foot building and an 890-space deck, and gives April 2028 as the expected construction completion date. Construction completion and opening to patients are different milestones; the published sources do not explain the differences in project quantities.
