As of October 6, 2026, students had applied for housing at Tufts’ Pachyderm Place, and some had received unsigned leases, according to The Tufts Daily. The apartment-style residence at 401–403 Boston Avenue is expected to welcome residents in fall 2027. Applications, availability and the construction schedule may change, so students should confirm current details directly with Tufts or the property manager.
What is the current application and construction status?
The Tufts Daily reported on October 6, 2026, that applications had opened over the summer and some students had received unsigned leases. Those reports indicate that the leasing process was underway; they do not establish that a particular applicant has secured a unit. The project remained on track for a fall 2027 opening in the Daily’s account.
The report does not specify a current application deadline, remaining inventory, or the latest construction milestone. Students weighing this option should ask Tufts or the property manager whether applications are still being accepted and what steps are required to obtain a signed lease.
Who is Pachyderm Place intended for?
Tufts’ April 7, 2025 project announcement describes the planned residence as housing for more than 660 juniors and seniors. The Daily’s October 2026 report says Tufts indicated that all admitted undergraduates may consider the option under the university’s demonstrated-need policy. That broad statement is not a substitute for confirming an individual student’s eligibility, lease approval, or financial-aid package with Tufts and the property manager.

Who owns and manages the property?
Pachyderm Place is a university-affiliated project, but it is not a university-owned or university-operated residence. Tufts describes it as the first student residence hall delivered through a public-private partnership, with the university not serving as owner, developer, or operator. What is known about the building’s energy design?
Tufts reported that Pachyderm Place received Passive House Institute pre-certification in May 2026. The university describes the planned building as all-electric, with triple-glazed windows, a highly insulated and airtight envelope, and advanced ventilation. These are design features intended to lower energy demand and support indoor comfort and air quality—not measured results from an occupied building.
Tufts associate vice president for campus planning and chief sustainability officer Dano Weisbord called pre-certification “an important milestone during construction that demonstrates that everything is on track to deliver the energy efficiency and comfort benefits of passive design.” The cited update reports the certification milestone, but does not provide post-occupancy energy or indoor-air measurements.
