For a minor crack, the best choice is a purpose-made roof-tile adhesive or sealant whose current instructions explicitly cover your tile material and the repair. There is no one product proven best for every roof. If a tile is broken, historic, or part of a larger leak, replacement or a roofer’s assessment may be more appropriate than a surface patch.
Choose by tile material and repair purpose
Start with the tile and the job—not with a generic roof coating. A product may be intended to bond tiles during installation, seal a joint, or repair a tile; those uses are not interchangeable. Check the current product label and technical data for the tile material, application location, surface preparation, temperature and moisture limits, cure time, and local code acceptance.
Two manufacturer examples illustrate the category, but neither has been established as the best through comparative testing:

These product documents support material and use compatibility, not a head-to-head performance ranking. Do not assume that a general waterproofing compound is a tile repair adhesive.

Can you seal a cracked roof tile?
Sometimes a purpose-made adhesive or sealant may be suitable for a minor repair, but the available guidance gives no universal crack-size threshold and does not establish that an adhesive-only patch restores the tile’s original strength. The Tile Roofing Industry Alliance’s post-storm guidance treats damage assessment as part of deciding whether to repair or replace, rather than prescribing one rule for every crack. Consider replacement or professional assessment if the tile is broken, the damage extends beyond a minor crack, water is entering the roof, or the repair would require unsafe access. A patch should not be treated as a structural repair.

Why a broken tile often needs replacement
The Tile Roofing Industry Alliance’s 2024 Concrete and Clay Roof Tile Installation Manual describes a replacement method for concrete and clay tile roofs. It calls for limiting disturbance to adjacent tiles, removing the damaged tile and remaining fasteners, patching holes in the underlayment, and sliding in a compatible replacement while nearby tiles are temporarily wedged aside. Adhesive placement matters as much as product choice: TRIA says it should contact neighboring tiles without affecting water flow. Where adhesive is applied in an interlocking channel, the manual says to place it above the headlap to avoid damming water. Keep it out of drainage paths.

Historic clay tile needs a preservation-led repair
For historic clay tile, avoid brushing or coating the roof with a generic waterproofing product. The U.S. General Services Administration’s historic-preservation specification calls for matching salvaged or replacement tile and states that waterproofing compounds are not appropriate for clay tile. This preservation-specific guidance is not a blanket prohibition on every modern tile adhesive. It is a reason to use matching materials and consult a qualified preservation specialist rather than treating historic clay like an ordinary surface-sealing job.

When to call a roofer
- The tile is broken or multiple tiles are damaged.
- You see a leak or suspect damage to the underlayment.
- The roof is historic, steep, fragile, or difficult to access.
- You cannot confirm product compatibility, application conditions, or code acceptance.
Roof access can be hazardous, and the cited guidance does not provide a homeowner-specific access procedure. Do not walk on fragile tile or attempt work beyond your competence. For historic roofs, extensive damage, or unsafe access, use a qualified tile-roofing contractor or preservation specialist.
