BI Group USA says it has poured the second-floor slab at Parkside Residences Brickell, placing 664 cubic yards of concrete across approximately 26,200 square feet. The planned eight-story, 187-residence project is at 1741 SW 2nd Ave. in Brickell; the reported pour marks progress above ground level, while its announced construction and delivery dates remain projections.
What the second-floor milestone means
In a September 2026 project announcement, BI Group USA said the second-floor slab had been poured. The company reported 664 cubic yards of concrete over approximately 26,200 square feet. Those quantities describe the developer’s account of the work; the two outlets carrying the announcement are not independent verification of the measurements.
A slab pour is a visible step in a building’s vertical construction: Parkside is moving beyond its foundation and lower-level work toward the floors above. It does not, by itself, establish that the structure is topped out or that the building is ready for occupancy.
Project scale, design and location
Parkside is planned as an eight-story residential development with 187 residences at 1741 SW 2nd Ave. in Miami’s Brickell neighborhood. The project announcement names Kobi Karp as the designer, and the project website describes the scheme as “187 residences over 8 floors.” Parkside’s project website presents these as project details, not evidence that the building is complete.

Construction schedule: projected, not guaranteed
The September 2026 announcement projected that the building would top out by the end of 2026 and be delivered in the first quarter of 2028. The project website gives the less precise timing “Early 2028.” Taken together, the developer’s stated expectation is delivery in early 2028; neither date guarantees completion, and actual progress may change the schedule.

These are proposed features, not completed facilities. The developer’s project website also cautions that renderings are artistic representations and that plans, specifications, dimensions, materials, and pricing may change.
The announced residence mix includes studios and one- and two-bedroom layouts. The September 2026 announcement said pricing started in the $400,000s and identified ONE Sotheby’s International Realty as the exclusive sales and marketing brokerage. These are dated sales details rather than a current quote: the project website directs prospective buyers to inquire about availability and pricing.

What BI Group USA said about the progress
In the September 2026 announcement, BI Group USA CEO Olzhas Ayazbayev said: “Reaching this milestone is a strong reflection of the progress being made on site and the momentum behind Parkside. With the building now rising above ground level, Parkside is beginning to make a visible impact on the Brickell skyline and the surrounding neighborhood. We remain focused on delivering a thoughtfully executed development that contributes to the next chapter of growth in Miami’s urban core.” The statement reflects the developer’s view of the project’s progress and ambitions.
