How to Reduce Construction Dust Coming Into Your Home

Keep renovation dust in the work zone with suitable barriers, source controls, a safe ventilation plan, and cleanup before containment comes down.

To keep construction dust out of the rest of your home, isolate the work area, block routes through doors and HVAC registers, control dust where it is created, and clean the contained area before removing barriers. The right setup depends on the amount and duration of dust, the home’s airflow, and whether the work could disturb hazardous materials.

Choose containment that fits the work

For a small, short task, a taped plastic barrier over the doorway can help limit dust migration. EPA guidance also recommends covering supply and return registers in the work room during dusty work so particles are less likely to enter the ductwork. Keep the barrier closed rather than leaving the doorway open between trips.

Demolition or prolonged, heavy-dust work may need more than a simple doorway flap. EPA says higher-dust work can require isolating the area so there is no direct access from the work zone to occupied parts of the home. Ask the contractor what separation will be used and how workers and debris will move in and out. EPA’s renovation guidance describes containment approaches for renovation work.

Prepare the home before work starts

  • Move furniture, rugs, curtains, food, clothing, and other belongings out of the work zone if possible. For lead-related DIY work, EPA advises wrapping items that cannot be removed and covering floors.
  • Use heavy-duty plastic sheeting and tape to cover the doorway or other openings as appropriate to the work. Plan how the barrier will be opened for access without leaving it standing open.
  • Ask how the work area will be separated, how dust will be collected, how debris will leave the home, and when cleanup will happen. NIOSH’s occupied-building recommendations emphasize dust control and communication with occupants; they are general workplace guidance, not a substitute for residential lead rules.   • For exterior work, EPA advises closing nearby windows and doors within 20 feet of the work area where appropriate. EPA’s Renovate Right guide.
  • Agree on the ventilation plan before sealing registers or using exhaust equipment. The room still needs a safe way to control pollutants produced by the work.

Control dust while work is underway

Keep occupants and pets out of the work area, and keep the barrier closed. Children and pregnant women should also stay out of areas where lead dust may be created. Where suitable for the task, lower-dust techniques can reduce what needs to be contained: EPA’s lead-safe DIY examples include wet sanding or scraping and HEPA vacuum attachments on power tools. Use exhaust ventilation cautiously

Exhausting air from a work area outdoors can remove pollutants and help create a pressure barrier that limits their movement into the rest of the home. But exhaust air must be replaced with make-up air. Excessive exhaust can depressurize a home and pull combustion gases back through a chimney or flue—a dangerous condition known as backdrafting. Do not assume that turning off HVAC or adding an exhaust fan is automatically safe; have the ventilation setup selected for the home and the work.

Clean the contained area before removing barriers

Leave plastic barriers in place while the work area is cleaned. For lead-dust precautions, EPA recommends HEPA vacuuming, wet wiping surfaces, and wet mopping floors with plenty of rinse water before taking down plastic over doors, windows, and vents. EPA homeowner lead-dust cleanup guidance.

After cleanup, check adjacent rooms and the route used to carry materials and debris out. If dust escaped, clean affected surfaces using a method appropriate for the material. Do not dry-sweep suspected lead dust, which can put fine particles back into the air.

When ordinary dust barriers are not enough

Paint disturbance in a pre-1978 home

Homes built before 1978 may contain lead-based paint. Renovation, repair, or painting that disturbs it can create hazardous dust; plastic barriers alone do not replace lead-safe work practices. EPA recommends hiring a lead-safe certified contractor for relevant projects in pre-1978 homes. EPA’s lead renovation rules explain the program.

Suspected asbestos or another hazardous material

Stop before disturbing suspected asbestos or another hazardous building material and seek qualified advice. The dust-control steps for ordinary renovation are not a hazardous-material assessment or remediation procedure.

Heavy or extended work, or a home with combustion appliances

Ask for a more complete isolation plan when the work is likely to create heavy dust or continue for an extended period. If exhaust ventilation is proposed in a home with fuel-burning appliances, make sure backdraft risk is addressed as part of the plan.
