Prevent frozen pipes in a mobile home by keeping the home heated, sealing drafts, maintaining sound skirting and moisture control, insulating vulnerable plumbing, and using correctly listed thermostatic heat tape on exposed under-home lines. Open sink cabinets during severe cold. A small faucet trickle can help only while pipes are still unfrozen; never put antifreeze in household water lines.
Protect the space beneath the home
Most mobile-home plumbing is exposed to outdoor temperatures beneath the floor. Treat that under-home area as part of the home’s thermal envelope rather than relying on a faucet to save a poorly protected line.
Keep skirting intact and properly ventilated
HUD’s healthy-homes guidance recommends adding skirting around the trailer bottom. Properly installed perimeter enclosure reduces weather exposure and can improve energy performance, but it must still meet the home manufacturer’s instructions and local requirements. Do not seal vents or openings in a way that traps damaging moisture; use the ventilation arrangement required for your home and climate.
Control ground moisture and drafts
Where appropriate, maintain a ground vapor barrier and repair gaps that let cold air blow under the home. Seal air leaks around the furnace duct system, keep windows protected for winter, and arrange an annual furnace tune-up. These measures help retain heat throughout the home and reduce the temperature difference around plumbing.

Protect pipes directly
Insulate exposed and unheated-space plumbing
Fit foam or fiberglass pipe-insulation sleeves to pipes under the home and in other unheated areas. The sleeve must fit the pipe diameter, remain suitable for the surrounding moisture conditions, and be installed continuously around vulnerable sections. Insulation slows heat loss; it does not create heat, so it works best with a warm, draft-protected under-home space.
Use heat tape or heating cable where exposure remains
For exposed lines, choose heat tape or a pipe-heating cable that is thermostatically controlled, approved by an independent testing organization, and listed for the pipe material and the exact indoor or outdoor location. Select a length and wattage that match the pipe and follow the product label and homeowner manual.

Install the tape directly on the pipe. The U.S. Consumer Product Safety Commission states: “Heat tape should be wrapped directly over the pipe to be protected, never on top of the thermal insulation covering a pipe.” Do not overlap or cross the tape unless the manufacturer expressly permits it. After installation, insulation may be applied only as the product instructions allow.
- Inspect the entire cable, plug, thermostat and connection before winter.
- Replace tape with cracked, brittle or split insulation, bare wires, scorch marks or damaged plugs.
- Use a properly grounded electrical supply and keep connections protected from water.
- Have questionable wiring or permanent electrical work checked by a qualified electrician.
Heat tape is not risk-free. A U.S. Consumer Product Safety Commission release based on six years of data estimated about 3,300 residential fires each year involving heat tapes, along with 20 deaths, 160 injuries and $25.4 million in property losses annually; more than half of those fires involved mobile homes and trailers. Those figures date to 1990, but the installation warning remains important.

What to do during a severe cold snap
Keep indoor heat steady
Do not turn the furnace down sharply when temperatures fall. Keep interior doors open where practical so heated air reaches rooms containing plumbing, and confirm that the furnace is operating normally.
Open sink cabinets
Open cabinet doors below sinks on exterior walls so household heat can circulate around the supply lines. Remove cleaners or other items that could be reached by children or pets.

Use a controlled trickle only before freezing
If local utility guidance recommends it and the pipes are still flowing, let a faucet run at approximately a pencil-lead-sized stream during sub-zero conditions. This is a temporary measure, not a substitute for skirting, insulation or heat tape. A dripping faucet will not thaw a line that has already frozen and can create water damage or an overloaded septic system.

No single insulation thickness, heat-tape length or skirting design works for every mobile home. Climate, pipe material, floor plan, local code and the home’s installation details determine the specification.

What not to do
- Never add automotive or plumbing antifreeze to household drinking-water lines. The Independence Water Department warns that it can contaminate the supply and is difficult to remove.
- Do not put heat tape on top of pipe insulation, overlap it without label permission, or use improvised heaters beneath the home.
- Do not keep damaged heat tape energized. Disconnect it safely and replace it or obtain a qualified inspection.
- Do not block required under-home ventilation while trying to make the space warmer.
If a pipe may already be frozen
Turn off the water supply if a line has burst or is leaking, then open the affected faucet to relieve pressure. Do not use an open flame, torch or improvised high-heat device to thaw plumbing. Locate the frozen section, keep people away from damaged electrical equipment, and call a licensed plumber or qualified electrician when the line, wiring or access is uncertain. After thawing, inspect for splits because a pipe can leak as soon as ice releases.
Winter checklist for a mobile home
- Have the furnace serviced and confirm reliable heat.
- Repair skirting gaps and maintain the required ventilation.
- Check the ground vapor barrier where one is appropriate.
- Seal furnace-duct and other air leaks.
- Insulate pipes in unheated areas.
- Inspect heat tape, thermostat, plug and wiring; replace any damaged component.
- Verify that the tape is listed for the pipe and location and is installed directly on the pipe.
- During extreme cold, open sink cabinets and use only a small pre-freeze trickle if local guidance supports it.
- Know the main water shutoff and keep emergency contact details available.
