The Homeowner’s Field Guide to Fixing Yard Drainage Problems

Find the source of standing or slow-draining yard water before choosing a fix. Learn when to check gutters, regrade, use a swale or French drain, and when site conditions or local rules call for professional advice.

Start by finding where the water comes from, how long it stays, and where it could safely go. A yard that dries within a day or two after rain may be normal; puddles or soggy ground that last several days need closer diagnosis, while wetness that persists in dry weather may point to groundwater or a leak. Match the remedy to the cause, and check local rules and utility locations before digging or redirecting runoff.

During or soon after rain, note whether water comes from a roof, sump discharge, hard surface, or higher ground; where it ponds or erodes soil; and whether it is near the foundation. Do not solve a puddle by sending water onto a neighbor’s property, toward a road, or to an unsuitable outlet.

Start With a Rain Walk Before You Choose a Fix

Map when and where the water appears. Distinguish a small low spot from broad soggy ground, fast-moving surface flow, and wetness that remains regardless of weather. The Northern Virginia Soil and Water Conservation District describes a yard that dries within a day or two after rain as normal; puddles or sogginess lasting several days merit investigation. That is regional guidance, not a universal drainage standard.

Check gutters for leaks, sagging, blockage, or overflow. Follow each downspout and sump-pump discharge to its endpoint. Look at the grade near the foundation and note low spots. Compacted or clay-rich soil and shallow bedrock can slow infiltration. Persistent wetness for months or in dry weather can be associated with high groundwater or a leak, so do not assume a surface drain will fix it.

Mark the wet areas and flow paths, and take photos during rain and afterward. A hose test can help investigate one location, but it will not reproduce the combined runoff from a storm.

1. Clean Gutters and Check Downspouts First

Clear leaves and debris, then look for leaks, sagging, or overflow. Follow each downspout to see where it discharges, and check any sump-pump outlet as well. Roof water should not be left to collect beside a foundation or erode a planting bed.

If a downspout extension or splash block is appropriate, direct water to a suitable landscaped area without creating a hazard or sending it onto neighboring property. Local rules may restrict where runoff can go, so check before changing a discharge path.

2. Correct Roof Runoff Discharge

If water collects at a downspout, first correct the gutter or downspout problem. An extension can carry roof runoff farther from the house, but its endpoint matters: the receiving area must be able to handle the water without causing erosion, flooding, or damage.

A rain barrel is another possible way to store roof runoff. It is not suitable for every site or every storm, and any overflow still needs a safe route. Check local guidance before installing or redirecting drainage.

3. Use Splash Blocks to Reduce Erosion

A splash block or drain rock below an outlet can help slow and spread water and reduce erosion. It is a limited measure, not a fix for a discharge point that repeatedly leaves water near a foundation or creates a persistent puddle. Inspect the area after rain and change the arrangement if water still pools or washes soil away.

4. Check the Grade Around the Foundation

Look for ground that slopes toward the house, soil or mulch built up against the exterior, and places where runoff collects beside the foundation. Correcting a small grading problem may help, but do not add soil in a way that covers siding or other vulnerable building details. Site constraints and local requirements vary.

Foundation-adjacent excavation or a drainage problem that coincides with water inside a basement deserves qualified local advice. Do not rely on a landscape drain to compensate for an unresolved foundation or roof-water problem.

5. Address Small Low Spots Carefully

A shallow, isolated depression may be suitable for filling or regrading. A small wet area may instead be better suited to water-tolerant, preferably native, plants. Before changing grade, consider where the water will go afterward. Removing a low spot without providing a safe path can shift the problem toward a building or another property.

6. Investigate Compacted or Slow-Draining Soil

Compacted ground can impede infiltration. If the wet area is associated with thin turf or heavy foot traffic, improving the soil may help, but it will not correct poor grading or solve every subsurface-water problem. Clay-rich soil and shallow bedrock can also slow infiltration.

For a small wet area, water-tolerant planting may be a proportionate option. If the area stays wet for several days or the cause is unclear, investigate site conditions before relying on soil amendments alone.

7. Consider a Rain Garden Where the Site Is Suitable

A rain garden captures runoff and allows it to infiltrate. It may suit a small runoff area when the soil, groundwater, and site conditions allow. Do not place one next to a foundation. Poor infiltration, high groundwater, shallow bedrock, or local restrictions can make an infiltration feature unsuitable.

Check local guidance and the proposed location before building. Plan a safe overflow route for water the garden cannot hold, and do not let overflow create erosion or send water onto a neighbor’s property.

8. Consider a Swale for Surface Flow

A vegetated swale can guide and slow surface runoff; a stone-lined swale may suit some sites. It needs an appropriate outlet and protection against erosion. Consider whether it changes where water flows, and check local requirements before grading or redirecting runoff.

9. Stabilize a Visible Flow Path

A stone-lined channel or suitable vegetation can help stabilize an existing surface-flow path. The goal is to slow or guide runoff without causing erosion or moving flooding downhill. Stabilize the outlet as well as the channel, and confirm that the receiving area is suitable.

10. Consider a French Drain for Subsurface Water

A French drain collects subsurface water through perforated pipe surrounded by clean aggregate and filter fabric, then carries it toward a suitable outlet. It is not a universal solution for surface water rushing across a driveway or yard. Its design, placement, and discharge depend on site conditions and local requirements.

PNNL’s Building America Solution Center describes smooth PVC as less likely than corrugated pipe to collect sediment and clog. Whichever components are used, a French drain needs a suitable grade and outlet, and it should be designed for the particular site rather than treated as a guaranteed kit solution.

11. Consider a Catch Basin for a Surface Low Point

A catch basin can collect surface water at a low point and convey it elsewhere. It still needs a suitable outlet and an overflow plan. Keep the inlet and flow path clear, and check that collected water will not be discharged onto a neighbor’s property or an unsuitable area.

12. Redirect Runoff Only to a Suitable Outlet

Before adding a drain or changing a flow path, identify where the water will go and what happens during heavier runoff. Communities may require stormwater to be handled on site or may restrict connections to public systems. Permits, setbacks, and other requirements vary by location; local examples should not be treated as nationwide rules.

Contact the local utility-locate service before excavation and follow its timing and procedures. Do not rely on a single national schedule for when digging may begin.

13. Avoid Infiltration Features on Unsuitable Sites

Rain gardens and dry wells depend on suitable soil and site conditions. Poor infiltration, high groundwater, shallow bedrock, and local restrictions can make them inappropriate. Keep them away from foundations, and plan for overflow rather than assuming all runoff will soak in.

Rain barrels or cisterns can store roof runoff where permitted, but stored water and overflow still need to be managed safely.

14. Prevent Erosion at the Source and Outlet

Where runoff is eroding soil, slow or capture it near its source when possible, stabilize the outlet, and use vegetation or stone where appropriate. A splash block or drain rock below an inlet may help. Inspect after storms for washout, settling, or a new flow path.

When to DIY and When to Hire a Pro

Simple maintenance, such as clearing gutters and checking a downspout endpoint, is a sensible first step for many homeowners. Larger drainage changes, excavation near a foundation or utilities, persistent wetness, erosion, and work that alters runoff toward another property may need qualified local help.

If the yard stays wet for months or when the weather is dry, investigate possible leaks or high groundwater instead of assuming a shallow drain will solve it. Maintenance That Keeps Drainage Working

Keep gutters, downspouts, inlets, and overflow paths clear. After rain, look for sediment, erosion, settling, blocked outlets, or water flowing somewhere unexpected. Address changes before they redirect runoff toward a building or neighboring property.

Portland advises that its stormwater facilities typically drain within 48 hours after rain stops and recommends contacting the city if ponding lasts longer. That is Portland guidance, not a universal rule. Follow local advice for your site and system.
