ViBIM Pro Tip: LOD 300 vs. LOD 350—Which One Do You Actually Need?

LOD 300 communicates measurable design intent. LOD 350 adds interfaces such as supports, penetrations, clearances, and connection geometry for detailed coordination. Learn when each level is appropriate.

Use LOD 300 when you need a reliable, measurable representation of design intent. Use LOD 350 when coordination depends on modeling interfaces with adjacent or attached systems—such as supports, penetrations, connection zones, or access clearances.

For most projects, the best answer is not one LOD for the entire model. Establish LOD 300 as the baseline, then apply LOD 350 selectively to congested, high-risk, prefabricated, or coordination-intensive areas.

Why LOD 300 and LOD 350 are often misunderstood

In the BIMForum framework, LOD means Level of Development, not simply Level of Detail. Level of Detail describes how much visual or geometric detail appears in a model. Level of Development describes how fully an element has been developed and how reliably downstream users may rely on its geometry and information for a stated use.

A highly detailed-looking object is not automatically LOD 350. The level must be tied to the element’s intended use, interfaces, reliability, and project requirements.

The current public BIMForum reference is the 2025 LOD Specification, announced on December 31, 2025. It can support contracts and BIM execution plans, but it does not replace a project-specific BIM execution plan.

What LOD 300 actually means

At LOD 300, a specific system, object, or assembly is developed sufficiently for its quantity, size, shape, location, and orientation to be measured directly from the model. Relevant non-graphic information may also be attached.

In practical terms, LOD 300 should communicate design intent without requiring users to rely on separate notes or dimension callouts for the element’s basic measurable characteristics. It is commonly suitable for:

  • Design development and construction documentation
  • Design review and general multidisciplinary coordination
  • System locations and dimensions
  • General quantity takeoff
  • Early estimating where installation and connection geometry are not yet required

LOD 300 is not inherently low quality. It is often the correct and contractually sufficient level for a design-authoring model.

What LOD 350 adds

LOD 350 retains the measurable characteristics of LOD 300 but also represents the element’s interfaces with other building systems. The purpose is to support more detailed multidisciplinary coordination.

Depending on the element and the project’s scope, this may include:

  • Supports, hangers, brackets, or base plates
  • Connection zones and structural interfaces
  • Penetrations and openings
  • Embedded items
  • Equipment access zones
  • Installation clearances
  • Other coordination-critical geometry

These are examples, not a universal checklist. The applicable BIMForum element tables and the project BIM execution plan should define what is included. LOD 350 is not simply “LOD 300 with more hardware”; it reflects a greater coordination responsibility and a better understanding of how the element connects to surrounding work.

When LOD 300 is enough

Choose LOD 300 when the model’s primary job is to communicate and document design intent. It is usually appropriate when:

  • Major systems are defined but trade installation details are not locked.
  • The project has relatively low geometric congestion.
  • Standard details can resolve connections outside the model.
  • The model is being used for design review, documentation, and broad coordination.
  • The owner does not require a construction coordination model.
  • Additional interface geometry would create rework without meaningful risk reduction.
  • The deliverable is a design-authoring model rather than a trade coordination or fabrication model.

LOD 300 is particularly sensible when the design is still changing. Modeling supports and connection zones before the underlying design is stable can increase maintenance effort without improving the final outcome.

When targeted LOD 350 is justified

LOD 350 is most valuable where an interface failure could cause significant rework, delay, safety risk, or disruption. Consider it for selected systems or zones such as:

  • Mechanical rooms
  • Dense ceiling plenums
  • Hospitals and laboratories
  • Industrial facilities and utility plants
  • Data centers
  • Equipment support zones
  • Structural-to-MEP interfaces
  • Penetrations through structural or fire-rated assemblies
  • Modular or design-for-manufacture-and-assembly work
  • Areas with extensive prefabrication
  • Renovations where existing conditions leave little tolerance for error

This does not mean that hospitals, data centers, or other complex facilities universally require LOD 350. The requirement comes from the owner’s standards, contract, BIM execution plan, or project risk profile—not from the building type alone.

Real-world examples

Standard office floor

If the model is being used for design documentation, general quantity takeoff, and broad coordination, LOD 300 may be sufficient. Supports, hangers, and installation clearances may be resolved through standard details or separate trade coordination.

Congested hospital ceiling

Targeted LOD 350 may be justified for zones where medical services, ductwork, piping, cable trays, structure, lighting, and access requirements compete for limited space. The scope should identify the systems, clearances, and interfaces to be modeled.

Mechanical room

LOD 350 can help coordinate equipment connections, maintenance access, supports, penetrations, and nearby structure. Applying it to the entire building may be unnecessary.

Steel-to-MEP interface

Where ductwork, pipework, cable trays, and supports must pass through or attach to structural work, LOD 350 can provide the interface geometry needed for constructability review.

Renovation based on point-cloud data

The required LOD depends on point-cloud density, registration quality, survey control, and the intended use. A scan does not automatically produce an LOD 350 model. ViBIM notes that lower-density mobile-scanner point clouds can limit the ability to produce LOD 300 modeling in some circumstances; the project scope should define the expected tolerance and modeled interfaces. Prefabricated plant room

If the deliverable must support fabrication, assembly, and installation, LOD 350 may be part of the coordination workflow, but it is not automatically fabrication-ready. Trade-specific fabrication requirements may call for LOD 400, shop drawings, approved product data, and manufacturer requirements.

Why a hybrid LOD strategy usually works best

A practical project strategy is:

  1. LOD 300 project-wide baseline: establish measurable design intent for the required elements.
  2. Targeted LOD 350: apply it to selected systems, zones, and interfaces where coordination risk justifies the added effort.
  3. LOD 400 where required: use it for fabrication, assembly, or installation deliverables defined by the relevant trade.

This avoids paying to develop every component to a level the project does not need while preventing high-risk interfaces from remaining underdeveloped until construction.

A practical selection checklist

Project use

  • Is the model for design documentation, construction coordination, fabrication, installation, or operations?
  • Will users measure quantities directly from the model?
  • Will trade contractors rely on the model for layout or assembly?
  • Are supports, penetrations, access zones, or connection conditions important?

Risk

  • What is the cost of a field change?
  • Are the spaces congested or access-constrained?
  • Are there many penetrations or multidisciplinary interfaces?
  • Is prefabrication being used?
  • Is the work in an existing building with limited tolerance for error?

Contract and scope

  • Does the owner’s information requirement specify an LOD?
  • Does the BIM execution plan identify LOD by element, system, or zone?
  • Does the scope define supports, hangers, penetrations, clearances, and connection geometry?
  • Are model uses, reliance, review procedures, responsibilities, and liability defined?
  • Are tolerances specified separately from LOD?

Cost and schedule

  • Will the added model content reduce rework or coordination meetings?
  • Is the design stable enough to justify detailed interface modeling?
  • Can LOD 350 be limited to a coordination zone?
  • Will the additional content increase file-management, review, and maintenance burdens?

How to write the requirement

A blanket instruction such as “provide the entire model at LOD 350” is ambiguous. It does not identify which supports, connections, clearances, penetrations, tolerances, temporary works, or trade responsibilities are included.

A more useful starting point is:

“The project model shall be developed to LOD 300 unless otherwise stated. LOD 350 shall apply to designated coordination zones and elements whose interfaces, supports, penetrations, or connection geometry are required for multidisciplinary coordination. The BIM execution plan shall identify applicable systems, zones, tolerances, information requirements, and model uses.”

This is sample editorial language, not a substitute for legal or contractual review. The final scope should reference the applicable BIMForum element interpretation and clearly assign modeling and review responsibilities.

What LOD 350 does not guarantee

LOD 350 is not a guarantee of:

  • A clash-free model
  • Correct field installation
  • Fabrication approval
  • Exact as-built conditions
  • Complete product data
  • Compliance with every trade contractor’s means and methods

LOD should also be kept separate from several related concepts:

  • LOI: the non-graphic information attached to an element.
  • Survey accuracy: how accurately existing conditions were captured.
  • Scan quality: point-cloud density, registration quality, and alignment.
  • Model tolerance: the permitted deviation between modeled and actual conditions.
  • Clash status: whether clashes have been identified, reviewed, assigned, or resolved.
  • Construction status: whether an item is approved, procured, fabricated, installed, or field-verified.
  • Model completeness: whether all required elements are present.

LOD 500, where used in an applicable framework, should not be treated casually as “very detailed.” It concerns field-verified or as-constructed information, not simply more geometry.

Where ViBIM may fit

For teams that need outsourced BIM production or Scan-to-BIM support, ViBIM states that it provides architectural, structural, MEP, and topographical modeling services. Its FAQ identifies Revit as its primary authoring platform and lists tools including Navisworks Manage, Autodesk Construction Cloud, ReCap, AutoCAD, Cintoo, BIMcollab, and TrueView.

ViBIM says project pricing is based on estimated hours and provided through an individual lump-sum quotation. Its stated pricing factors include LOD, tolerance, LOI, visibility, file management, and modeling standards; no universal public LOD 300 or LOD 350 rate is established in the cited material. It also advertises a free trial project. Details are available through the ViBIM website and official FAQ.

Before commissioning work, provide the point cloud, intended model use, disciplines, tolerances, deliverable formats, and BIM execution plan. Also confirm whether the point cloud can support the required geometry and whether confidentiality restrictions affect sample models or project references.

The bottom line

Start with LOD 300 when the project needs measurable, dependable design intent. Add LOD 350 where interfaces, supports, penetrations, access, or installation coordination create enough risk to justify the extra modeling effort. Do not confuse LOD 350 with fabrication readiness, as-built verification, or a guarantee of clash-free construction.

The strongest specification is usually element- and zone-specific: LOD 300 as the baseline, targeted LOD 350 for high-risk coordination areas, and LOD 400 only where fabrication or installation deliverables require it.
