600 Fifth is an office-led redevelopment in Penn Quarter, Washington, DC, with ground-floor retail. The former Jackson Graham Building at 600 Fifth Street NW is being repositioned with added floors, office space, retail, terraces and shared amenities. Project sources differ on completion status, so its operational opening date should be confirmed with the leasing team.
What is 600 Fifth?
600 Fifth refers to the redevelopment of the former Jackson Graham Building at 600 Fifth Street NW in Washington, DC—not the similarly named 600 Fifth Avenue in Manhattan. The building previously served as the headquarters of the Washington Metropolitan Area Transit Authority (WMATA). Rockefeller Group and Stonebridge are associated with the project, which was designed by Pickard Chilton.

How much office and retail space is planned?
The project figures describe different types of area, so they should not be treated as interchangeable. Pickard Chilton describes a complete repositioning of the existing eight-story building, with three floors added.

| Measure | Project figure | What it describes |
|---|---|---|
| Office space | Nearly 400,000 square feet | Contiguous Class-A office space, according to Pickard Chilton |
| Ground-floor retail | 20,000 gross square feet | Retail area, according to Pickard Chilton |
| Gross project area | 556,000 square feet | Overall gross area listed by Pickard Chilton |
The property markets the project as approximately 400,000 square feet of office space with retail, terraces and green space. The official 600 Fifth site and Pickard Chilton’s project page provide the respective project descriptions.
Is 600 Fifth open?
The available project pages do not establish a definitive operational opening date. The property site says “Delivering 2026,” and Rockefeller Group’s page says “Scheduled for completion in 2026.” In contrast, Pickard Chilton labels its project “Completed,” and engineering consultant WSP describes it as delivered. These descriptions conflict; confirm current occupancy and opening details with the leasing team rather than relying on a single project page.
What amenities and design features are advertised?
The project’s experience page promotes amenities and spaces intended for tenants, visitors and the surrounding neighborhood. Its descriptions are marketing claims; they do not establish that every feature is open or that every tenant has the same access rights.

The project is described as all-electric by WSP, which also says its work included mechanical and electrical engineering and Built Ecology services, including LEED and WELL coordination, energy modeling, solar feasibility and daylight analysis. WSP lists a 487 kW rooftop photovoltaic array and approximately 20% energy savings; its project page does not state a publication year in the available material. The savings figure’s baseline and methodology are not specified there, so it should not be read as a general comparison with other office buildings.
Certification status is not confirmed by the available project descriptions. The official property site says the building is earning LEED Gold and WELL certifications, while WSP describes the building as targeting LEED and WELL certification. No award documents or certification dates are established in these sources. Check current primary certification records before calling either certification awarded.

Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Where is 600 Fifth, and how accessible is it?
The building is in Penn Quarter, near Gallery Place/Chinatown. The property’s location page describes access to the Red, Green and Yellow Metro lines at Gallery Place/Chinatown, with Metro Center and Union Station also within the walking or driving ranges it lists. The page reports a Walk Score of 96, Transit Score of 100 and Bike Score of 94; those are marketing-page figures, and the available description does not state their dates or methodology.
The location page also lists nearby dining, museums, entertainment, hotels and retailers. Its counts are marketing figures that can change. See the official location page for its neighborhood and access information.
What should a prospective tenant verify?
The project pages establish the broad office-and-retail concept, but they do not establish current asking rents, available office suites, lease terms or tenant-specific amenity rights. For a meaningful leasing comparison, request current details and compare:
- Available contiguous area and floor configuration
- Quoted rent, operating costs and lease terms
- Tenant improvement allowance and delivery condition
- Which terraces, meeting rooms and shared amenities are included in the proposed tenancy
- Transit and bicycle facilities relevant to staff and visitors
- Documented certification status and building performance information
A third-party listing has surfaced a retail space offering, but availability is volatile and should be confirmed directly with the listing contact or leasing team.
