A 15-storey hotel proposal for 250 Great Eastern Highway in Ascot received conditional approval in November 2024. The plans include 226 hotel rooms, 22 serviced apartments and a rooftop bar and restaurant, but approval does not mean the hotel has been built or opened. The available reports do not establish construction progress, an opening date or booking availability.
Where the proposed hotel is planned
The site is at 250 Great Eastern Highway, on the corner of Aurum Street in Ascot, within the City of Belmont. It overlooks the racecourse. The Metro Inner Development Assessment Panel’s 7 November 2024 design review agenda identifies the scheme as a 15-storey hotel proposal. The panel agenda records the earlier design-review plans.
What the plans include
Accommodation
The 2024 panel agenda describes 226 hotel rooms across 11 levels and 22 serviced apartments. These are proposed accommodation numbers, not a count of completed or available rooms.
Guest facilities and access
The plans include a rooftop bar and restaurant, a ground-floor swimming pool, a gym, meeting rooms and outdoor terraces. The Urban Developer’s 28 November 2024 approval report describes the rooftop venue on level 14 with capacity for 119 patrons, plus a ground-floor bar and reception. Vehicle access is planned from Aurum Street, with parking in two basement levels. The parking figure differs between sources: the panel’s earlier design review agenda lists 127 bays, while later approval reporting by The Urban Developer and PerthNow gives 132 spaces. These figures relate to different stages of the proposal record and should not be treated as a confirmed as-built count.
What the approval decision means
PerthNow reported that the Metro Inner Development Assessment Panel voted 3–1 in November 2024 to conditionally approve Strive Pty Ltd’s proposed $40 million project. The Urban Developer reported that the application had initially been recommended for refusal over concerns about the proposal’s size, setbacks and appearance, before amended plans were conditionally approved. The panel considered the proposal and land use consistent with the planning framework, according to that report. PerthNow’s report covers the vote and debate.

One issue was potential overlooking of a neighbouring property with a house and stables. A condition requiring horizontal screening was added to reduce overlooking. Belmont mayor Robert Rossi opposed the proposal, saying he was concerned the screening would not be enough. Panel members also discussed the relationship between the development and the existing planning provisions; their comments were part of the debate, not a separate technical finding.

The approval reports establish a planning decision in 2024, not completion. They do not confirm whether construction has started, whether the approved scheme has since changed, or when the hotel might open. They also do not establish current room availability or a booking channel. Treat the hotel and its facilities as proposed until a reliable current source confirms otherwise.
