10 Drought-Resistant Grasses for Low-Maintenance Lawns

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The best drought-resistant grass depends on your climate, sun, shade, and how you use the lawn. Warm-season grasses generally suit hot regions; cool-season grasses are better adapted to cooler growing seasons. None guarantees a green lawn without water: established turf may survive dry weather by going dormant, while new seed and sod still need water to take root.

Use the ten grasses below as options to compare, not a universal ranking. Some are strong drought-tolerant choices; others are conditional picks for shade, salty soil, or particular warm climates. Check local extension guidance before choosing a species or cultivar.

How to choose a drought-resistant lawn grass

Start with your region and growing season. Cool-season grasses and warm-season grasses respond differently to heat, cold, and dry weather, and transition areas can be challenging for both. Maryland Extension’s ratings, for example, are regional guidance—not nationwide performance guarantees. Maryland Extension’s comparison of lawn grasses is a useful example of how drought, shade, traffic, and maintenance ratings vary by species.

  • Decide whether summer dormancy is acceptable. Some established grasses survive drought by turning brown. That is survival, not a promise of year-round green color.
  • Match the grass to sunlight and wear. Bermuda favors sunny, high-traffic sites; fine fescue is more useful in shade but is a poor fit for regular foot traffic.
  • Account for upkeep. Drought tolerance does not automatically mean little mowing, fertilizer, or thatch management.
  • Plan for establishment. A mature lawn’s drought tolerance does not remove the need to water newly planted seed, sod, plugs, or sprigs while they establish.

10 grasses to consider

1. Turf-type tall fescue

A strong seeded option for suitable cool-season and transition-region lawns. Delaware Extension describes newer turf-type varieties as drought tolerant and more wear resistant, with less frequent mowing and fertilization than Kentucky bluegrass. Because tall fescue is bunch-forming and spreads slowly, it is generally better suited to a new lawn or full renovation than to overseeding an existing lawn. It may still need more summer irrigation than warm-season grasses in hot climates. Choose a locally suitable variety rather than assuming every tall fescue seed blend performs alike. Delaware Extension’s lawn water-conservation guidance explains the regional tradeoffs.

2. Fine fescue

Consider fine fescue where shade is a priority, often as part of a seed mix. Maryland Extension rates its shade tolerance good to excellent, but its drought tolerance fair to good, maintenance moderate, and traffic tolerance low. Delaware Extension notes its fine texture and shade value, while warning that it performs poorly in sunny sites. It is not a strong choice for a sunny, heavily used lawn.

3. Zoysiagrass

Zoysia can suit warm climates where a water-efficient, relatively low-maintenance lawn is wanted. The University of California describes it as heat- and drought-tolerant, tolerant of some shade, and low maintenance. It establishes slowly and turns brown during winter dormancy. Its cold tolerance varies by location: Maryland Extension recommends it in parts of the state but cautions that it is not reliably cold-hardy in western Maryland. Oklahoma State, in its regional guidance, describes zoysia as slower growing and requiring more water than bermuda. These differences are a reason to follow local recommendations rather than treating one region’s ranking as universal. UC IPM’s zoysiagrass profile covers its maintenance and establishment characteristics.

  • HEAT TOLERANT GRASS SEED - Our cool-season grass seed mix contains tall fescue and Texas bluegrass. This turfgrass mix performs best in full sun to lightly shaded growing conditions and has the ability to tolerate heat up to 100°F.
  • DROUGHT RESISTANT GRASS SEED - Our lawn seed produces grass with a waxy leaf coating, like the skin of an apple, that preserves moisture by limiting evaporation. This waxy coating also shields the grass leaves.
  • SUNNY & SHADY AREAS - Our cool-season grass seed contains Texas bluegrass and Black Beauty turf-type tall fescues. This makes it perfect for growing in sunny and shady areas. It can grow roots up to 4-feet deep.
  • PROVIDES A DARK GREEN LAWN - This grass seed mix produces healthy, dense, and attractive turf with a dark-green color. The best time to apply is mid-August to mid-October, or mid-March through mid-May.
  • COMPLETE COVERAGE - This 3 lb bag will seed up to 750 sq. ft. for new lawns. For overseeding, this bag will seed up to 1,500 sq. ft. The germination time for Black Beauty Heat & Drought Grass Seed Mix is 14 - 21 days.

4. Common bermudagrass

For sunny warm-season lawns that see substantial activity, common bermudagrass offers drought tolerance, deep-rooting potential, durability, and rapid establishment, according to Texas A&M AgriLife. The tradeoffs are poor shade tolerance, potentially frequent mowing, and moderate-to-high fertilizer needs. It is a poor match for shaded yards or readers seeking minimal mowing. Texas A&M’s bermudagrass home-lawn guidance describes these strengths and limitations.

5. Hybrid bermudagrass

Hybrid bermudagrass shares the warm-climate and full-sun fit of common bermuda, but establishment and care can differ by cultivar. Texas A&M notes that many hybrids are established with sod or sprigs because their seed may be sterile. Hybrid types can also require more fertility, mowing, and thatch management than common bermuda. Maryland Extension cautions that some cultivars are bred for sports fields or golf courses, and bermuda can spread into beds and neighboring lawns. Confirm that a cultivar is intended for home lawns in your area.

6. Buffalograss

Buffalograss is a drought-resistant warm-season option for appropriate sunny sites, but it is not ideal where the lawn must withstand heavy wear. UC IPM rates its drought tolerance high and traffic tolerance low. Oklahoma State gives a 3-inch mowing height and warns that establishment may be difficult where bermudagrass previously grew. Check regional suitability before planting. Oklahoma State’s drought-tolerant plant selections includes its local turf guidance.

7. Kikuyugrass

Kikuyugrass is a conditional warm-climate option, not a general recommendation. UC IPM rates its heat adaptation and drought tolerance high, but cold tolerance low. Before considering it, verify regional recommendations as well as local invasiveness and legality; those questions are not resolved by the UC tolerance ratings alone.

  • Sun and shade grass seed for use in full sun to medium-shaded areas
  • This bag of tall fescue grass seeds for lawns covers up to 4,000 sq. ft.

8. Seashore paspalum

Seashore paspalum may be relevant where salinity is a major site concern. UC IPM rates its salinity tolerance high but its drought tolerance moderate, so it should not be treated as one of the strongest drought performers. Check whether it suits your local climate and soil conditions.

9. St. Augustinegrass

St. Augustinegrass is a conditional warm-climate choice when shade tolerance matters. UC IPM rates its shade tolerance high but drought tolerance moderate. Texas A&M notes it may be considered where shade challenges bermudagrass; neither rating establishes it as a top drought-resistant grass.

10. Centipedegrass

Centipedegrass appears in Texas A&M’s warm-season turf comparisons, but the available information here does not establish a specific drought-tolerance or low-maintenance rating. Treat it as a locally verified possibility rather than assuming it belongs in the same drought-resistance tier as grasses explicitly rated highly for drought tolerance.

Compare the options by the constraint that matters most

Site or priority Options to investigate Important tradeoff
Cool-season or transition-region lawn; want seed Turf-type tall fescue Slow-spreading, bunch-forming growth makes it better for new lawns or full renovation than overseeding.
Shade is the main challenge Fine fescue; zoysia in suitable regions; St. Augustinegrass in warm climates Fine fescue has only fair-to-good drought tolerance and low traffic tolerance; zoysia’s cold suitability varies; St. Augustinegrass is only moderately drought tolerant in UC’s table.
Sunny warm-season lawn with heavy traffic Common bermudagrass Shade intolerance and potentially frequent mowing and higher fertilizer needs make it less low-maintenance than the drought label alone suggests.
Sunny site with little foot traffic Buffalograss UC rates traffic tolerance low; establishment can be difficult after bermudagrass.
Warm climate with winter-brown dormancy acceptable Zoysiagrass Slow establishment and winter dormancy; cold hardiness is location-dependent.
Salinity is a key concern Seashore paspalum Its drought tolerance is rated moderate, not high, by UC IPM.

Water new lawns differently from established turf

Drought resistance is chiefly a trait of established turf. Newly planted seed and new sod need water to survive while roots develop. Delaware Extension recommends soaking soil to a depth of 4–6 inches, which it says can be accomplished with about 1 inch of water. That is Delaware’s guidance, not a universal irrigation prescription: soil, weather, local restrictions, and planting conditions affect what a lawn needs. Follow local extension advice and water requirements for the chosen seed, sod, plugs, or sprigs.

Make the final choice locally

Use regional extension recommendations to narrow the list, then check the precise cultivar and planting form available for your site. A grass rated drought tolerant in one climate may struggle with local cold, shade, traffic, or establishment conditions. If reducing upkeep matters as much as surviving dry spells, compare mowing, fertilizer, spread, and dormancy—not just drought ratings.
