A data center can have little visible effect, create construction disruption, add persistent low-frequency noise, or coincide with higher local electricity costs. The outcome for a particular home depends on the facility’s distance and design, road access, screening, cooling system, utility territory, rate decisions, and whether the market already differs from places without data centers. County averages are useful context, but they cannot predict the value, traffic, or bill for one address.
What the available housing evidence actually shows
National comparisons do not establish that data centers raise or lower nearby home prices. The National Association of REALTORS® (NAR) reported in 2026 that counties with at least 10 data centers had median home values of $431,750, compared with $174,500 in counties without data centers. Over the preceding decade, median values rose 95% in the 10-plus-center counties and 64% in counties without data centers.

Those figures describe different kinds of counties, not a controlled experiment. NAR noted that established data-center clusters already had higher incomes and more technology employment before much of the recent growth. Higher prices may therefore reflect the broader regional economy, job access, housing supply, or other factors. NAR Chief Economist Lawrence Yun summarized the limitation: “There is no single data center effect. Instead, the story varies significantly depending on the local market.”
| NAR county comparison (2026) | Counties without data centers | Counties with 10 or more data centers |
|---|---|---|
| Median home value | $174,500 | $431,750 |
| Home-value growth over prior decade | 64% | 95% |
A separate George Mason University Center for Regional Analysis study of more than 13,000 Northern Virginia home sales found no average negative proximity effect after accounting for other market and property factors. That result is geographically limited to Northern Virginia and is an average finding; it does not guarantee that a house beside a particular facility will perform like the regional sample.

NAR’s survey also found that 25% of responding REALTORS® perceived a positive effect on nearby home values and 22% perceived a negative effect. These are professional perceptions, not measured causal effects. A buyer should treat them as evidence that experiences differ rather than as a forecast.
What can make one home more exposed than another
- Distance and line of sight: A home facing rooftop equipment, substations, or generator yards may experience a different market reaction from one separated by a road, trees, or a permanent buffer.
- Noise and operating equipment: Cooling systems, fans, transformers, and backup generators can matter more than the building’s name on a zoning map.
- Future expansion: An approved campus may contain additional buildings, utility work, or generator installations that are not obvious from the first phase.
- Neighborhood fundamentals: School access, commuting patterns, housing supply, taxes, and general employment trends can overwhelm any facility-specific effect.
For a valuation decision, compare recent sales of similar homes in the same neighborhood. Adjust for property type, age, lot, renovations, view, distance to the facility, market timing, and any announced expansion. Do not infer an individual home’s value from a county median.
Could a data center increase your electricity bill?
Possibly, but a county-level rate comparison cannot tell you whether a particular facility caused your bill to rise. NAR reported that residential electricity rates increased 21.4% from 2020 through 2024 in counties with 10 or more data centers, versus 15.7% in counties with none. The figures show an association across counties, not a charge assigned to a particular household.

Electricity rates are set through utility rate cases and regulator decisions. Those proceedings determine how generation, transmission, distribution, and special projects are allocated among customer classes. A large load can prompt new substations, transmission lines, or generation capacity, but the cost assigned to residential customers depends on local rules and the project’s classification.
Fairfax County explains that residents do not directly pay for the electricity consumed by data centers. It also says customers may bear a portion of broader grid-improvement costs, while recent measures assign certain dedicated improvements to data centers. The state regulator, not the county, controls electricity rates. The practical question is therefore not simply whether a facility is nearby, but which utility serves the address, which rate cases are pending, and who is responsible for each upgrade.
Questions to ask about a household bill
- Which electric utility and state regulator serve the property?
- Are rate cases, transmission projects, or substation expansions pending in that territory?
- Is the proposed infrastructure dedicated to the data center or shared with other customers?
- Do approved conditions assign construction and operating costs to the facility, to a special customer class, or across the rate base?
- Has the utility published a forecast for residential rates, or only a project-cost estimate?
Energy costs are a significant concern among practitioners: 61% of REALTORS® surveyed by NAR cited them when discussing data centers with clients. That statistic measures concern, not the size of any future bill increase.

Will nearby roads become busier?
The reviewed state and county sources do not establish a general measured traffic increase for every neighborhood near a data center. Traffic is a site-specific issue with two distinct phases.

Earthmoving, concrete deliveries, steel, cranes, and utility work can create temporary truck activity, lane closures, dust, and altered access. The duration and intensity depend on the campus size, phasing, contractor schedule, and route restrictions. A project’s traffic-impact study and construction-management conditions are more informative than the facility’s eventual employee count.
Routine operating traffic
Once operating, a facility may have relatively few daily employees compared with a conventional office building, but service visits, security, deliveries, fuel handling, and maintenance still depend on site access. Virginia JLARC reported representatives’ estimate of approximately 50 full-time workers at a typical 250,000-square-foot facility, with about half of those workers described as contractors. That is a representative estimate, not a traffic forecast for every project.

Ask planning staff for truck routes, access-road plans, intersection studies, construction hours, delivery restrictions, and any promised road improvements. Visit the property during the morning and evening peaks and during active construction if possible. A traffic claim should be tied to the specific site plan, not to the word “data center.”
Noise, appearance, and setbacks
Virginia’s Joint Legislative Audit and Review Commission (JLARC) reported that constant low-frequency noise has sometimes affected nearby residents. It also found that many facilities generate no complaints because of their location or design. The difference can come from equipment selection, enclosure, operating settings, terrain, distance, and screening.

Other jurisdictions may use different standards, so a county rule cannot be assumed to apply elsewhere. How to inspect a home
- Stand in the yard, bedrooms, and other living spaces with windows open and closed.
- Visit at several times, including periods when cooling equipment is active and overnight when background sound is lower.
- Look along the sightline to roofs, loading areas, substations, and generator compounds; check whether screening is existing, required, or merely proposed.
- Read the noise study and its measurement conditions rather than relying on a marketing summary.
- If you use a sound meter, keep a time-stamped log as a rough record only. A single consumer reading does not certify legal compliance or predict resale value.
Water use and cooling systems
Water demand varies with building size, computing density, climate, and cooling technology. JLARC found that most Virginia data centers use about as much water as, or less than, a large office building. A few use substantially more, while some use less water than a typical household. Those statewide findings should not be generalized to a different facility or to a water-stressed locality.
A City of Round Rock account describes one facility using approximately 2 million gallons annually, characterized as roughly the amount used by 15 homes. That is a local example, not a national benchmark. NAR reported that 56% of surveyed REALTORS® identified water use as a client concern.
What determines exposure
- Cooling design: Air-cooled, evaporative, hybrid, and closed-loop systems have different water demands.
- Water source: Municipal supply, reclaimed water, wells, and other sources create different effects on capacity and infrastructure.
- Season and workload: Hot weather and high computing loads can change cooling requirements.
- Local supply constraints: A facility’s impact depends on the provider’s reserves, competing demand, and drought rules.
Ask the water provider and planning department which cooling system is proposed, whether usage reporting is required, what source will be used, and how the project fits local supply plans. Fairfax County expects additional water-use reporting requirements to produce more information beginning in 2027, so current public records may not yet show complete facility-level usage.

Economic benefits do not settle the property question
Data centers can bring construction work, tax revenue, and demand for specialized services. JLARC’s 2024 Virginia report estimated 74,000 jobs, $5.5 billion in labor income, and $9.1 billion in annual GDP associated with the state’s data-center industry; much of the employment benefit was tied to construction. Those statewide estimates do not show how benefits or burdens are distributed around one home.
About one-third of the data centers reviewed by JLARC were reported as located near residential areas. Proximity can expose some households to equipment, traffic, or construction while leaving others outside the visual and acoustic envelope. Evaluate the parcel and the local agreements rather than assuming that a statewide economic gain translates into a higher sale price.
A due-diligence process for buyers and sellers
- Locate the project: Search planning and zoning records for the facility, parcels in the campus, pending expansions, substations, transmission lines, and generator compounds.
- Request the documents: Ask for site plans, noise and traffic studies, screening and setback requirements, construction schedules, road-access conditions, zoning conditions, and approved expansion rights.
- Map the exposure: Measure distance, note line of sight, identify buffers, and determine which side of the home faces equipment or access roads.
- Observe conditions: Visit at different times and weather conditions. Record truck activity, idling, lights, audible tones, and whether screening is actually installed.
- Check electricity rules: Ask the utility and state regulator about pending rate cases, grid investments, customer classes, and cost allocation for dedicated versus shared upgrades.
- Check water capacity: Ask the water provider about cooling technology, source, expected demand, reporting requirements, and supply constraints. Facility-level usage may not be public.
- Analyze the market: Have a local agent or appraiser compare recent, genuinely similar sales while controlling for neighborhood, property type, age, condition, timing, view, and distance to the facility.
How to compare two homes or a proposed site
| Factor | Evidence to compare | Why it matters |
|---|---|---|
| Location | Distance, line of sight, buffers, screening, setbacks | Determines visual exposure and potential sound pathway |
| Noise | Acoustic study, equipment and generator placement, continuous versus episodic operation | Low-frequency or night-time sound can affect comfort differently from daytime construction noise |
| Traffic | Construction phase, truck routes, access roads, workforce, delivery plan | Separates temporary disruption from ongoing activity |
| Cooling and water | Cooling system, water source, projected demand, local supply | Shows whether the project may pressure local infrastructure |
| Electricity | Utility territory, rate class, regulator decisions, dedicated and shared upgrades | Identifies who may pay for grid investment |
| Future development | Zoning conditions, expansion rights, reserved parcels | Today’s buffer may not be the final campus layout |
| Market value | Recent comparable sales adjusted for property and market differences | Provides evidence about the individual home rather than a county average |
Bottom line for a property decision
A nearby data center is neither an automatic discount nor a guaranteed source of appreciation. The strongest evidence shows higher values in some data-center counties, no average negative proximity effect in one large Northern Virginia analysis, and higher electricity-rate growth in counties with many centers; none isolates what will happen to an adjacent home or a particular bill. Traffic, noise, water, and grid costs must be investigated through the specific proposal, local planning records, utility decisions, and an on-site visit. Treat the facility as one property characteristic to measure—not as a verdict about the entire neighborhood.
