Colliers placed DFW first among 15 leading U.S. office markets for space under construction in Q2 2025; a separate report says DFW ranked fifth for office building sales in 2025.
Is D-FW third in the nation?
Not on the evidence available for both measures. The claim needs a defined period, metric and comparison set: “office sales” could mean transaction value, transaction count or square footage traded, while construction rankings may count office area underway or broader project activity. The reports cited here do not establish a third-place ranking across both categories.

Instead, the dated figures show two different positions. Colliers ranked DFW first among its 15 leading U.S. office markets for office space under construction in Q2 2025. Dallas Business Journal reported that DFW ranked fifth nationally for office building sales during 2025. These are separate measures and periods, not one combined ranking.
How much office space is under construction?

Younger Partners’ Q1 2025 local pipeline
Younger Partners’ DFW report for Q1 2025 listed 3.0 million square feet in the local office construction pipeline. It reported that 98.0% was build-to-suit and that 50.6% was expected to deliver in 2025. These figures describe a local pipeline at a different reporting date and under a different report scope than Colliers’ selected-market comparison. The 3.0 million and 4.0 million square-foot figures therefore do not, by themselves, establish that construction rose between Q1 and Q2. Read Younger Partners’ Q1 2025 DFW office market report.

Where does D-FW rank for office sales?
Dallas Business Journal reported on May 6, 2026, that DFW recorded $3.8 billion in office building sales during 2025, ranking fifth nationally. The accessible article preview does not provide the underlying dataset or full methodology, so the ranking should be attributed to the publication rather than treated as a methodology-independent result. It concerns sales value, not the number of transactions or the amount of office space traded. Read Dallas Business Journal’s report on 2025 office sales.

Why broader construction figures are not an office ranking
The Winter 2025 DFW Construction Market Report describes project activity in Q4 2024 using data compiled from Dodge Construction Central, CoStar and proprietary sources. It reports more than $6.3 billion in initiated projects in Dallas and approximately $3.89 billion in Fort Worth. Those are broader project-initiation measures, not office-only construction totals or a national office ranking. They cannot be directly compared with square feet of office space underway. How to read the rankings
- Office sales value: dollars in completed office building sales, as in the Dallas Business Journal’s 2025 figure.
- Transactions or area traded: alternative sales measures that can produce different rankings from total dollar value.
- Office construction pipeline: office square footage underway or expected to be delivered, with results dependent on report date and definitions.
- Broader construction activity: project values across sectors or project initiations, which should not be described as office construction alone.
Market boundaries and submarket treatment can also differ between publishers. A rank is most useful when its source, time period, measured activity and comparison markets are all stated.
