What to Check Before Buying a House That Will Be Moved

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A low price for a house that can be relocated is not enough to make it a bargain. Before you sign an unconditional contract, prove four separate things: the structure can withstand lifting and transport, your destination can legally and physically accept it, the route and approvals are workable, and the complete delivered cost beats your alternatives.

Use an independent inspection, a structural engineer and an experienced house mover. Get written answers from the destination authority, utility providers and road authorities, then put removal, access, approvals and failed-project responsibilities into the sale contract. Requirements differ by the house’s origin, route and destination, so treat examples from New Zealand, Austin, Portland and Victoria as illustrations rather than universal rules.

Start by defining exactly what you are buying

“Buying a house to move” can describe several different transactions. The contract and your budget depend on which one applies.

Structure only

You may be buying the building while it remains on someone else’s land. Confirm who owns the structure, who owns fixtures and outbuildings, and who is responsible for dismantling, lifting and removal. Establish when you take possession and whether you may inspect, measure and prepare the building before that date.

Structure with its current land

If the current property is included, determine whether the house will be removed before settlement or whether you are buying the entire parcel and arranging relocation later. Check whether demolition, removal or subdivision conditions apply and whether any mortgage, easement or planning restriction affects the timing.

Structure plus a separate destination lot

Sometimes the seller offers a house while you separately acquire land. Keep the transactions and their conditions coordinated. A destination purchase does not prove that the building can be placed there, and a house purchase does not secure a route or permit.

Put the scope in writing

List every item that stays with the building: kitchen units, bathroom fittings, heating equipment, solar equipment, stairs, decks, chimneys, garages, sheds and appliances. State the condition expected at handover, who disconnects services, who removes trees or fencing, how access is provided and what happens if an approval, route or engineering assessment fails. Have a local conveyancer or lawyer draft or review these clauses because contract law is jurisdiction-specific.

Establish whether the structure is fit to move

A normal home inspection describes condition for occupation. It does not automatically certify that a building can be lifted, supported, transported and set on a new foundation. Treat relocation fitness as a separate engineering question.

Order an independent inspection before going unconditional

Hire an inspector who is independent of the seller, mover and agent. Ask for a written report covering the foundation or piles, framing, roof, floors, walls, moisture entry, rot, insects or other pests, alterations, fire or safety issues and visible movement. Request photographs and identify areas the inspector could not access.

Tell the inspector that the building is intended for relocation and ask them to state exactly whether lifting and transport are within their scope. Consumer Affairs Victoria recommends an independent professional inspection and advises structural-engineer input for large wall cracks. That guidance does not turn a standard inspection into a transport certificate.

Refer structural concerns to an engineer

Engage a suitably qualified structural engineer when you see large or stepped cracks, uneven floors, deflection, water-damaged framing, extensive alterations, inadequate bracing, failing foundations or any sign of movement. Ask for an opinion on the proposed lifting method, temporary support points and likely repairs, not merely an assessment of the house as it stands.

  • One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips

Give the engineer the building’s drawings if available, dimensions, photographs, inspection report and the mover’s proposed method. The engineer may need to inspect concealed connections, calculate lifting reactions or specify temporary bracing. Ask what further opening-up or testing is required before a reliable opinion can be given.

Have the mover inspect the actual building

Obtain a site visit from an experienced house mover before you commit. The mover should identify how the house will be separated from its current foundation, supported, loaded and unloaded. Ask whether additions, porches, masonry chimneys, fireplaces, decks or attached garages must be removed first and who will do that work.

Require written assumptions about weight, loaded height, width, length and centre of gravity. Ask which conditions could change the method or price after the mover’s route and structure inspections. A mover’s experience is valuable, but it does not replace independent engineering or building approval.

Get the destination authority’s answer before purchasing

Take the house’s plans, dimensions, photographs and a preliminary site plan to the planning and building authority for the destination. Ask for written confirmation of the approval pathway before you rely on the purchase.

Ask how the moved house will be classified

Some jurisdictions treat an older house moved onto a new section as new construction. New Zealand government buyer guidance warns that a relocated house may have to meet current new-house standards, including requirements for insulation and wiring. Ask whether your authority uses a similar classification and which edition of the building code applies.

Identify every approval and inspection

Request a list of required planning permissions, building permits, engineering documents, pre-move inspections, foundation approvals, service approvals, post-placement inspections and occupancy or completion certificates. Ask who can apply, which drawings must be signed by licensed professionals, and whether approvals expire if the move is delayed.

Confirm the final occupancy step

Find out what document allows lawful occupation after the building is placed and connected. A house can arrive successfully yet remain unusable if final inspections, certificates or code upgrades are incomplete. Put responsibility for each outstanding item into the contract and mover’s scope.

Prove that the destination lot can accept the house

Structural soundness is only one gate. A lot can be unsuitable because of planning controls, access, ground conditions or services.

Planning, title and boundaries

  • Confirm zoning, permitted dwelling use, overlays and hazard controls.
  • Review the title, covenants, easements, rights of way, setback rules and restrictions on building location or appearance.
  • Obtain a current survey or reliable boundary information. Do not assume fences mark legal boundaries.
  • Check whether subdivision, heritage, environmental or contamination controls affect the proposed placement.

Consumer Affairs Victoria’s buyer checklist highlights planning restrictions, title encumbrances, boundaries, hazards, prior building permits and service availability. Its legal duties apply in Victoria; use your own jurisdiction’s authority and a local conveyancer for the equivalent checks.

Ground, foundation and drainage

Ask a qualified professional what site investigation, soil preparation, piles or foundation design the relocated building requires. Price excavation, retaining, drainage, stormwater disposal, reinstatement and erosion or flood measures. A foundation designed for the original ground may not be suitable at the destination.

Access and staging space

Measure the approach from the public road to the proposed building position, including gates, culverts, bridges, slopes, tight turns and overhead obstructions. Allow room for cranes, hydraulic trailers, support equipment and temporary storage. Confirm that the mover can occupy the site without crossing a neighbour’s land or damaging shared access.

Prove the route, timing and road approvals

Ask the mover for a written route assessment rather than a mileage estimate. It should cover the loaded dimensions and weight, bridge and pavement limits, turning radii, gradients, overhead lines, trees, signs, traffic controls, weather constraints and any temporary removal or reinstatement.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Separate route approval from destination approval

A building may satisfy destination rules but still be impossible to transport legally. Portland’s code, for example, requires a permit and city approval of the route and timing before a building is moved on city streets. That is a local example, not a nationwide rule. Your mover should identify the road authority, application sequence and lead time for every jurisdiction crossed.

Define utility coordination

Determine whether power, telecommunications, traffic signals, streetlights or other services must be lifted, isolated or temporarily removed. Obtain written estimates and identify who pays deposits, escorts, traffic management, reconnection and reinstatement. Do not assume a verbal assurance that a line can be moved.

Make timing realistic

Ask how weather, permit windows, school zones, events, bridge restrictions and daylight limits affect the schedule. Require a plan for delays, secure storage and building protection if the house is disconnected but cannot travel or be set immediately.

Assign utility disconnection, reconnection and inspections

List every service at the origin and destination: electricity, gas, water, sewer, stormwater, telecommunications, fire systems, fuel tanks and private wells or septic systems. Ask the relevant provider and authority who may disconnect, cap, reconnect and certify each one.

Austin’s municipal process illustrates the level of coordination that may be required: licensed professionals disconnect and cap existing utilities, and the city schedules pre-move and post-move inspections in applicable cases. Its destination permits and inspection steps are specific to Austin, so confirm the equivalent process locally.

Put trade permits, service upgrades, meter changes, trenching, temporary supplies and inspection fees into the budget. Assign responsibility for safe isolation before lifting and for testing systems before occupation.

Build a complete, itemized project budget

Request separate written quotes so missing work is visible. New Zealand government guidance recommends estimating hidden moving costs and checking whether building new may be cheaper; it does not provide a universal relocation price. Generic per-mile or per-square-foot figures are not reliable substitutes for a site-specific quote.

Cost area What to include in the quote Questions to resolve
Acquisition and due diligence Purchase price, independent inspection, structural engineering, survey and legal or conveyancing fees Which reports are needed before an unconditional contract, and who pays if the deal fails?
Preparation at origin Disconnection, capping, removal of decks or chimneys, tree or fence work, temporary bracing and foundation separation Are all fixtures included, and does the mover exclude concealed connections or hazardous materials?
Move and route Lifting, transport, escorts, traffic management, permits, utility coordination, temporary removal and reinstatement Which assumptions about dimensions, weight, road access and timing can change the price?
Destination site Clearing, excavation, soil work, piles or foundation, drainage, stormwater, retaining and crane or staging access Has a professional confirmed the foundation design and ground conditions?
Services and compliance New connections, trenching, meters, inspections, code upgrades, insulation, wiring and occupancy approvals Will the authority classify the building as new, and which current standards apply?
Repair, insurance and contingency Transport damage repairs, weather protection, project insurance, storage or temporary accommodation and a project-specific contingency What is covered during lifting, transit, storage and placement, and what exclusions remain?

Compare the resulting total, schedule and risk with buying an existing home or building new. Make each alternative include its own approvals, foundation, utility and professional costs so the comparison is like-for-like.

Review records, permits and legal risk

Request the title, survey, planning records, building permits and completion certificates for additions or alterations, service records, hazard information and any transferable warranty or insurance documents. Ask specifically about work that appears newer than the original house.

Unauthorized alterations can become the buyer’s responsibility after contract. Consumer Affairs Victoria advises buyers to investigate permits and obtain legal or conveyancing help; its checklist is jurisdiction-specific, but the underlying risk is general. Have a local professional check whether missing approvals can be regularized and what that would cost.

Confirm that the seller has authority to remove the building and that no lender, tenant, co-owner or easement holder can block access. The contract should address possession, damage before handover, abandoned materials, access dates, utility disconnection, approval conditions, insurance and the remedy if the move cannot proceed.

Use decision gates instead of relying on the asking price

Do not treat a house as a viable purchase until each gate has an affirmative, documented answer.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Transaction gate: The contract identifies the structure, fixtures, access, possession date and failed-approval responsibilities.
  2. Structure gate: An independent inspection is complete; structural questions have an engineer’s written scope; and the mover has inspected the building.
  3. Destination gate: The authority has confirmed classification, applicable standards, permits, inspections and occupancy requirements.
  4. Site gate: Title, boundaries, zoning, hazards, access, foundation, drainage and service availability have been checked.
  5. Route gate: The mover has surveyed the route, identified dimensions and obstructions, and listed permits, utility work and timing constraints.
  6. Budget gate: Itemized quotes cover the full project, and the total has been compared with alternatives.
  7. Finance and insurance gate: Your lender and insurer have confirmed they will support this exact property and relocation project, not merely a conventional home purchase.

If a gate is unresolved, make the contract conditional on obtaining the answer or walk away. A refundable deposit or low purchase price does not compensate for an unapproved route, an unsuitable foundation or an uninsurable building.

Practical pre-commitment checklist

  • Independent condition report obtained, with inaccessible areas recorded.
  • Structural engineer consulted for cracks, movement, altered framing or lifting concerns.
  • House mover inspected the building and supplied a written method, assumptions and exclusions.
  • Destination authority confirmed classification, standards, permits, inspections and occupancy steps in writing.
  • Title, survey, boundaries, zoning, overlays, easements, hazards and prior permits reviewed.
  • Foundation, soil, drainage, access and staging requirements priced by appropriate professionals.
  • Route, loaded dimensions, road restrictions, permits, utility coordination and timing assessed.
  • Origin disconnection, capping, destination reconnection, trade permits and inspections assigned.
  • Itemized budget includes repairs, upgrades, insurance, storage, accommodation and contingency.
  • Lender and insurer approved the specific relocation arrangement.
  • Local lawyer or conveyancer reviewed the sale contract and all conditions before signing.

When moving is not the better option

Choose another strategy when the structure needs extensive hidden repair, the destination requires disproportionate ground or code work, the route depends on uncertain utility removal, approvals cannot be obtained in writing, or the complete delivered cost approaches the cost of a conventional purchase or new build without offering a clear benefit.

The sensible comparison is not the seller’s price against a new-house headline price. Compare the finished, lawful, insured and occupiable result, including professional fees, foundations, services, transport, repairs, approvals and delay risk. Only then can you tell whether the house is a bargain or simply an inexpensive starting point.

Product prices and availability are accurate as of the date/time indicated and are subject to change. Any price and availability information displayed on Amazon at the time of purchase will apply.
