Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsBefore you buy, verify the property’s local approval, the exact printed-wall system documented in the plans, the connections between printed and conventional work, and the contract, warranty, insurance and financing arrangements. A “3D-printed home” usually means that a printer formed some wall elements; it does not describe every component or prove that the finished house is cheaper, stronger, safer or faster to occupy.
What “3D-printed home” actually describes
In construction, additive manufacturing normally places cementitious material in successive beads to form selected wall elements. The foundation, floor or roof structure, windows, doors, utilities, insulation, waterproofing, finishes and site work may still use conventional products and trades. Ask the seller to identify every printed element and every non-printed component rather than treating the marketing label as a complete construction specification.

The engineering evidence for a printed wall is only one part of a purchase decision. A wall can have documented material testing while the roof-to-wall connection, window flashing, plumbing penetration, electrical routing or foundation interface remains inadequately installed. Conversely, an ordinary component can fail even when the printed wall itself performs as designed. Your due diligence must therefore cover the legal approval of this property, the evidence for this particular system, and an independent inspection of the entire house.

Start with the local building department
Building codes become enforceable through state and local adoption. Model codes, draft standards and a builder’s statement that a system is “code compliant” do not, by themselves, establish legal approval at the address you are buying. NIST’s Understanding Building Codes, updated June 21, 2022, explains that model-code development and updates follow a cycle of about three years, while adoption into law is decided by states and local jurisdictions. A jurisdiction may amend the model language or use a different edition.

Request the property’s official record
Contact the authority having jurisdiction (AHJ), usually the city or county building department, before your purchase contingency expires. Request copies of:
- The applicable code edition and any local amendments.
- The complete approved permit set, including structural, architectural, mechanical, electrical and plumbing sheets.
- Any engineering calculations, deferred-submittal approvals and revisions.
- Inspection logs, special-inspection reports and correction notices.
- The final certificate of occupancy or local equivalent, including conditions that must still be met.
Ask the official to confirm whether the permit is active, closed and issued for the same address, owner and construction system shown in the sales documents. If the home is in a development, verify that the record applies to your specific lot and plan, not merely to a prototype or another house.
Identify the compliance route
HUD’s 3D Concrete Printed Construction Systems Part 2 report, accepted in October 2023 and posted by HUD USER on August 16, 2024, describes three ways a new construction method may demonstrate compliance:
The Tool Desk
Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →| Route | What it means | What to obtain |
|---|---|---|
| Prescriptive compliance | The work follows applicable code provisions without relying on a special alternative. | The code sections, approved drawings and inspection records showing compliance. |
| Alternative means and methods | The AHJ accepts engineering calculations, material tests and other evidence for a method not covered prescriptively. | The written AHJ approval, calculations, test reports, conditions and required special-inspection reports. |
| Evaluation-service report | A recognized evaluation document addresses a defined product or system and its limitations. | The exact report, conditions of use and confirmation that the installed material, printer, process and design match it. |
HUD reports that US 3D concrete-printing projects had generally used alternative means and methods. That does not mean every project follows that route, nor does an evaluation report automatically approve a house. Ask the building official and the responsible engineer which route governs this property and where the decision appears in the permit record.

Do not confuse a draft standard with approval
The reviewed ICC-1150 Third Draft is dated September 5, 2025. It discusses construction-document information such as the printer and nozzle, material, bead dimensions, design method and print-stop protocols, and it calls for special inspections of printed walls. It is a draft reference, not proof that your jurisdiction has adopted it. Ask the AHJ which requirements are legally effective for the property and whether later revisions exist.
Match every document to the home being sold
Product literature and a builder’s portfolio can describe a system without proving that it was used on your house. Request the engineering design, material specifications, evaluation report if applicable, print quality-control records and test results for the exact project. Confirm that the documents identify the same wall design, printer, nozzle, material formulation, bead dimensions, reinforcement, core fill, insulation and installation sequence shown in the approved plans.
Documents to compare line by line
- Structural design: load assumptions, lateral-force design, reinforcement, openings, lintels, bond beams and connection details.
- Materials: mix designation, batch records, additives, water control, storage conditions and stated exposure limitations.
- Process: printer model, nozzle size, bead geometry, layer intervals, print-stop and restart procedures, weather limits and curing controls.
- Inspection: who performed special inspections, what was observed, which items failed or were repaired, and whether outstanding issues were closed.
- Testing: specimen type, sampling locations, test method, laboratory, test age and acceptance criteria.
If a report covers a product family, ask the engineer to identify the paragraphs that apply to your wall thickness, reinforcement and exposure conditions. A company’s general evaluation report is not a substitute for confirming that the report’s conditions match the installed system and the AHJ’s approval.
Inspect interfaces, openings and the whole house
Hire an independent home inspector and, where the plans or conditions warrant it, a structural engineer familiar with the documented system. Give them the approved plans before the inspection so they can compare the built work with the design rather than relying only on a visual walk-through.

Printed-wall interfaces
Ask the inspector to document:
- Wall-to-foundation and wall-to-slab connections, including anchors, dowels, bearing surfaces and water protection.
- Wall-to-floor and wall-to-roof connections, hold-downs, diaphragms, transfer elements and continuity of reinforcement.
- Window and door openings, lintels, jambs, sill details, flashing, sealants and drainage paths.
- Utility penetrations for plumbing, electrical, heating, ventilation and communications, including fire-stopping and waterproofing.
- Reinforcement, grout or core fill where used, and any visible cold joints, voids, delamination, cracking or unfilled cavities.
- Interior and exterior finishes, coatings and cladding that protect the printed material from moisture, impact and weather.
These are integration points, not cosmetic details. HUD identifies installation of windows and doors, utility penetrations, roof and foundation connections and finishes as central construction issues for 3D concrete printing. An inspection should note inaccessible areas and explain what opening-up, imaging or additional documentation would be needed to evaluate them.
Conventional systems still require ordinary inspection
Inspect the roof covering and underlayment, attic ventilation, insulation, drainage, grading, foundations, crawl spaces, moisture management, heating and cooling, electrical panels, plumbing supply and waste lines, life-safety devices and appliances. Confirm that required manufacturer clearances and fire separations are present. A printed wall does not replace inspection of these systems or change the need for code-compliant installation by licensed trades where local law requires it.
Understand what testing can and cannot prove
NIST’s project Assuring the Long-Term Performance of Additively Constructed Structures describes ongoing difficulty applying conventional concrete tests to additive construction. The interface between printed layers is a particular concern for mechanical and durability properties; NIST characterizes that interface as a “weakest link” in the context of the project’s technical discussion. Test methods and sampling approaches remain an active area of development.
Ask for the complete quality record
Request records for the batches and print runs that produced your walls, not only a brochure value or a generic laboratory certificate. The file should identify:

- Batch dates, lot numbers and material temperatures.
- Printing dates, weather conditions, layer intervals and interruptions.
- Technicians and inspectors, equipment calibration and nonconformance reports.
- Specimen locations and dimensions, curing conditions, test ages and laboratory accreditation.
- Repairs, rejected sections, reprints, overlays or changes from the approved method.
Have the responsible engineer explain how specimens represent the actual house. A companion wall or small coupon may not reproduce full-height walls, corners, openings, interfaces, weather exposure or construction interruptions. A single compressive-strength result cannot establish every aspect of long-term structural and moisture performance.
Read the contract and warranty before waiving contingencies
Obtain the signed purchase contract, construction agreement, specifications, change orders and every warranty document. Make the seller identify who designed, printed, supplied and installed each component. The contract should state what is included in the delivered home and what work remains for the buyer.
Questions the paperwork must answer
- Which walls, partitions or other elements are printed, and which are conventional?
- Who is responsible for design defects, installation defects, material defects and water intrusion?
- What warranty periods apply to structure, finishes, windows, roof, mechanical systems and appliances?
- What exclusions apply to cracking, settlement, moisture, surface texture, movement or maintenance?
- Does coverage transfer to a later owner, and is a fee or registration required?
- What notice, inspection, arbitration, limitation-of-liability and complaint procedures apply?
- Which promises are included in the contract rather than only in advertising or email?
HUD identifies contracts and warranties as important considerations but does not establish standard warranty terms. Do not assume that a novel construction method receives a special warranty or that a manufacturer’s warranty covers labor, consequential damage or later owners.

| Cost or scope item | What to verify |
|---|---|
| Site and foundation | Surveying, excavation, grading, drainage, footings, slab or basement, retaining work and permits. |
| Printed structure | Wall material, reinforcement, openings, core fill, insulation, weatherproofing and any engineering fees. |
| Conventional construction | Roof, trusses, floors, stairs, windows, doors, interior partitions and finishes. |
| Building services | Electrical, plumbing, heating, cooling, ventilation, utility connection charges and testing. |
| Completion and site work | Painting, flooring, cabinets, appliances, driveways, landscaping, fencing and buyer-paid items. |
| Professional and financing costs | Inspections, surveys, lender requirements, insurance premiums, taxes, fees and contingency allowances. |
The official sources reviewed do not establish a reliable national cost saving or premium for 3D-printed homes. HUD’s report includes interviews, site visits and a survey of 305 homebuilders, but that sample is not a national price study or a buyer-preference statistic. Treat any claim of lower cost or faster completion as a project-specific claim that must be supported by a comparable scope, schedule and completed-home evidence.
Verify insurance, financing and future resale
Ask an insurer, lender and appraiser about this exact property before relying on an assumption that an unusual construction method will be accepted. Provide the address, permit status, plans, engineering documents, evaluation report if applicable, inspection records and warranty terms. Request written answers about:
- Whether the insurer will bind coverage at closing and what exclusions or special deductibles apply.
- How replacement cost and claims handling will be determined for printed walls and specialized repairs.
- Whether the lender’s appraisal and underwriting process accepts the documented construction method.
- Whether additional inspections, reserves, insurance endorsements or engineering certifications are required.
- How the method may affect a later buyer’s financing or insurance options.
NIST’s January 16, 2025 workshop report, Additive Construction – The Path to Standardization II, discusses how standards and confidence could help insurers and financiers. It does not establish a universal insurance-acceptance rate, a financing ban or guaranteed availability for any particular house. A provider’s answer must be specific to the property, jurisdiction and documentation.

- Before making an offer: Ask the seller for the address-specific permit set, compliance route, engineering package, warranty and list of printed components. Make the offer contingent on satisfactory document review, inspection, financing and insurance.
- Immediately after acceptance: Contact the AHJ for the applicable code edition, amendments, permit history, inspection records and occupancy approval. Ask whether alternative means and methods or an evaluation report was used.
- During document review: Match the printer, material, wall design, reinforcement and installation details in the evidence to the approved plans and the house being sold. Have an engineer resolve discrepancies in writing.
- During inspection: Inspect openings, penetrations, structural connections, finishes and all conventional systems. Record inaccessible areas and obtain permission for appropriate non-destructive or limited invasive checks.
- Before the contingency deadline: Give the complete file to the lender, insurer and appraiser. Obtain written conditions, exclusions and approval status.
- Before closing: Resolve open permit items, obtain final occupancy documentation, confirm warranty transfer and retain copies of plans, reports, certificates and correspondence.
Red flags that warrant a pause
- The seller supplies only promotional renderings, a generic strength number or a permit for another address.
- The builder cannot identify which code edition or compliance route the AHJ approved.
- An evaluation report names a different material, printer, wall configuration or installation condition.
- Inspection records are missing, unsigned, incomplete or show unresolved corrections.
- Windows, doors, utilities, roof connections or finishes are excluded from the printed-system evidence.
- The contract promises performance but omits responsible parties, exclusions, transfer rules or a complaint process.
- The price comparison excludes foundation, roof, utilities, permits, finishes or buyer-paid completion work.
- The lender or insurer will provide only an informal assurance and will not confirm terms for the address.
How to compare two printed-home options
If you are choosing between properties or builders, score both against the same evidence rather than comparing printer brands or marketing claims.
| Comparison axis | Evidence to rank |
|---|---|
| Local approval | Complete permit and inspection history, occupancy approval and clearly documented compliance route. |
| System match | Evaluation report or engineering package that covers the installed material, printer, process and wall design. |
| Quality control | Batch, print-condition, inspection and laboratory records for the actual project. |
| Interfaces | Documented and inspectable connections, openings, penetrations, reinforcement and finishes. |
| Contract protection | Clear scope, responsible parties, warranty coverage, exclusions and transferability. |
| Total cost | Comparable completion scope, schedule, allowances, site work and buyer obligations. |
| Insurance and finance | Written responses from providers for the specific address and construction method. |
The decision standard
Buy only when the local authority’s record, project-specific engineering and testing, independent inspection, contract and warranty, and written insurance and financing responses tell a consistent story. If a critical document is missing, a connection cannot be inspected, or a provider will not confirm acceptance, preserve your contingency or negotiate a remedy rather than treating the printing method itself as proof of value.
