What the 2017 “Precision” Building-Performance App Could—and Couldn’t—Tell AEC Teams

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A 2017 archive entry describes a new app intended to make building-performance assessment more precise while a project is still being designed, before construction or renovation begins. That is the entire verified premise: the accessible entry does not identify the app, explain its calculations, list its inputs or outputs, or report validation results. For architects, engineers and owners, the useful lesson is therefore twofold: early performance analysis can influence decisions while they are still changeable, but an app should not be trusted merely because it promises precision.

What the archived article actually establishes

The item appears in the ASID Eye on Design archive dated April 14, 2017, with attribution to Building Design + Construction. Its short excerpt says that AEC firms face a challenge: they need to calculate how design decisions will affect building performance before a building is constructed or renovated. It presents a new app as a way to bring greater precision to that assessment.

The original article did not load from the archive during verification. As a result, several details remain unconfirmed:

  • The app’s name, developer and release status are not identified.
  • No supported building types, geographic regions, software integrations or file formats are given.
  • The entry does not say which performance indicators the app calculates.
  • There is no description of the underlying simulation method, assumptions, calibration data or validation study.
  • No project example, accuracy figure, price, licensing model or implementation requirement is reported.
  • No competing applications or measured outcomes are established.

Those omissions matter. “Precision” can refer to a more detailed model, a tighter estimate, a clearer comparison between options or simply a more usable interface. Without the original technical description, it is impossible to know which meaning applied.

Why performance decisions belong in the design phase

Performance is not something that can be added reliably after every major design choice has been fixed. Orientation, massing, glazing area, envelope assemblies, shading, mechanical-system concepts and operating assumptions interact. Changing one can alter the loads, equipment sizes, energy use, comfort and cost implications of the others.

During early design, teams can still compare alternatives without demolishing work or re-documenting an entire project. A quick analysis can help identify which questions deserve detailed modeling: whether a larger window area is justified, whether shading is needed on a particular facade, whether an envelope upgrade changes equipment sizing, or whether a renovation should prioritize controls, insulation or system replacement. The analysis does not make the decision; it makes the consequences visible while the decision is still practical to change.

That timing is especially important for renovation. Existing buildings introduce uncertainty about actual assemblies, air leakage, equipment condition, controls and occupancy. A preconstruction tool can be useful only if the team records those uncertainties instead of presenting assumptions as measured facts.

Transparent inputs

A credible workflow should show what the user enters and which values are assumed. Typical inputs may include geometry, orientation, climate location, envelope properties, window characteristics, schedules, occupancy, ventilation, equipment efficiencies and utility rates. For an existing building, the interface should distinguish field measurements from default values and allow the user to document evidence for each assumption.

Inputs should be traceable. If a result changes, the team needs to know whether the cause was a design revision, a changed schedule, a weather file, a default value or a modeling error. A locked black box can produce a number, but it cannot support a defensible design record.

Outputs that match the decision

Useful outputs depend on the question being asked. A massing study may need comparative heating and cooling loads, while an owner may need annual energy use, peak demand, operating cost or emissions. A comfort investigation may require temperatures, humidity, daylight or glare indicators. A renovation analysis may need an existing-versus-proposed comparison and a way to show the effect of staged measures.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Results should be labeled with units, period, climate file, operating assumptions and model version. A single score without those qualifications is not enough to select an assembly or system.

Scenario comparison rather than one “best” answer

Early design is a series of trade-offs. The application should make it possible to preserve a baseline, change one or more variables, and compare the resulting scenarios. Teams should be able to see which assumptions are common to every option and which changed between them. If a tool only displays a recommendation without exposing alternatives, it is difficult to judge whether the recommendation is robust.

Integration with the project workflow

For an app to influence real projects, its results must fit the team’s existing process. Ask whether geometry can be imported or exported, whether revisions can be tracked, whether results can be shared with consultants and owners, and whether the outputs can be retained with the project record. A technically capable tool that requires repeated manual rebuilding of a model may be too slow for frequent design iteration.

Uncertainty and validation information

Precision is not the same as accuracy. A result shown to several decimal places can still be wrong if the inputs or method are unsuitable. Look for documentation of the calculation engine, weather data, calibration approach, test cases and known limitations. For an existing building, compare modeled consumption with utility data where possible, and record why the figures differ. For a new building, treat early results as comparative estimates until the model is developed and checked.

A practical evaluation process for an AEC firm

Because the archived entry supplies no technical specification, an AEC firm considering a similar app should use a documented evaluation rather than relying on a demonstration.

  1. Define the decision. Write down whether the immediate question concerns massing, envelope, glazing, HVAC concept, controls, renovation scope, comfort or another outcome. A tool can be useful for one decision and unsuitable for another.
  2. Set the minimum input set. List the information available at the project stage and identify what will be assumed. Require the application to display defaults and allow them to be changed.
  3. Build a baseline. Save a reference scenario with a clear name, date, model version and assumptions. Without a baseline, later options cannot be interpreted consistently.
  4. Run controlled variations. Change one major variable at a time before testing combined packages. This reveals which choices drive the result and helps detect implausible sensitivity.
  5. Check units and boundaries. Confirm whether outputs represent site or source energy, annual or peak values, delivered or modeled costs, and which systems or end uses are included.
  6. Review with the appropriate specialist. An architect, energy modeler, mechanical engineer or commissioning professional should assess whether the assumptions and outputs are suitable for the decision being made.
  7. Record uncertainty. Attach notes to each scenario describing unknown assemblies, occupancy, schedules, equipment performance, weather data and other factors that could materially change the result.
  8. Validate before commitment. When the project reaches a stage where detailed modeling, code analysis or measured data is available, compare the app’s earlier conclusions with that more complete work. Keep the comparison in the project record.

Using an early-performance app on new construction

For a new building, start with the information that is genuinely known: site, approximate program, orientation, floor areas and preliminary envelope and system concepts. Use the app to rank questions for the next design stage, not to certify final compliance unless its documented method and the applicable authority explicitly support that use.

When options are compared, preserve equivalent assumptions. If one scenario uses a different occupancy schedule, weather file or ventilation rate, the apparent advantage may come from the assumption rather than the design. The team should also separate performance effects from cost, constructability, maintenance and resilience considerations; an energy result alone does not settle those issues.

Using one during renovation

Renovation analysis needs an evidence hierarchy. Measured utility consumption, equipment nameplates, controls trends, envelope inspections and occupant schedules are stronger inputs than generic defaults. Where information is missing, run more than one plausible assumption and show how much the conclusion changes.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Existing-building models should also distinguish savings that are technically possible from savings that are likely under actual operations. A proposed control sequence may perform well in a model but require training, commissioning and ongoing monitoring. The app can support the comparison, but the project team remains responsible for deciding whether the measure can be installed and operated as modeled.

The emissions claim needs careful qualification

The archive excerpt states, verbatim, that “Buildings create nearly half of the greenhouse gas emissions in the United States.” The accessible entry does not identify the statistic’s publisher, publication year, definition of “buildings,” or underlying geographic and accounting scope. It should therefore be treated as an unattributed statement from the 2017 excerpt, not as a independently verified current statistic.

The broader point does not depend on that number: design teams need reliable ways to understand environmental consequences before choices are locked in. Any current presentation should replace the quotation with a clearly sourced, up-to-date figure or omit the number altogether.

What cannot be claimed about the featured app

Nothing in the accessible archive identifies a product that can be named, purchased or compared. It does not establish an energy-use reduction, accuracy rate, return on investment, certification pathway or successful project deployment. It also does not show that the app was maintained after 2017, supports current modeling standards or remains available.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Accordingly, the responsible description is narrow: a 2017 Building Design + Construction item, preserved in the ASID Eye on Design archive, described an unidentified app intended to improve the precision of assessing building performance before construction or renovation. More specific claims require the original article or technical documentation.

Questions to resolve before adoption

  • Who develops and maintains the application, and what release is being evaluated?
  • Which building types, climates, systems and renovation conditions are supported?
  • What calculation engine and weather data does it use?
  • Can users inspect assumptions, change defaults and export a complete audit trail?
  • Which outputs are comparative estimates, and which—if any—are suitable for code, incentive or certification submissions?
  • How has the method been tested against reference cases, measured buildings or another accepted modeling workflow?
  • What happens when geometry, schedules or equipment data are incomplete?
  • How are revisions, user permissions, data security and long-term access handled?

Until those questions have documented answers, treat an app of this kind as an exploratory design aid. Use it to make alternatives visible, then confirm important decisions with appropriately detailed analysis, professional judgment and—where possible—measured performance.
