Carpentry is central to almost every remodel and had the highest reported shortage in the National Association of Home Builders’ February 2024 survey: 65% of builders reported some or serious difficulty finding finished carpenters. In homeowner hiring data, electricians, heating and cooling specialists, and plumbers were three of the most frequently hired specialty providers.
No national ranking can tell you which trade is scarcest on your street. Project type, local building codes, permit rules, housing stock, season and contractor availability all change the answer. The evidence below identifies the strongest national signals, then shows how to match each skill to a renovation and how to verify a qualified specialist locally.

How to interpret “most needed”
Three sources measure different parts of the market, so their percentages should not be combined into a single score:
- Builder shortages: The National Association of Home Builders (NAHB) asked builders about difficulty finding workers in February 2024. This indicates labor supply pressure, not the number of open jobs for remodelers in a particular city.
- Homeowner hiring: The 2022 U.S. Houzz & Home Study reported what homeowners who renovated in 2021 hired among specialty service professionals. Its percentages are shares of those homeowners who hired specialty providers, not shares of all renovation projects.
- Occupational outlook: The U.S. Bureau of Labor Statistics (BLS) projects employment across each occupation from 2025 through 2035. Those projections include new construction, maintenance and other work as well as renovations.
Used together, the sources point to a durable shortlist: carpentry, electrical, plumbing and HVAC. They do not establish a city-by-city ranking or prove that one trade is needed on every kitchen, bathroom, structural, energy-efficiency or whole-home project.

1. Carpentry: the trade that shapes the remodel
Why carpentry is in demand
Finished carpentry had the strongest single shortage signal in the NAHB survey: 65% of builders reported some or serious shortages. The same survey also listed rough carpentry and framing among shortage areas. Houzz likewise includes carpenters among specialty providers hired by renovating homeowners.
Carpenters work on the physical structure and the visible details that make a renovation fit an existing house. Rough carpentry and framing can alter walls, openings, floors and roof structures. Finish carpentry installs and aligns doors, trim, stairs, cabinetry components and other detailed woodwork. A remodel often needs both kinds of judgment because an older building rarely has perfectly square walls or level floors.
Projects that usually need carpentry
- Removing or reframing a non-load-bearing wall, or building a new partition.
- Structural framing changes around an expanded opening, addition or repaired floor.
- Installing doors, windows, baseboards, casing, built-ins and detailed trim.
- Fitting cabinets, shelving and other millwork to uneven existing surfaces.
- Repairing rot, damaged subfloors, stairs or framing discovered during demolition.
Skills to look for
Precision measurement, layout, material selection and the ability to adapt details to existing conditions matter more than speed alone. BLS identifies detail orientation, adaptability and problem solving as recurring skill themes for these occupations. Ask a prospective carpenter for photographs of comparable alteration work, not only new-build interiors, and confirm who is responsible for structural engineering or permits when walls or loads change.

2. Electrical: essential for modern layouts and safe upgrades
Demand evidence
More than half of builders in the NAHB’s February 2024 survey reported shortages of electricians. In Houzz’s 2022 study, 38% of renovating homeowners who hired specialty service professionals hired an electrician, the highest share among the listed providers.
Where electrical specialists are needed
- Adding circuits, outlets, switches, lighting and appliance connections in kitchens and additions.
- Replacing obsolete panels, correcting overloaded circuits or preparing for higher electrical loads.
- Installing dedicated supplies for heat pumps, electric water heaters, induction cooking, workshops or vehicle charging.
- Rewiring portions of older homes where insulation, grounding or wiring condition is unsafe.
- Coordinating concealed wiring with framing, insulation, plumbing, drywall and finish work.
Electrical work is tightly regulated. Licensing levels, who may pull a permit, inspection requirements and the tasks a homeowner may perform vary by state, county and municipality. Verify the local rules with the building department before work starts, and use a properly licensed professional where required. A general laborer who can install a box or drill through a stud is not automatically qualified to design, connect or certify a circuit.
3. Plumbing: the hidden network behind kitchens and bathrooms
Demand evidence
The NAHB reported that more than half of surveyed builders faced shortages of plumbers. Houzz found that 35% of renovating homeowners who hired specialty service professionals hired a plumber.

Renovations that call for a plumber
- Moving sinks, toilets, showers, tubs, laundry connections or gas-fired equipment.
- Replacing corroded, leaking or undersized supply and drain lines.
- Adding bathrooms, wet bars, utility rooms or accessory dwelling spaces.
- Installing or relocating water heaters, filtration equipment, pumps or backflow protection.
- Investigating recurring leaks, low pressure, sewer odours or drainage problems uncovered during demolition.
Plumbing layouts must work with framing, slope, venting, waterproofing and finished dimensions. A specialist should identify shut-off locations, pressure-test or otherwise verify new work as required locally, and coordinate inspection before walls and floors are closed. National shortage figures do not show whether a plumber is available in your area, so obtain several local scheduling estimates for time-sensitive work.
4. HVAC: high growth and major comfort decisions
Demand and outlook
Heating and cooling specialists were hired by 37% of renovating homeowners who used specialty service professionals in the Houzz study. More than half of builders in the NAHB survey reported shortages of HVAC technicians. Among the four trades discussed here, HVAC has the strongest BLS projected employment growth for 2025–35: 10.9% for heating, air-conditioning and refrigeration mechanics and installers.
Renovation work that needs HVAC expertise
- Replacing a furnace, air conditioner, boiler, heat pump or ventilation equipment.
- Designing ductwork or refrigerant lines for an addition, converted attic or reconfigured floor plan.
- Improving ventilation, filtration, humidity control or indoor-air distribution.
- Coordinating equipment capacity with insulation, windows, air sealing and building orientation.
- Commissioning controls, balancing airflow and documenting system performance after installation.
HVAC is not simply an equipment swap. A changed floor plan or tighter building envelope can alter heating and cooling loads. Ask whether the contractor will perform a documented load calculation, explain equipment sizing and verify airflow and controls. Refrigerant handling, fuel connections and electrical interfaces may require separate credentials or coordinated trades under local rules.

Training, licensing and safety: what a specialist should be able to show
Entry routes are not identical
BLS states that “Construction laborers and helpers learn on the job.” Some construction laborers complete apprenticeship programs that combine on-the-job training with technical instruction. Local unions and trade associations often sponsor those programs. Apprenticeship.gov lists construction as an apprenticeship industry and includes occupations such as HVAC technicians and plumbers and pipefitters.
That pathway explains how people enter the field, but it does not create one national license. Electrical, plumbing and HVAC credentials, supervision rules and permitted work differ by jurisdiction. Carpentry may have fewer trade-specific licenses in some locations, while structural work can still require permits, plans or inspections. Check the authority having jurisdiction for your address and project scope.

Safety expectations
Employers often require safety certification meeting Occupational Safety and Health Administration (OSHA) guidelines for laborers and helpers. On a renovation site, basic protective equipment can include safety glasses; BLS also lists saws and drills among common tools. Safety glasses and hand tools do not qualify someone for specialized electrical, plumbing or HVAC work. Confirm training, insurance, supervision and a safe plan for isolating power, water, gas and moving equipment.

A practical verification sequence for homeowners
- Define the scope. Write down the rooms, systems, finishes, demolition limits and whether walls, service capacity or equipment locations change.
- Ask the building department what is regulated. Confirm permits, licensed-trade requirements, inspections and homeowner-work rules before accepting a bid.
- Request evidence relevant to the job. Check the contractor’s license where applicable, insurance, references and examples of comparable renovation work.
- Clarify responsibility. Put in writing who designs, supplies, installs, tests, permits and repairs each system, and how adjacent trades will coordinate.
- Set inspection hold points. Schedule required inspections before insulation, drywall, flooring or other finishes conceal the work.
- Collect close-out information. Keep permits, inspection approvals, equipment manuals, model numbers, warranty documents and any test or commissioning records.
Cross-trade skills that prevent renovation delays
The four trades overlap in real buildings. A carpenter must leave routes for cables, pipes and ducts; an electrician needs framing dimensions and equipment loads; a plumber needs finished fixture locations and adequate structure; an HVAC installer needs openings, drainage, power and access for maintenance. Detail orientation, adaptability and problem solving—skills BLS highlights across these occupations—become practical coordination abilities on a remodel.
Plan the sequence before demolition. First document existing utilities and protect occupied areas. Then complete structural and rough-in work, obtain required inspections, close walls only after approval, and finish with trim, fixtures, controls and commissioning. A written responsibility matrix prevents the common failure in which each trade assumes another contractor will provide a penetration, outlet, shut-off, support or patch.
Common mistakes and how to avoid them
- Choosing from a national ranking alone: Use national data to identify likely shortage trades, then verify local scheduling, licensing and references.
- Treating hiring percentages as project percentages: The Houzz figures describe homeowners who hired specialty providers, not all renovations.
- Using a generalist for regulated system work: Have licensed specialists handle work that local law reserves to them.
- Closing walls before inspection or testing: Build inspection and verification dates into the programme and photograph concealed routes.
- Ignoring existing-building conditions: Budget time to investigate uneven framing, deteriorated wiring, corroded pipes, undersized ducts and hidden moisture.
- Oversizing or undersizing HVAC equipment: Require a load-based design and post-installation checks rather than selecting equipment by floor area alone.
Bottom line for planning a renovation
Start with carpentry, electrical, plumbing and HVAC as the core specialist skill set. Carpentry is especially central to the fabric and finish of a remodel, with a 65% finished-carpenter shortage reported by builders in February 2024. Electrical, plumbing and HVAC repeatedly appear in homeowner hiring data and builder shortage reports, while HVAC has the highest broad occupational growth projection—10.9% from 2025 to 2035—among these four fields.

For a specific house, the right priority comes from the scope: map structural changes to carpentry, water and drainage to plumbing, power and wiring to electrical, and comfort and ventilation to HVAC. Confirm local credentials and permits, coordinate the trades before work begins, and treat national statistics as context rather than a substitute for local verification.
