What Level of BIM Detail Do Prefab Manufacturers Need? A Use-Based Guide

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Prefab manufacturers do not need one universal BIM “level.” They need a model whose geometry, product data, reliability and accompanying documents are sufficient for the specific work they have agreed to perform—coordination, quantity takeoff, fabrication, assembly, installation or handover.

For a fabrication handoff, that normally means manufacturer-specific dimensions, materials, components, interfaces, openings and connections, plus drawings, schedules and parts lists that remove ambiguity. The right target is the minimum information that can support the agreed decisions accurately; modelling every visible feature can add effort without making the package more usable.

Start with the use, not an LOD number

“LOD 300” or “LOD 400” is not, by itself, a complete manufacturing requirement. The BIMForum Level of Development (LOD) Specification describes LOD as a way to communicate the content and reliability of model elements at project stages, including what downstream teams can use them for and what limits apply. A manufacturer can only judge whether a model is adequate when the intended decision is explicit.

Massachusetts DCAMM makes the same practical point: align LOD with the required BIM use. Its guidance describes LOD 400 as manufacturer and contractor modelling for field installation, but that context does not mean every element in every prefab project must be modelled to LOD 400. A coordination model, a fabrication model and an as-installed record have different information burdens.

Agreed use What the manufacturer must be able to rely on Typical model emphasis Documents normally needed
Design coordination Location, overall size, interfaces and clearance zones are dependable enough to resolve clashes and reserve space. System envelope, openings, connection zones and reference levels; avoid manufacturing-only detail. Coordination model, issue log and agreed assumptions.
Quantity takeoff or procurement Counts, lengths, areas, types and material attributes are consistent enough for the stated estimate or order. Correct object classification, type marks, quantities and material data. Schedules or reports, with a stated measurement rule.
Fabrication Actual product geometry, interfaces and attributes support shop production without guessing. Manufacturer-specific dimensions, profiles, materials, components, openings, connections and tolerances where required. Fabrication/shop drawings, component details, schedules, parts lists and specifications.
Assembly planning Parts, sequence-relevant interfaces, lifting or joining points and orientation can be understood in the field. Assembly relationships, identifiers, access clearances and connection information. General arrangement, assembly and component drawings, parts lists and instructions.
Installation Site crew can set out, position, connect and verify the delivered unit against accepted references. Setting-out points, embeds, anchors, service interfaces, tolerances and installation-critical dimensions. Installation drawings, details, schedules, specifications and approved revisions.
Handover Recorded information matches what was installed and supports operation, maintenance or future work. Asset identifiers, final locations, equipment data and approved changes, limited to the handover brief. As-installed model and the owner’s required schedules or records.

These are decision categories, not automatic LOD prescriptions. Put the intended use and the model’s limitations in the project information requirements, appointment, BIM execution plan or manufacturer agreement before modelling starts.

What a fabrication-ready prefab model contains

A fabrication handoff is product-specific. Generic design intent is rarely enough to cut, drill, cast, weld, assemble or order a component. The model should contain only the geometry and data needed for the manufacturer’s defined process, but it must contain those items accurately and consistently.

Geometry and interfaces

  • Actual size and shape: Use the selected product’s dimensions, profiles, thicknesses and shapes rather than a generic placeholder when production depends on them.
  • Location and orientation: Establish the unit’s position, rotation, level, grid relationship and handedness so it cannot be fabricated backwards or in the wrong bay.
  • Openings and penetrations: Show service penetrations, recesses, sleeves, holes and edge conditions that affect manufacture or installation.
  • Connections: Model or otherwise document plates, anchors, bolts, weld zones, joints, embeds, bearing points and other interfaces that the manufacturer is responsible for. The required representation depends on the connection and the agreed use.
  • Clearances and access: Include space needed for lifting, joining, fastening, inspection and maintenance when those constraints affect the prefab design.
  • Reference context: Coordinate host structure, adjacent trades and datum information sufficiently to verify fit, while avoiding unrelated geometry that creates noise.

The Construction Industry Council (CIC) Hong Kong LOD Elements Specification gives a window example labelled LOD-G 400: actual size, shape, dimensions, material and location are based on manufacturer information and are detailed and accurate enough for fabrication. It is a useful illustration of product-specific modelling, not a universal checklist for windows or other prefab products.

Non-geometric information

  • Material grade, finish, coating, insulation or fire-performance attributes where they drive production, approval or compliance.
  • Manufacturer and product references, type marks, catalogue or submittal identifiers and revision status.
  • Component composition, such as subparts, layers, hardware or accessories that must be ordered or assembled.
  • Weights, centres of gravity or lifting information when they are required for handling and installation planning.
  • Interfaces to services and adjacent systems, including required connection types and responsibility boundaries.
  • Classification, status and approval fields needed for schedules, procurement, quality checks or handover.

Do not fill the model with attributes simply because the software offers a field. Each parameter should have an identified use, an owner and a rule for keeping it current. Unused data increases checking effort and can create contradictory values between the model and the drawing set.

Deliver the model with an unambiguous drawing package

A model alone is not automatically a fabrication instruction. ISO 4172:2024 specifies general requirements for construction drawings intended for field assembly of prefabricated structures. Its documentation structure identifies general arrangement, assembly, component and detail drawings, together with component schedules, parts lists and specifications. Use the applicable parts of that structure to make the handoff readable to production and site teams.

BSI lists BS EN ISO 4172:2024 as current, with a publication date of 30 April 2024. Confirm the edition, national adoption and contractual requirements that apply to your project; the standard is a drawing standard for assembly documentation, not proof of a universal BIM exchange format or approval workflow.

General arrangement drawings

Show the prefab units in their structural or building context: grids, levels, orientation, unit marks, adjacent elements, key dimensions and interfaces. These drawings let the manufacturer and main contractor confirm that the package refers to the correct location and configuration.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Assembly and component drawings

Assembly drawings explain how subcomponents become a unit and how units relate to one another. Component drawings isolate the parts that must be manufactured, purchased or inspected. Use consistent marks between drawings, model objects, schedules and the parts list.

Details, schedules and specifications

Detail drawings resolve connections, joints, edge conditions, penetrations and other areas where a small-scale view is needed. Schedules and parts lists provide counts, identifiers, materials and quantities in a form that production and procurement can check. Specifications state performance, finish, testing, workmanship and acceptance requirements that cannot be understood from geometry alone.

A practical method for setting the requirement

Use this sequence for each prefab product or assembly. It prevents an arbitrary LOD label from becoming a substitute for a usable scope.

  1. Name the decisions. Write whether the manufacturer is coordinating, estimating, procuring, fabricating, assembling, installing, documenting the installed condition or performing several of these tasks.
  2. Assign reliance by element. For every relevant object, state what a downstream party may rely on it for, at which project stage and with what limitations. A generic placeholder may be suitable for early coordination but not for cutting a panel.
  3. Define the geometry. List the dimensions, shape, orientation, location, openings, interfaces, connections, clearances and tolerances needed for each decision. Identify which values come from the selected manufacturer’s product information.
  4. Define the information fields. Specify required materials, finishes, component identifiers, weights, performance data, classifications and revision fields. Mark optional fields so they do not become hidden obligations.
  5. Define the document set. State whether the handoff includes a model, general arrangement and assembly drawings, component and detail drawings, schedules, parts lists, specifications, installation instructions or an as-installed record.
  6. Set exchange and checking rules. Agree file format, units, coordinates, naming, model segmentation, tolerances, revision numbering, issue status, federation rules and how model-to-drawing discrepancies are resolved.
  7. Assign responsibility. Record who authors product geometry, who verifies dimensions, who approves shop drawings, who incorporates changes and who is responsible for updating the model after a substitution or field change.
  8. Test a real sample. Have the manufacturer use a representative unit to prove that the package supports the intended estimate, fabrication, assembly or installation task before repeating the requirement across the project.

The exact file format, tolerance schedule, approval sequence and responsibility split are project terms. The cited standards and guidance support making them explicit, but do not establish one universal answer.

How LOD labels should be used

Use an LOD label as shorthand only after the element’s purpose and reliability are written down. The BIMForum specification page lists its 2025 specification as the latest version; consult the current project-adopted edition rather than copying a number from an old template.

LOD 300 is not automatically fabrication detail

An element developed for design coordination or documentation can have correct design intent while lacking the manufacturer’s proprietary profiles, connection parts, shop tolerances or production data. Calling it “LOD 300” does not grant permission to fabricate from it.

LOD 400 is context-dependent

DCAMM’s description of LOD 400 concerns manufacturer and contractor modelling for field installation. In another contract, an LOD 400 label may be defined differently or applied only to selected elements. State the actual content and permitted use beside the label, and identify any elements that remain informational.

Product-specific variants need explanation

The CIC window example uses “LOD-G 400” for a fabrication-oriented level. That notation belongs to its specification context. Do not infer that every manufacturer, country or product category uses the same suffixes, object rules or tolerance values.

Detail that helps versus detail that harms

More polygons, nested parts and simulated fasteners do not necessarily produce a better manufacturing package. The CIC BIM Object Guide says objects should be appropriate to the project phase and purpose and “shall not be modelled too detail.” Full reality-level modelling is not necessary regardless of BIM purpose or software limitations.

Useful detail

  • Changes a fabrication dimension, order quantity, connection, clearance, installation step or approval decision.
  • Allows a clash, fit, access or tolerance check that the team has agreed to perform.
  • Identifies a replaceable, inspected or maintained component.
  • Keeps model, drawings, schedules and parts lists consistent.

Unhelpful detail

  • Cosmetic grooves, tiny fixings or hidden internal features that do not affect the agreed use.
  • Duplicated geometry that makes files slow without improving a decision.
  • Unverified manufacturer assumptions presented as final product information.
  • Parameters copied into every object without an owner or downstream use.

For mechanical, electrical and plumbing prefabrication, the CIC BIM Standards for Mechanical, Electrical and Plumbing, version 2 (2021) likewise describes construction-stage shop and fabrication drawing geometry and data in relation to specific fabrication, assembly and installation uses. The principle applies broadly: model what the task requires, not an idealised digital twin of every surface.

Acceptance checks before release

Run a package review with the manufacturer, design team and installation team before treating the model as fabrication information.

  • Identity: Every unit, component and drawing mark matches across the model, drawings, schedules and parts list.
  • Geometry: Dimensions, openings, orientations, interfaces and connection locations match approved manufacturer information.
  • Context: Host structure, grids, levels, adjacent trades and required access are coordinated at the stated stage.
  • Data: Materials, finishes, product references, weights and performance fields are complete where required and blank where not applicable.
  • Reliability: Each element’s permitted use and limitations are visible; preliminary or informational geometry is not mistaken for fabrication data.
  • Documents: The agreed drawing types, schedules, parts lists and specifications are present, readable and cross-referenced.
  • Revisions: The issue status, revision history, approval record and responsibility for incorporating comments are clear.
  • Exchange: Units, coordinates, file format, model splits and tolerances have been checked in the receiving workflow.

Common failure modes and recovery

The team asks for “LOD 400” without defining content

Ask which elements must support fabrication or field installation and write the required geometry, data and documents beside the label. Reissue the requirement as an element-by-element matrix.

The design model is sent directly to production

Separate design intent from manufacturer-authoritative product information. Obtain the selected product data, resolve interfaces, produce the agreed shop and detail drawings, and record who approves the fabrication issue.

The model is detailed but the drawings are incomplete

Use the ISO 4172:2024 document categories as a completeness check: general arrangement, assembly, component and detail drawings, schedules, parts lists and specifications as applicable. A visually rich model cannot replace missing setting-out or assembly information.

What to write in the manufacturer agreement

A short, product-specific schedule is more useful than a single project-wide LOD promise. Include:

  • the prefab product, system boundary and responsible party;
  • intended uses and prohibited uses for each model element;
  • required geometry, interfaces, connections, openings and tolerances;
  • required non-geometric attributes and their authoritative source;
  • model, drawing, schedule, parts-list and specification deliverables;
  • file format, units, coordinates, naming, revision and exchange rules;
  • review, comment, approval and release gates;
  • responsibility for product updates, substitutions, fabrication changes and as-installed information;
  • jurisdictional standards and contract requirements, including the applicable edition of any referenced standard.

That schedule gives the manufacturer a measurable definition of “detailed enough” and gives the project team a fair basis for acceptance. It also leaves room for different requirements for concrete panels, steel modules, bathroom pods, façade units, MEP skids or other systems instead of forcing them into one generic number.

Bottom line

Prefab manufacturers need use-based, reliable information—not maximum visual detail. Set the requirement around the decisions the manufacturer must make, then specify the product geometry, non-geometric data, drawing package, acceptance rules and responsibilities that support those decisions. LOD 400 may be an appropriate reference for manufacturer or contractor installation modelling in a particular framework, while a different level may be sufficient for coordination or handover. The manufacturer and project team should agree the exact content for the product, jurisdiction and contract before anyone treats the model as fabrication information.
