What BREEAM Excellent Means for a Logistics Hub: Energy, Materials and Site Standards

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

BREEAM Excellent means that a newly constructed logistics hub has met the Excellent requirements of a particular BREEAM New Construction scheme, version and assessment stage. It is not a universal warehouse specification, an automatic energy-performance guarantee or proof that every sustainability target has been achieved in operation. The applicable jurisdiction, registered version, assessor’s evidence and certificate must be checked before making a claim about any named hub.

For a logistics building, the rating is most useful as a structured test of three areas: whole-life energy and carbon, material and construction resource use, and the selection and ecological management of the site. BRE’s current New Construction resources identify V7.1 as a minor, targeted update to V7, but the version registered for a project controls the exact criteria and minimum standards.

What BREEAM New Construction covers

BREEAM New Construction is BRE’s framework for assessing and certifying newly built commercial or residential assets. A logistics hub normally falls within the commercial-building scope, but the scheme is adapted to geography. In England, Scotland, Wales and Northern Ireland, the relevant route is UK New Construction; elsewhere, International New Construction applies unless a local adaptation exists. The scheme and country combination should be confirmed at registration through the BREEAM New Construction standard.

That geographical choice matters because benchmarks, compliance notes and evidence conventions can differ. A certificate from one country or scheme cannot be used as if it were a certificate under another. The building’s use classification also affects which criteria apply to warehouse space, offices, yards, loading areas and associated infrastructure.

Excellent is version-specific, not a universal percentage

The word Excellent describes a rating band awarded after credits and minimum standards have been assessed under the project’s registered scheme. BRE’s Version 7 FAQ explains that V7 introduced rating-linked minimum standards intended to reflect what Excellent or Outstanding should look like. The public FAQ does not establish one universal Excellent percentage that can safely be applied to every logistics hub, and the applicable threshold and minimum standards must be read in the full technical manual for the registered version.

V7.1 is described by BRE as a minor, targeted update to V7. A project registered under an earlier version may therefore have different criteria from one registered under V7 or V7.1. Check the V7.1 resources and the project’s registration record rather than translating a score from a different edition.

Design-stage and post-construction status

A design-stage assessment tests drawings, specifications, calculations and proposed procedures. A post-construction or as-built assessment tests what was installed, commissioned and documented. A design-stage Excellent prediction is not the same as a final certificate. For a logistics hub, ask whether the statement refers to a design-stage report, a post-construction assessment or a certified score, and obtain the certificate number or assessment record.

Energy and carbon: the central logistics-hub questions

BRE says the V7 update aligns New Construction with decarbonisation objectives covering operational, embodied, refrigerant and transportation emissions across the building lifecycle. These are assessment concerns: they indicate what the project team must model and evidence, not what an unspecified warehouse actually emits.

Predictive energy modelling

V7.1 gives greater weight to predictive energy modelling and operational performance targets. For a hub, the model may need to represent warehouse heating and ventilation, office conditioning, lighting, controls, hot water, refrigeration where present, process loads and the effects of loading doors and occupancy schedules. Inputs such as floor area, envelope performance, equipment efficiencies, set points and operating hours should be traceable to the design.

  • One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips

Ask for the model’s assumptions and the target metrics, not just a rating label. A model can show that a design is expected to perform well under stated schedules while actual energy use later changes because of tenant fit-out, extended hours, storage temperatures, automation or charging infrastructure.

Whole-life carbon categories

The V7 approach considers more than utility bills. Operational carbon covers energy used during occupation; embodied carbon covers emissions associated with products, construction, maintenance, replacement and end-of-life; refrigerant emissions address leakage and refrigerant choices; and transportation emissions extend the lifecycle view to relevant movement associated with the asset. The boundaries, calculation method and data quality should be recorded in the assessment evidence.

Excellent therefore does not mean that the hub is net-zero, fossil-free or guaranteed to meet a particular annual carbon intensity. It means the project has satisfied the applicable energy and carbon criteria for its scheme and version, subject to the certificate’s scope and any stated assumptions.

Operational targets and handover

Operational targets are useful only when someone can monitor them. Review the metering strategy, sub-metering for major uses, controls, commissioning records, seasonal testing and the handover information provided to the operator. A logistics tenant should know who receives energy data, how anomalies are investigated and whether the target is a design intention or an ongoing performance commitment.

Materials and construction resource use

The V7 technical screening summary lists several materials and resource topics for New Construction. They are separate evidence areas, so a strong result in one does not prove performance in all the others. The relevant criteria include:

Why logistics buildings need a tailored materials review

Large spans, heavy vehicle movements, high floor-load requirements, extensive yards and rapid fit-out changes create different trade-offs from an office project. The assessment team may need coordinated information on the frame, slab, cladding, roof, dock equipment, hardstanding, office finishes and tenant alterations. A life-cycle assessment that omits a major element or treats a future fit-out as outside the boundary can give a misleading impression, so the scope and exclusions should be explicit.

Site selection and ecology

Site and ecology criteria address where the building is placed and how its impacts are managed. The V7 summary includes site selection, ecological risks and opportunities, ecology impact management, ecological enhancement and restrictions relating to high-value land types.

Site history and risk

Evidence may cover previous land use, contamination, flood or water risks, access, existing habitats and constraints affecting construction. A previously developed or brownfield site is not automatically the best result: contamination remediation, habitat value, flooding, transport impacts and the quality of restoration all remain project-specific questions.

Ecological impact and enhancement

An ecologist’s baseline survey can identify habitats and species before works begin. The project may then apply a mitigation hierarchy: avoid important features, minimise unavoidable effects, restore disturbed areas and provide enhancement where the criteria require it. Planting, drainage, lighting, boundary treatments and long-term management can affect the outcome. Do not assume that a landscaped perimeter or biodiversity plan secured ecology credits without the assessor’s evidence and the completed works.

How to verify a claim that a hub is BREEAM Excellent

  1. Identify the asset and jurisdiction. Record the hub’s legal project name, address, country and building scope, including whether offices, yards or later tenant works are included.
  2. Confirm the registered scheme and version. Ask whether it is UK or International New Construction, whether a local adaptation applies, and whether the registration is under V7.1 or another edition.
  3. Check assessment stage. Distinguish a design-stage prediction from a post-construction or as-built certificate.
  4. Obtain the certificate and score record. Check the rating, verified score where published, certificate date, assessor and any scope limitations. Do not infer a score from marketing language.
  5. Review energy evidence. Request the predictive model summary, operational targets, metering and commissioning information, and the treatment of embodied, refrigerant and transport emissions under that version.
  6. Review materials, waste and ecology evidence. Look for the life-cycle assessment boundary, construction-GWP calculation, responsible-sourcing records, waste reports, site-risk studies, ecology surveys, mitigation and enhancement records.

Comparing two logistics hubs or certification claims

Comparisons are meaningful only when both projects use comparable schemes, versions and assessment stages. Use the same questions for each asset:

Comparison axis What to verify
Scheme and version UK or International route, local adaptation, registered New Construction version and applicable manual.
Rating evidence Certified rating, verified score if published, certificate date, assessor and design-stage versus post-construction status.
Energy Modelling assumptions, major loads, target metrics, metering, commissioning and operational handover.
Carbon Operational, embodied, refrigerant and transportation boundaries, calculation methods and data quality.
Materials and waste Life-cycle assessment scope, construction GWP, efficiency decisions, durability, sourcing, waste records and adaptability provisions.
Site and ecology Land history, contamination and other risks, habitat baseline, mitigation, enhancement and long-term management.

A higher headline score is not automatically a better operational fit. A tenant with automated storage, refrigeration or intensive vehicle charging should examine the underlying assumptions rather than relying on the rating alone.

A logistics-sector example, with an important limitation

BRE’s finalist-page search result describes Vanguard Logistics Park in Portsmouth as a 31,926 m² industrial and logistics development containing two warehouse and office units, and reports a BREEAM Outstanding score of 98.7%. The figure is an example of a logistics development pursuing BREEAM New Construction, not a definition of Excellent and not evidence about any other hub. Because the accessible material is a search-result description rather than the full live case page, verify the details at BRE’s finalist page before quoting them in a project document.

Common mistakes when interpreting Excellent

  • Using a generic threshold: the exact Excellent threshold and minimum standards depend on the registered scheme and version; consult the full manual.
  • Treating a prediction as a result: design intent does not replace an as-built certificate and completed evidence.
  • Assuming the rating guarantees low bills: tenant schedules, process loads, controls and maintenance can change actual performance.
  • Equating one credit with whole-building sustainability: energy, carbon, materials, waste and ecology are distinct evidence areas.
  • Comparing unlike projects: geography, version, scope, building type and assessment stage must be aligned.
  • Claiming site benefits without records: brownfield status, planting or a biodiversity statement alone does not establish compliance.

Who can help assemble the evidence

A licensed BREEAM assessor coordinates the rating evidence and interprets the applicable manual. Depending on the project, the team may also need building-energy modellers, whole-life-carbon practitioners, ecologists, contamination specialists, materials consultants and construction-waste managers. Their appointment should define the scheme version, assessment stage, deliverables, data ownership and responsibilities for updating evidence when the design changes.

Frequently asked questions

Does BREEAM Excellent mean a warehouse is carbon-neutral?

No. It is a rating within a specified BREEAM assessment. The certificate does not by itself establish carbon neutrality, net-zero operation or a guaranteed annual energy use.

Can a hub outside the UK use BREEAM New Construction?

Yes, normally through International New Construction unless a local adaptation exists. The country and registered scheme determine the applicable criteria.

Is a 98.7% score required for Excellent?

No. The reported 98.7% figure belongs to the cited Portsmouth logistics-park Outstanding example. It is not an Excellent threshold or a requirement for other projects.

What document should an occupier request?

Request the final certificate and assessment record, then ask for the energy-model summary, operational targets, materials and waste evidence, and site/ecology records relevant to the occupied areas and any tenant works.

No. It assesses defined design and evidence criteria; actual costs depend on operation, occupancy, maintenance, process loads and tenant behaviour.

Can a design-stage prediction be advertised as a certified rating?

It should be identified as a design-stage assessment or target until a post-construction or as-built certificate is issued.

Are ecology credits automatic on a brownfield site?

No. Site history, contamination, habitats, mitigation and enhancement must be evidenced for the specific project.
