The Best Home Security Systems in San Antonio

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

There is no single best home security system for every San Antonio home. ADT is the strongest fit for traditional professionally installed and monitored protection; Vivint is better for a customized smart-home installation; Ring Alarm is the best match for DIY households already using Alexa or Ring devices; SimpliSafe and Frontpoint are strong DIY comparison candidates; and a licensed local installer may be the better choice for existing wiring, unusual construction, large properties, or hands-on local service.

Before choosing, compare the installation model, professional-versus-self-monitoring, equipment ownership, total monthly and upfront cost, cellular and battery backup, smart-home compatibility, fire and water protection, and who is responsible for San Antonio’s alarm permit.

Best home security systems in San Antonio at a glance

These recommendations are based on the type of system each provider publicly describes, not on an independent test of police response time, equipment reliability, customer service, or crime-prevention performance. The right choice depends on your property, budget, comfort with installation, and desired response model.

Which system should you choose?

  1. Choose ADT if you want a conventional professionally installed system with professional monitoring and local San Antonio service.
  2. Choose Vivint if you want one professionally installed platform for alarms, cameras, locks, thermostats, garage controls, and environmental sensors.
  3. Choose Ring Alarm if you want to install the system yourself and already use Ring cameras, Ring doorbells, Alexa, or compatible smart locks.
  4. Choose SimpliSafe if avoiding a long-term contract is a primary consideration and you want a DIY system with an optional monitoring plan.
  5. Choose Frontpoint if you want DIY installation but still want a cellular-connected system and professional monitoring option.
  6. Get local quotes if your home has existing wired sensors, an old alarm panel, unusual construction, a large lot, or a need for customized cameras and access control.
  7. Buy a camera system instead of an alarm system only if video recording is your main goal and you understand that cameras alone do not provide professionally monitored intrusion, fire, or medical response.

1. ADT: best for traditional professional installation and monitoring

ADT is the clearest national choice for homeowners who want a conventional professionally installed and professionally monitored system. ADT advertises service in San Antonio, local technicians, 24/7 professional monitoring, intrusion detection, fire detection, cameras, video doorbells, and smart-home control through the ADT+ app.

#1 Best Overall
Ring Alarm 14-Piece Kit (newest model), Wireless smart home or business security system, expandable, easy setup, Mobile App Control, 24/7 Professional Monitoring, Alexa Compatible
  • A great fit for 2-4 bedroom homes, this Alarm Kit includes one Base Station, two Keypads, eight Contact Sensors, two Motion Detectors, and one Range Extender.
  • Includes an intuitive Keypad that can arm and disarm your Alarm and Contact Sensors that detect when doors or windows open.
  • Choose the Ring Alarm Kit that fits your needs and detect even more with additional Alarm Sensors and accessories (sold separately) at any time.
  • Receive mobile notifications when your system is triggered and monitor all your Ring devices all through the Ring app.
  • More peace of mind. Subscribe to a compatible Ring Protect Plan (sold separately) to Arm your Alarm from anywhere, keep your system online if the Wi-Fi goes down, and more. Plus, get 24/7 Professional Monitoring for emergency police, fire and medical response, and more.

ADT also offers DIY self-setup packages, so it is not exclusively a professional-installation option. However, its strongest fit in this comparison is the homeowner who wants a technician to install and configure the system rather than placing every sensor independently.

Why consider it: professional installation, a broad security and fire product range, app-based control, and San Antonio-specific service information.

Questions to ask: Request an itemized quote showing equipment, installation, activation, monitoring, taxes, financing charges if applicable, contract length, cancellation terms, equipment ownership, battery and cellular backup, and who files the city alarm permit. ADT’s exact price and terms depend on the current system and offer, so a generic advertised monthly figure should not be treated as your San Antonio total.

2. Vivint: best for customized smart-home security

Vivint is the strongest fit for a homeowner who wants security designed around the property and integrated with several smart-home functions. Vivint describes professional system design, device placement, installation, testing, app setup, and user training by its Smart Home Pros. It also describes a U.S.-based, in-house 24/7 monitoring team.

A Vivint system can be configured with intrusion sensors, cameras, locks, thermostats, garage sensors and controls, fire sensors, flood sensors, and carbon-monoxide devices. That makes it a better candidate than a basic alarm kit when the goal is a unified smart-home system rather than only door and window protection.

Vivint’s public pricing pages state that equipment starts at $199.99, monitoring starts at $24.99 per month, and professional installation is included with purchases. Those are starting points, not a guaranteed San Antonio quote: the final price depends on the equipment, system design, financing or purchase arrangement, and current offer.

Why consider it: custom design, professional installation, integrated smart-home controls, and professional monitoring.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Trade-off: a more customized system can mean more equipment, a higher total purchase price, and more complicated contract or financing terms. Confirm exactly what you own, what you pay upfront, what is financed, and what happens to the equipment if monitoring ends.

3. Ring Alarm: best DIY choice for Alexa and Ring households

Ring Alarm is the most natural fit for households that already use Ring cameras, Ring doorbells, Alexa devices, or compatible smart locks. Ring describes a self-installation process that involves plugging in the base station, connecting sensors in the Ring app, and using the keypad. The system can be controlled through the app, and Alexa can arm or disarm Ring Alarm and control compatible devices.

Rank #2
Ring Alarm 8-piece kit (2nd Gen) - home security system with optional 24/7 professional monitoring
  • A great fit for 1-2 bedroom homes, this kit includes one base station, one keypad, four contact sensors, one motion detector, and one range extender.

If you prefer buying hardware online instead of starting with a professional quote, the Ring Alarm Security Kit is the straightforward Ring entry point for a DIY whole-home alarm. Kit size and current inventory can change, so count the doors, accessible windows, motion zones, and other areas you want protected before selecting a bundle.

Ring also offers optional 24/7 professional monitoring. Its official page currently lists Alarm Professional Monitoring at $19.99 per month with an eligible Ring Protect subscription. Treat that as a plan-specific price rather than the complete cost of every Ring household: verify the required subscription, camera features, taxes, and current terms before comparing it with another provider’s monitoring price.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ring states that Ring Alarm has a 24-hour backup battery. An eligible plan can also provide cellular alarm backup if home Wi-Fi fails. That distinction matters: battery backup helps during a power interruption, while cellular backup helps the alarm communicate when the internet connection is unavailable. Confirm which features apply to the exact plan and equipment you purchase.

Choose Ring Alarm Pro only if you specifically value its additional networking features. Ring Alarm Pro combines the alarm with an eero Wi-Fi 6 router and offers backup-internet features under an eligible subscription. It is not automatically the best choice for every home; it makes more sense when a household wants DIY security plus an integrated router and backup-internet option.

After installation, Ring Alarm contact sensors and Ring Indoor Cam can expand a Ring system, but accessories should be treated as additions to the alarm rather than substitutes for a complete security plan. Check camera placement, privacy, recording storage, and whether the relevant features require a separate or eligible Ring subscription.

Best fit: a technically comfortable homeowner who wants self-installation and already uses Ring or Alexa.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

4. SimpliSafe: best no-long-term-contract DIY comparison candidate

SimpliSafe positions its systems as DIY-installed equipment paired with optional professional monitoring, and its official materials describe no long-term contracts. That combination makes it a useful comparison for homeowners who want the flexibility to install the system themselves without committing to a long service term.

The practical advantage is simplicity: you can compare a self-monitored setup with a professionally monitored plan without changing the basic installation model. A self-monitored system can send app alerts and sound a local siren, but it places more responsibility on the homeowner or emergency contacts to notice and act on an event.

SimpliSafe’s equipment offers, monitoring prices, exact plan features, and San Antonio availability can change. Verify the current equipment list, monthly plan, cellular and battery-backup behavior, camera features, cancellation terms, and whether the system’s fire or environmental sensors are included or separately priced.

Best fit: a homeowner who prioritizes DIY installation and no long-term contract, and who is willing to compare the current plan details carefully.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

5. Frontpoint: best DIY alternative with monitoring

Frontpoint describes cellular-connected systems, DIY setup, professional monitoring, cameras, and smart-home integrations. It is a reasonable alternative for someone who wants to install the hardware personally but still wants a monitoring option rather than relying only on app notifications.

Cellular connectivity can be useful when a home internet connection fails, but do not assume every device or plan has the same backup arrangement. Ask how the base station communicates during an internet outage, how long the battery lasts during a power outage, which cellular network is used, and whether cameras continue to provide remote access when the internet is down.

Rank #3
Ring Alarm 5-Piece Kit (newest model), Wireless smart home or business security system, expandable, easy setup, Mobile App Control, 24/7 Professional Monitoring, Alexa Compatible
  • A great fit for condos and apartments, this Alarm Kit includes one Base Station, one Keypad, one Contact Sensor, one Motion Detector, and one Range Extender.

Frontpoint’s current prices, contract terms, equipment ownership rules, and cancellation costs should be confirmed in writing. Compare its complete first-year cost—not just the advertised monitoring figure—with the equipment, shipping, activation, taxes, permit, and any required subscriptions.

Best fit: a DIY-oriented homeowner who wants cellular-connected equipment and the option of professional monitoring.

6. Local San Antonio providers: best for custom work and local service

A San Antonio local alarm company may be the better path when a national preconfigured kit does not fit the property. Local expertise can be valuable for an existing wired alarm, a legacy panel, a large or irregular home, a detached structure, unusual construction, custom camera coverage, access control, or a need for repair and system takeover.

Several companies advertise relevant services, but they should be treated as providers to investigate and quote—not as independently tested winners:

  • Ranger American advertises San Antonio service and repair, alarm monitoring, upgrades, and smart-security systems.
  • Gleitz Alarms says it is San Antonio-based and family-owned, has operated since 1971, and provides custom installation and local monitoring.
  • San Antonio Alarm Company advertises residential and commercial systems, monitoring, surveillance, fire alarms, and Texas license numbers.
  • APEX Smart Home advertises professional installation and monitoring across San Antonio and Bexar County.

These are marketing and service-availability claims that should be confirmed directly. Ask each company for its current Texas license information, a written equipment list, the name of the monitoring company, contract duration, cancellation terms, equipment ownership, service-response expectations, cellular carrier, battery-backup details, permit responsibility, and whether another monitoring company could take over the system later.

Do not confuse electronic alarm monitoring with guard services. Ranger Security Agency’s San Antonio page primarily advertises security guards, which is a different service from a monitored electronic alarm system. A guard-service quote may be useful for a construction site, event, or property requiring physical presence, but it should not be presented as equivalent to a residential alarm-monitoring plan.

Camera-focused alternative: local-recording video without monitored alarm response

Some homeowners mainly want video surveillance, local recording, or coverage of a driveway, workshop, detached garage, or large lot. For that use case, a Reolink PoE security camera/NVR system can be a relevant hardware category to investigate. Power-over-Ethernet cameras can provide a more structured wired installation and an NVR can support local recording.

This is not a replacement for a professionally monitored alarm. A camera/NVR system may record or send alerts, but it does not automatically provide the same intrusion, fire, medical, or panic-event monitoring workflow. If you choose cameras only, decide who will watch alerts, how recordings are protected, what happens during an internet or power outage, and whether you also need separately monitored smoke, carbon-monoxide, water, or burglary sensors.

San Antonio alarm permits: what homeowners need to know

If the property is inside San Antonio city limits, treat the alarm permit as part of the installation—not as an optional administrative detail. The City of San Antonio’s alarm-permit materials state that residential and commercial alarm users should use the city’s alarm-permit system. A residential permit is valid for one year.

The city’s listed fees include:

  • $50 for a regular residential alarm permit;
  • $30 for a residential senior permit;
  • $200 each for commercial fire and police permits; and
  • $50 for a gated-community permit.

Fees and permit procedures can change. Use the city’s live alarm-permit page and fee table when applying rather than relying on an older brochure or PDF with superseded amounts.

Rank #4
Like-New Ring Alarm 8-Piece Kit (newest model), Home or business security system with optional 24/7 professional monitoring
  • Like-New Ring Alarm 8-piece kit is refurbished, tested, and certified to look and work like new and comes with the same limited warranty as a new device. Like-New Amazon devices may be packaged in generic Amazon-branded boxes.
  • A great fit for 1-2 bedroom homes, this kit includes one base station, one keypad, four contact sensors, one motion detector, and one range extender.

The city’s alarm materials also state that a newly activated alarm user must report the alarm location, responsible party, and two contacts within 12 hours of system activation. The materials describe a limited period while the permit is being issued. The ordinance materials identify false-alarm fees and additional charges for unpermitted alarms, so keep the permit current and make sure the monitoring provider has accurate contact information.

This obligation applies to DIY systems as well as professionally installed systems. It is tied to operating an alarm system within the city, not to whether the equipment came from ADT, Vivint, Ring, SimpliSafe, Frontpoint, or a local installer. Confirm that the address is actually inside San Antonio city limits; a property elsewhere in Bexar County may fall under different rules. Ask the installer or monitoring provider who files the initial permit and who handles renewal, and obtain that responsibility in writing. Do not assume the provider completed the filing automatically.

How to compare the true cost

The advertised monthly monitoring price is only one part of the cost. Request a written first-year and ongoing-cost breakdown containing:

  • equipment purchase price or financed amount;
  • professional installation, DIY activation, shipping, and setup charges;
  • monthly monitoring;
  • camera-cloud storage, backup-internet, or other required subscriptions;
  • sales tax and the San Antonio alarm-permit fee;
  • permit renewal cost;
  • replacement batteries and other consumables;
  • contract length, early-cancellation charges, and equipment-return rules; and
  • whether equipment is purchased, financed, leased, or retained by the provider when service ends.

For a useful comparison, obtain at least three proposals: one national professional-installation quote, one DIY system with professional monitoring, and one licensed local provider. Compare the same protection scope in each proposal—for example, the number of doors and windows, motion sensors, smoke and carbon-monoxide detectors, water sensors, cameras, and panic or medical features. A cheap quote that omits fire, water, cellular backup, or camera storage is not equivalent to a more complete quote.

Professional installation versus DIY

Professional installation makes more sense when:

  • you have an existing wired alarm or want to reuse legacy sensors;
  • the property has multiple buildings, unusual layouts, or difficult camera angles;
  • you want a professional to test sensors, configure the app, and explain the system;
  • you need integrated locks, thermostats, garage controls, fire, flood, or carbon-monoxide devices; or
  • you prefer a single company to design and service the system.

Vivint is explicitly built around custom professional design and installation. ADT advertises local professional technicians in San Antonio, while also offering DIY packages. A local provider may have more flexibility with existing wiring or a nonstandard property, but the quote requires more diligence.

DIY makes more sense when:

  • you want to avoid an installation appointment;
  • you are comfortable positioning sensors and connecting a base station in an app;
  • you want to move or expand the system yourself; or
  • you want to compare self-monitoring and professional monitoring separately.

Ring describes a straightforward base-station, app, and keypad setup. SimpliSafe and Frontpoint also position their systems for DIY installation. DIY is not the same as self-monitoring: you can install a system yourself and still pay for professional monitoring.

Professional monitoring versus self-monitoring

With professional monitoring, a monitoring team handles alarm events according to the provider’s procedures and may request police, fire, or medical assistance. Ring says eligible professional-monitoring service allows its monitoring team to request police, fire, or medical help. Vivint describes an in-house, U.S.-based 24/7 monitoring team and emergency dispatch.

Verification, contact procedures, dispatch rules, and response depend on the provider, plan, event type, and local emergency-service requirements. No provider should be selected on an unsupported promise of the fastest police response.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Self-monitoring generally means app notifications and a local siren, with the homeowner or emergency contacts responsible for noticing the alert and deciding what to do. It can reduce recurring costs, but it also depends on an awake person having a working phone, internet connection, power, and the ability to respond. Ask whether emergency contacts are included, how they are updated, and what happens if nobody answers.

Internet and power-outage resilience

Ask for two separate answers: What happens when the internet fails? and What happens when the power fails? A system may have a battery but no cellular connection, or cellular alarm communication but no backup internet for cameras and smart-home devices.

  • Ring: Ring states that Ring Alarm has a 24-hour backup battery. An eligible plan can provide cellular alarm backup when home Wi-Fi fails. Alarm Pro adds an eero Wi-Fi 6 router and backup-internet features under an eligible subscription.
  • Vivint: Vivint describes systems using hardwired and wireless technology, but the exact battery, cellular, and internet-backup configuration should be confirmed for each quote.
  • ADT, SimpliSafe, Frontpoint, and local providers: ask for the exact base-station battery duration, cellular-backup terms, network coverage, and which devices continue operating during an outage.

Cameras deserve special attention. Even if an alarm sensor can communicate over cellular backup, cloud video, live viewing, or Wi-Fi-connected automation may work differently during an outage. Have the provider explain each device’s behavior rather than treating the entire system as either fully online or fully offline.

Smart-home compatibility and sensor coverage

Choose the ecosystem that matches the devices you already own, but do not let voice control replace basic coverage planning.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Ring: the strongest fit for Ring cameras, Ring doorbells, Alexa devices, and compatible smart locks. Ring says Alexa can arm and disarm Ring Alarm and control compatible devices.
  • Vivint: the stronger candidate for a professionally integrated system combining alarms with cameras, locks, thermostats, garage controls, fire, flood, and carbon-monoxide devices.
  • ADT: offers smart-home control through the ADT+ app alongside cameras, doorbells, intrusion, and fire detection.
  • Frontpoint: describes cameras and smart-home integrations in its DIY-oriented offering.

Burglary protection, fire detection, carbon-monoxide detection, water or flood sensing, medical alerts, panic buttons, and video surveillance are different capabilities. Ask which are included, which require separate equipment or subscriptions, and whether each event is professionally monitored.

San Antonio buying checklist

  1. Confirm whether the property is inside San Antonio city limits.
  2. Decide whether you want professional installation, DIY installation, or a hybrid approach.
  3. List every protected opening and area: exterior doors, accessible windows, interior rooms, garages, detached buildings, driveways, and gates.
  4. Decide separately whether you need burglary, fire, carbon monoxide, water, medical, panic, and video features.
  5. Ask whether existing wired sensors, cameras, or an old alarm panel can be reused.
  6. Get equipment, installation, activation, monitoring, subscriptions, tax, permit, renewal, financing, and cancellation costs in writing.
  7. Confirm whether you own the equipment, finance it, lease it, or must return it when service ends.
  8. Ask whether monitoring continues during an internet outage and power outage, and obtain the battery and cellular details.
  9. Ask which cellular carrier is used and whether coverage has been checked for the property.
  10. Ask who files and renews the San Antonio alarm permit, and keep proof of filing.
  11. Provide two current emergency contacts and keep them updated with both the city and the monitoring company.
  12. For a local provider, request its current Texas license information, monitoring-company name, service expectations, contract, ownership terms, and system-takeover policy.
  13. Also ask your insurer about alarm discounts. Do not assume a discount exists or that every monitored system qualifies; eligibility and documentation are insurer-specific.
  14. Compare at least one national professional-installation quote, one DIY monitored system, and one licensed local provider.

Frequently Asked Questions

Do I need an alarm permit for a DIY system in San Antonio?

If the property is inside San Antonio city limits, the city’s materials tie the permit requirement to operating an alarm system, not to whether the equipment was professionally installed or purchased from a national brand. Confirm the current procedure, fee, and filing responsibility with the city and do not assume a provider completed it.

Which San Antonio security system is best for an existing wired alarm?

Start with a licensed local provider and ask whether the existing panel and sensors can be reused or taken over. ADT or Vivint may also be worth quoting, but compatibility depends on the panel, wiring, equipment ownership, and the new provider’s supported hardware.

Does a security system work if the internet or power goes out?

It depends on the base station, plan, and device. Ask separately about battery backup, cellular alarm communication, backup internet, and camera operation. Ring states that Ring Alarm has a 24-hour backup battery and that eligible plans can provide cellular alarm backup; other providers’ configurations should be confirmed in the quote.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Are cameras alone the same as a monitored home alarm?

No. Cameras can provide video alerts or local recording, but they do not automatically provide the same professionally monitored intrusion, fire, medical, or panic response. If you choose cameras only, decide who will watch alerts and consider separate alarm and environmental sensors.

Can a monitored alarm lower my homeowners insurance premium?

Possibly, but it is not guaranteed. Ask your insurer whether a qualifying alarm earns a discount, what monitoring level and documentation are required, and whether the discount applies to your policy and property.

The Bottom Line

Bottom line: San Antonio homeowners should choose by system fit, not brand popularity. Pick ADT for traditional professional installation and monitoring, Vivint for a deeply integrated professionally installed smart home, Ring Alarm for DIY Alexa and Ring households, SimpliSafe for a no-long-term-contract DIY comparison, Frontpoint for another DIY monitored option, and a licensed local provider for custom work or legacy equipment. Whatever you choose, price the complete system, confirm outage protection, and handle the San Antonio alarm permit before treating the installation as finished.
