Choose a 12V tool when compact handling, easy storage and light drilling or fastening are your priorities. Choose the RYOBI 18V ONE+ system when you want one battery platform that can grow across many tool types. Neither voltage is automatically better for every apartment: the exact tool, battery attached, task, kit contents and your building’s rules matter more than the number printed on the battery.
The comparison below uses manufacturer-published specifications and platform counts, not an independent head-to-head performance test. Treat the named models as examples, then check the current listing for the exact kit you plan to buy.

Quick answer: 12V for compact jobs, ONE+ for a growing tool collection
| Priority | Better starting point | Why |
|---|---|---|
| Furniture assembly, shelves and small repairs | 12V | A compact drill/driver is easier to maneuver in cabinets, closets and other tight spaces. |
| One or two tools with minimal storage | 12V | A small kit can be easier to store and carry, provided its included battery and charger meet your needs. |
| Adding several cordless tools over time | RYOBI 18V ONE+ | RYOBI says the ONE+ system includes more than 300 compatible products. |
| Replacing or supplementing existing ONE+ batteries | RYOBI 18V ONE+ | Existing compatible batteries can reduce duplicate chargers and packs; verify compatibility for the specific tool. |
| Maximum confidence in one compact drill example | 12V example | Milwaukee lists its M12 model 3401-22 at 5.4 inches long, 2 pounds with the kitted battery and 350 in-lbs of torque. |
Those are decision rules, not a claim that every 12V drill is smaller or that every 18V tool is stronger. The Milwaukee figures apply only to model 3401-22, and RYOBI’s product count is a current manufacturer statement whose catalog can change.
Why voltage alone cannot answer the apartment question
“12V” and “18V” identify a battery system’s nominal voltage. They do not tell you the complete size, weight, torque, chuck, ergonomics, battery capacity or included accessories of a particular tool. A compact 18V drill and a bulky 12V drill can have different handling characteristics, while two tools at the same voltage can be designed for very different work.
#1 Best Overall

Compare the tool with its battery installed, because that is the configuration you hold overhead or inside a cabinet. A bare-tool specification can make a kit appear lighter than it feels in use. Also compare like-for-like tool classes: a drill/driver should be compared with another drill/driver, not with an impact driver or a specialized tool.
Task difficulty matters just as much. Furniture hardware, pilot holes in ordinary wood and driving small screws place different demands on a drill than repeated large holes or dense materials. If your apartment projects are mostly light drilling and fastening, compact control may be more valuable than chasing an unspecified power advantage. If you expect demanding or extended work, evaluate the exact model’s published specifications and kit options instead of assuming voltage settles it.
The two platform examples in this comparison
RYOBI 18V ONE+
RYOBI describes ONE+ as a system with over 300 compatible products on its official ONE+ collection page. That figure is the manufacturer’s current platform claim, not an independent audit, and the catalog may change. The practical advantage is choice: once you own a compatible battery and charger, you can investigate additional tools without starting a completely separate battery system.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsRYOBI’s catalog also lists an HP Compact Brushless 1/2-inch Drill/Driver Kit, model PSBDD02K2. Use the manufacturer product page to confirm the current SKU, included batteries, charger and availability before buying. The surfaced listing establishes that it is a compact brushless 1/2-inch drill/driver, but it does not provide a directly comparable body length, battery-attached weight or torque figure in the available product text.
12V example: Milwaukee M12 3401-22
Milwaukee states that its M12 platform has over 150 solutions. On the official M12 Subcompact Brushless 3/8-inch Drill/Driver Kit 3401-22 page, the company lists these specifications for that model:

- Ergonomically Designed: Work in tight areas with a compact design that gets into tough spots
- Both tools are designed to fit into difficult to reach spaces
- Complete a wide range of applications with a high-performance motor that delivers up to 300 UWO, and an impact driver delivering up to 1,400 in-lbs of torque
- Both the DEWALT impact driver and drill driver feature integrated LED work lights with a convenient 20-second delay, ensuring enhanced visibility in dimly lit or challenging work areas
- One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips
- 5.4 inches long
- 2 pounds with the kitted battery
- 350 in-lbs of torque
- Two M12 CP 2.0Ah batteries
- An M12 charger
- A contractor bag
These numbers describe model 3401-22, not every 12V drill or the entire M12 platform. They are useful as a concrete compact-tool reference, but they should not be used to declare a universal 12V advantage.
Apartment tasks: match the tool to the work
Furniture assembly and fastening
For flat-pack furniture, cabinet hardware and small repairs, a compact drill/driver is usually easier to position than a larger tool. Length matters when the screw is inside a narrow cabinet or close to a wall. A smaller grip and lower overall mass can also make it easier to keep the bit aligned while working at shoulder height.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
A 12V drill is a sensible first candidate for this workload, but confirm the kit’s chuck, included battery and published output. The 350 in-lbs specification on the 3401-22 is a model-specific reference; it does not establish what another 12V or 18V drill will deliver.
Shelves, curtain hardware and wall-mounted items
Before selecting a drill, resolve whether drilling is permitted. A battery platform cannot override a lease, condominium rule or building policy. Ask the landlord or building manager, and check the applicable rules for anchors, wall damage and restoration.
Once permission is clear, identify the material and the required bit. The tool’s voltage does not tell you whether a particular bit, chuck or operating mode is appropriate. Plan for dust collection or cleanup, and avoid working where debris could enter shared ventilation or damage finishes.

Repeated or larger holes
If you expect repeated drilling, larger fasteners or work that keeps the tool running for longer periods, look beyond the voltage label. Compare the exact drill’s torque or other stated output, speed settings, battery capacity, included packs and the manufacturer’s intended use. The available specifications do not provide a controlled performance comparison between the RYOBI and Milwaukee examples, so a universal winner cannot be established.

Future tools
Think through the next three tools you might realistically need. A platform is most valuable when its catalog contains those tools in compatible versions. RYOBI states more than 300 ONE+ products, while Milwaukee states more than 150 M12 solutions; the counts are not directly comparable catalog audits. Check the current catalog for each specific tool rather than assuming every category or model remains available.
Handling and storage in a small apartment
Measure your storage location before buying. Include the battery, charger, case or bag and any bits, not just the tool body. A kit that fits in a drawer may be more useful than a more capable kit that must remain on a crowded shelf.
For overhead work, compare the complete, battery-attached weight. Milwaukee’s 2-pound figure for the 3401-22 includes its kitted battery. The available RYOBI listing does not provide a comparable battery-attached weight in the surfaced text, so do not infer that the RYOBI model is lighter or heavier.
Check the tool’s body length and head shape when working in closets, kitchen cabinets and narrow utility spaces. The 3401-22’s stated 5.4-inch length illustrates why a subcompact design can be convenient, but it is not proof that every 12V model has the same dimensions. Obtain the current dimensions for the exact RYOBI or other 12V model under consideration.

Kit contents and the real cost of entering a platform
Compare complete kits rather than bare tools. A tool-only listing may look inexpensive but still require a battery and charger. RYOBI offers both tool-only and kit listings, so read the selected SKU carefully. The Milwaukee 3401-22 listing cited here includes two 2.0Ah batteries, a charger and a contractor bag.
Use this checklist for every listing:
- Does the package include a battery, or is it tool-only?
- How many battery packs are included?
- What capacity is printed on each pack?
- Is the charger included, and is it compatible with the battery system?
- Are a case, bag, side handle, bits or other accessories included?
- Is the listed model number exactly the one you intend to purchase?
- What are the current price, return terms and warranty terms for your region?
Current prices and availability are volatile and are not established by the cited specifications. Check the manufacturer’s live listing and the retailer’s complete contents before placing an order. Do not compare a discounted tool-only price with a full kit and call the cheaper listing the better value.
Should you buy into one battery platform?
When a single platform helps
Staying with one system can simplify charging, storage and future purchases. If you already own compatible batteries, a tool-only purchase may avoid duplicating packs, although you still need to verify that the battery is approved for the new tool. A broad catalog can also reduce the temptation to buy a second charger and battery family later.
When a single platform is less important
If you need only one drill and have no clear plans for additional cordless tools, platform breadth may not justify a larger or less convenient kit. Choose the exact drill that fits your hand, storage space and tasks, then compare the complete package. Owning two systems is not automatically wasteful if each tool solves a different problem, but it does mean maintaining separate batteries and chargers.

- Write down the exact battery family and model numbers you already own.
- Open the manufacturer’s page for the proposed tool.
- Confirm that the tool is listed as compatible with that battery family, not merely with the same brand.
- Check whether the tool requires a particular battery type or capacity for the stated performance.
- Confirm that the charger and battery voltage match the system you intend to maintain.
Apartment rules are separate from tool specifications
A compact cordless tool can still create noise, vibration and dust that affect neighbors or shared spaces. The battery platform does not determine whether your building permits the work or whether a particular time of day is acceptable. Ask for written guidance when possible, especially for wall drilling, anchors or projects that may affect plumbing, wiring or fire-rated construction.

- Clog resistant tip writes on dusty, wet and oily surfaces and is optimized for rough surfaces such as OSB, cinderblock and concrete

Plan the work area before starting. Protect floors and furniture, keep the bit and fastener organized, and clean dust promptly. If the project requires a method your lease or building rules prohibit, select a non-drilling alternative or obtain approval first. No 12V-versus-18V choice makes unauthorized drilling acceptable.
A step-by-step buying process
- List the next projects. Separate light fastening and small holes from repeated or larger drilling. Include the materials and the locations where you will work.
- Confirm permission. Ask the landlord or building manager about drilling, anchors, noise, work hours and restoration requirements.
- Set the handling requirement. Measure storage space and decide whether low weight, short length or one-handed control is the dominant concern.
- Choose the tool class. Compare drill/driver with drill/driver. Do not use a platform label to substitute for the actual tool specification.
- Shortlist exact models. Record body length, battery-attached weight, stated output, chuck size, speed settings and any included accessories.
- Choose the ecosystem. If you expect several additions, inspect current catalogs. RYOBI claims more than 300 ONE+ products; Milwaukee claims more than 150 M12 solutions.
- Audit the kit. Confirm battery count, amp-hour capacity, charger, bag or case, model number and regional availability.
- Compare the complete purchase. Include any required bits, anchors and additional batteries. Recheck the live listing because prices and contents can change.
- Plan storage and charging. Keep the charger and batteries in a dry, accessible location and leave enough room to avoid damaging cords or packs.
- Test your decision against the hardest likely job. If the tool comfortably fits only the easiest task but not the project you expect next, select a different exact model rather than relying on the voltage number.
Common buying mistakes and how to avoid them
Assuming 18V is automatically too powerful for an apartment
Apartment suitability is about the actual task, tool dimensions, handling, storage and building rules. An 18V platform can be reasonable when its broader ecosystem is valuable; the voltage alone does not determine noise, permission or whether the tool fits a cabinet.
Assuming every 12V tool is tiny
The 5.4-inch, 2-pound figures belong to Milwaukee model 3401-22. Check the dimensions and battery-attached weight of the exact 12V model you plan to use.
Comparing a bare tool with a complete kit
Record what is in the box before comparing prices. A tool-only RYOBI listing and a two-battery Milwaukee kit are not equivalent purchases.
Treating platform counts as performance scores
“Over 300” and “over 150” describe the manufacturers’ stated product counts. They do not measure torque, runtime, durability or catalog quality, and they are not independent market totals.
Using one specification to predict every task
Length, weight and torque each answer a different question. A short drill may be easier in a cabinet; a published torque figure may help when comparing similar tool classes; neither number replaces checking the bit, material and intended use.
Which option fits common apartment scenarios?
| Scenario | Starting recommendation | What to verify |
|---|---|---|
| You assemble furniture a few times a year and have little storage. | Compact 12V drill/driver | Battery-attached weight, length, included charger and whether the kit has enough battery capacity for your sessions. |
| You handle regular repairs and expect to add several cordless tools. | RYOBI 18V ONE+ | Current ONE+ catalog availability, exact kit contents and compatibility of future tools. |
| You already own compatible ONE+ batteries. | An exact ONE+ tool that fits the task | Battery compatibility, tool-only versus kit pricing and whether your existing packs are suitable. |
| You need the smallest practical drill for closets and cabinets. | Compare compact 12V and 18V models in person or by published dimensions | Battery-attached length and weight; do not infer size from voltage. |
| You plan wall work in a rental. | Whichever exact tool meets the task after approval | Landlord or building permission, wall material, dust control and restoration rules. |
Safety and maintenance basics
- Read the tool and battery manuals before use, including charging and storage instructions.
- Inspect the bit, chuck and fastener before drilling or driving. A damaged bit can slip and damage the work surface.
- Secure the workpiece and keep both hands available when the task requires control.
- Wear eye protection and manage dust appropriate to the material and building rules.
- Remove the battery before changing bits, clearing a jam or carrying the tool between rooms.
- Charge packs in the manufacturer-approved charger and store them where they will not be crushed, wet or exposed to damaging heat.
- Stop if the tool, battery or charger shows unusual heat, damage or odor, and follow the manufacturer’s service guidance.
Bottom line
For an apartment resident whose projects are mainly light drilling, fastening and furniture assembly, a well-chosen 12V drill/driver is the sensible compact starting point. For someone building a larger cordless collection, the RYOBI 18V ONE+ system’s manufacturer-stated catalog of more than 300 compatible products can be the stronger long-term fit. Compare the exact tool with its battery installed, audit the complete kit, and obtain building approval before drilling. The evidence supports these trade-offs, not a universal performance winner.
