For a home exposed to salt spray, flooding or persistent driving rain, properly engineered reinforced concrete is usually the lower-risk structural choice. Stabilised rammed earth can work in a coastal setting, but only when the soil, mix, workmanship, drainage and moisture protection are all proven for the site. It also requires the owner to accept ongoing inspection and periodic renewal of compatible exterior protection. The right choice depends less on the material label than on exposure severity, local expertise, the code pathway, insulation design, first cost and the repairs you can tolerate after a storm.
Start with the coastal exposure, not the material name
“Coastal” covers very different conditions. A house several kilometres inland on a sheltered slope does not face the same risk as one beside breaking surf, in a salt-spray zone, on a flood-prone lot or where wind-driven rain repeatedly wets the walls. Classify the site before comparing wall systems.

- Salt spray: airborne chlorides can reach concrete reinforcement and metal connections, especially on exposed elevations.
- Driving rain: wind can force water into wall faces, joints, parapets and openings that appear protected during ordinary rainfall.
- Splashback and ponding: water bounced from paving or retained against the wall keeps the base wet for long periods.
- Flooding: floodwater can saturate wall bases, carry salts and debris, and leave the building wet after the storm has passed.
- Storm intensity: stronger wind and larger waves increase the consequences of failed flashings, roof edges, doors and drainage.
Ask the designer to document the site exposure classification, flood level, expected wind-driven rain, salt-spray intensity, soil and groundwater conditions, and the durability assumptions used in the structural design. A wall that is acceptable on a sheltered coastal site may be inappropriate on an oceanfront elevation without substantially different detailing.

Porosity is the central limitation
Australian Government YourHome guidance states that all types of rammed-earth walls are porous by nature and need protection from driving rain and long-term moisture exposure. Water does not have to pass completely through a wall to cause trouble; repeated wetting can weaken the surface, transport salts and keep vulnerable zones damp.

In stabilised rammed earth, cement is commonly added at about 5–10% to increase strength and durability. That stabilisation does not make the wall waterproof. YourHome warns that continued moisture may degrade the internal structure by reversing cement stabilisation and allowing clays to expand. The practical implication is that a coastal rammed-earth house must be designed as a complete water-management system, not as an exposed earth monolith.
Where rammed earth can be a reasonable choice
Rammed earth is more defensible where the site is outside regular flood exposure, roof overhangs can shield the walls, the ground falls away from the building, and a contractor has a documented record with the local soil and climate. The wall mix should be tested rather than selected by appearance or by a recipe copied from another region. Consistent compaction, moisture content, lift thickness and curing determine both strength and visual quality.
Local experience matters because a crew that produces excellent interior or arid-climate walls may not understand salt-laden wind, splashback, coastal flashings or the maintenance demands of a wet climate. New Zealand guidance specifically emphasizes consistent workmanship for rammed-earth strength and appearance and points to testing requirements in NZS 4298.

Details that keep earth walls dry
Protection has to be continuous from the roof edge to the footing. Typical measures include generous roof overhangs, properly lapped flashings, carefully drained window and door heads, a raised wall base, capillary breaks, controlled paving falls and splashback-resistant landscaping. Wall tops and bottoms deserve special attention because they are common wetting points.
Where exposure requires it, use a compatible air-permeable or “breathable” masonry sealer. The coating must suit the wall’s stabilisation system and allow appropriate vapour movement; an impermeable film can trap moisture instead of solving the problem. External waterproofing may need periodic reapplication. No sealer compensates for a failed roof edge, missing flashing, blocked drain or paving that directs water toward the wall.

How reinforced concrete handles salt air
Concrete itself is not the whole durability system
A U.S. coastal-construction manual says concrete performs well in the coastal environment, while warning that reinforcement needs sufficient concrete cover to reduce salt-water corrosion. Salt spray can carry chlorides into concrete. If chlorides reach reinforcing steel in the presence of moisture and oxygen, corrosion can expand the steel, crack the surrounding concrete and eventually cause spalling.
The manual identifies additional precautions for salt-water spray, including increased minimum strength and sulfate-resisting cements. A UK marine-concrete report likewise attributes premature deterioration to the combination of exposure, mix design and workmanship and recommends durability design specific to the exposure class. A nominally strong mix can still fail early if cover is too thin, curing is poor, cracks are uncontrolled or drainage allows persistent ponding.
What’s actually slowing this PC down?

Concrete details that matter most
- Concrete cover: specify and verify cover to reinforcement for the actual marine exposure, including construction tolerances.
- Mix design: set strength, permeability, cement type, water-cement ratio, supplementary materials and sulfate resistance for the exposure rather than using a generic residential mix.
- Curing: protect fresh concrete long enough to develop the specified properties; inadequate curing leaves a more permeable surface.
- Crack control: detail reinforcement, joints and member sizes to limit crack widths and prevent water paths.
- Drainage: avoid ponding at roofs, balconies, retaining walls, footings and wall bases; provide outlets that remain accessible for maintenance.
- Penetrations and joints: coordinate waterstops, sealants, sleeves and movement joints so that repairs do not become the first line of defence.
The manual’s warning that “the fastest corrosion occurs when the steel is partially enclosed” is a reminder not to leave reinforcement exposed during later alterations. Cutting, drilling or chasing a coastal concrete wall requires a controlled method that preserves cover and does not create a direct path for salt water.
Durability comparison at a glance
| Issue | Stabilised rammed earth | Reinforced concrete |
|---|---|---|
| Primary moisture risk | Persistent wetting can erode the surface, expand clays or reverse cement stabilisation. | Chloride or sulfate ingress, cracking and ponding can initiate reinforcement corrosion and spalling. |
| Required protection | Dry wall tops and bases, roof overhangs, flashings, splashback control, drainage and compatible breathable sealing where needed. | Exposure-specific mix, adequate reinforcement cover, curing, crack and joint control, drainage and appropriate coatings or sealants. |
| Workmanship sensitivity | Very high: soil selection, moisture, lift thickness, compaction and curing affect strength and appearance. | High: batching, placement, vibration, cover, curing, joints and crack control determine permeability and durability. |
| Typical failure concern | Erosion, damp zones, loss of stabilisation or clay expansion after prolonged wetting. | Reinforcement corrosion, rust staining, cracking, delamination and spalling. |
| Inspection emphasis | Sealer condition, wall-base splashback, roof and flashing details, damp areas and cracks. | Cracks, rust staining, spalls, joints, coatings, drainage and any exposed reinforcement. |
Cost: why there is no universal coastal price
YourHome describes a professionally built rammed-earth building as comparable in cost to other conventional good-quality masonry construction. It also notes that rammed earth can cost more than twice as much as a rendered 200 mm autoclaved-aerated-concrete wall and tends to cost more outside regions with established builders. Those comparisons are directional, not a transferable quotation for a coastal house.
No authoritative, generally applicable installed cost per square metre can be stated without a location, wall area, soil report, exposure classification and contractor estimate. A coastal project adds details that ordinary inland comparisons may omit: raised foundations, drainage, flashings, corrosion-resistant fixings, flood resilience, transport and specialist testing.

Maintenance over the life of the house
Rammed-earth maintenance tasks
Inspect the roof edge, parapets, flashings, window heads, wall bases, paving falls and drainage paths. Look for erosion, softening, damp discoloration, cracking, salt deposits, damaged sealant and places where sprinklers or downpipes wet the wall. Check the condition of any breathable masonry sealer and renew external waterproofing when the specified product and the wall manufacturer’s guidance require it.
Small surface damage may be repairable with a compatible earthen or stabilised-earth repair, followed by appropriate resealing. Colour and texture matching can be difficult. If a crack is growing, a wall is bulging, reinforcement is exposed or dampness persists inside the wall, obtain a specialist assessment before patching; cosmetic filling can hide structural or moisture movement.
Concrete maintenance tasks
Inspect for new or widening cracks, rust staining, hollow-sounding or delaminated areas, spalls, failed joint sealants, blocked drains and exposed reinforcement. Pay particular attention to balconies, parapets, retaining walls and splash zones, where water and salt concentrate. Coatings and sealants are maintenance items, not permanent barriers, and should be renewed according to their condition and the durability specification.
Concrete deterioration can require crack injection, patching, corrosion treatment or partial replacement. The repair method depends on whether the cause is shrinkage, movement, chloride ingress, sulfate attack, inadequate cover or a drainage defect. A structural or durability specialist should investigate significant deterioration before repairs are selected.

Thermal performance and the wall build-up
Rammed earth provides high thermal mass, which can moderate indoor temperature swings when the building is shaded, ventilated and operated appropriately. Thermal mass is not the same as insulation. YourHome states that a typical 300 mm rammed-earth wall generally will not satisfy National Construction Code external-wall insulation requirements on its own.
Plan the insulation strategy before the wall thickness is fixed. Options can include continuous exterior insulation, an insulated service cavity or a hybrid wall in which rammed earth supplies mass while another layer supplies the required thermal resistance. The chosen assembly must also manage vapour, rainwater and drying; adding an incompatible impermeable layer can trap moisture in the earth.
Concrete has little insulating value by itself. A concrete coastal wall normally needs an integrated insulation layer, thermal-bridge treatment at slabs and columns, and carefully sealed openings. Compare complete wall assemblies, not bare material properties, because insulation, finishes, structure and waterproofing determine the finished envelope.

Rammed earth
Approval depends on documented structural capacity, external- and internal-moisture control, durability provisions and a maintenance plan. A New Zealand code determination for a rammed-earth house considered structural, external-moisture, internal-moisture and durability clauses, illustrating that the authority evaluates the whole design rather than granting approval solely because rammed earth is a recognized material.
NZS 4299:2024 provides scope-limited prescriptive methods for some reinforced earth-walled domestic buildings without specific engineering design. The scope and site conditions must actually fit those provisions; a coastal, flood-prone or unusually loaded project may require project-specific engineering. NZS 4298 testing requirements are relevant to workmanship and material verification. Other jurisdictions will have different standards, approvals and professional registration rules.

Concrete
Concrete usually has a more mature prescriptive and engineered pathway, but coastal exposure still has to be stated in the specifications. The drawings should identify cover, concrete strength and permeability requirements, cement type, curing, crack-control provisions, joints, reinforcement grade and inspection records. “Concrete is code-compliant” is not a durability design unless the exposure class and execution requirements are explicit.
Documents to obtain before construction
- Site exposure and flood assessment, including salt spray, wind-driven rain and groundwater conditions.
- Geotechnical report covering bearing, drainage, soil chemistry and foundation implications.
- Wall-system specification identifying mix, testing, reinforcement, cover, curing and tolerances.
- Water-management drawings for roof edges, openings, bases, flashings, drainage and penetrations.
- Insulation and vapour-control details for the complete wall assembly.
- Inspection and maintenance schedule stating what the owner must check and when protective products are expected to be renewed.
Storm, flood and repair considerations
After a storm, first stop the source of water and document conditions with photographs. Do not pressure-wash a damaged rammed-earth wall or seal a damp concrete crack before the cause is understood. Check roof drainage, flashings, windows, doors, paving, retaining walls and penetrations before assessing the wall itself.
Rammed earth may permit localized surface repair and resealing when damage is shallow and the wall remains structurally sound. Saturation, erosion at the base, loss of section or movement requires an engineer or specialist familiar with the system. Floodwater can also introduce contaminants and salts; cleaning and drying methods should be selected so they do not abrade the wall or trap moisture.
Concrete repairs may involve crack injection, removal of delaminated concrete, corrosion treatment, patching or partial replacement. The visible spall is often smaller than the underlying corrosion zone. Mapping cracks and sounding suspect areas helps define the repair, but structural deterioration should be assessed by a qualified professional before load-bearing work proceeds.
Embodied energy and environmental trade-offs
Rammed earth can reduce manufacturing and transport impacts when suitable local materials are used with efficient logistics. Its cement stabiliser, quarrying, imported aggregate and long-distance transport can reduce that advantage. Concrete generally has higher embodied energy, but it benefits from a mature supply chain, predictable engineering properties and established durability practice. Compare the complete wall and its expected service life, including insulation, finishes, transport, replacement and maintenance—not just the binder used in the structural material.
A practical decision framework
Use the following sequence with your architect, structural engineer and builder:
- Rank exposure severity. Separate sheltered coastal air from direct spray, driving rain, floodwater and wave impact. If the site experiences regular inundation or intense salt spray, begin with marine-durability concrete as the baseline option.
- Verify local capability. Ask for completed projects in a similar climate, test results, references and a named person responsible for moisture detailing. Do not accept generic claims that a crew “does earth” or “does concrete.”
- Choose the code route. Confirm whether prescriptive provisions apply or whether specific engineering, testing and alternative-solution approval are required.
- Design the complete envelope. Resolve roof overhangs, flashings, openings, bases, drainage, insulation and vapour movement before pricing the walls.
- Price equivalent scope. Include foundations, reinforcement, formwork, testing, transport, insulation, finishes, protective coatings and maintenance access in both bids.
- Set the maintenance tolerance. If periodic sealing and close moisture inspections are unacceptable, rammed earth is a poor fit even when technically feasible. If future crack and corrosion investigations are unacceptable, do not assume concrete eliminates maintenance.
- Record acceptance criteria. Specify test panels, concrete delivery records, cover checks, curing records, drainage inspections and handover documentation.
Questions to put to each contractor
- Which projects have you completed under comparable salt, rain and flood exposure?
- What soil tests, trial batches or concrete durability tests will be completed before production?
- How will wall tops, bases, openings, joints, penetrations and service entries shed water?
- What cover, crack-width limits, curing period and inspection hold points are specified for concrete?
- What breathable sealer or waterproofing system is compatible with the rammed-earth stabilisation, and how will future reapplication be done?
- How will insulation and vapour control be integrated without trapping moisture?
- What records will be handed over for testing, materials, repairs and maintenance?
- Who will inspect damage after a cyclone, storm surge or flood, and what response time is realistic?
Verdict for a coastal home
Choose engineered reinforced concrete when the site has high salt exposure, flooding, severe driving rain or limited access to proven rammed-earth expertise. Its marine performance still depends on the right mix, sufficient cover, crack control, curing and drainage; ordinary concrete detailing is not enough.
