Its offering combines permanent modular facilities with mobile offices, workforce buildings, security spaces and secure storage, allowing site preparation and building fabrication to proceed at the same time. The company says that overlap can make projects 30% to 50% faster than conventional construction, although actual schedules depend on design, permitting, utilities, transport and site conditions.
What are modular data center solutions?
Pacific Mobile defines a modular data center as a factory-built, prefabricated facility for servers, networking equipment, power distribution and cooling systems in a controlled, repeatable environment. In an AI campus, that can mean the compute enclosure itself, but also the support buildings that keep construction and operations moving.

The company’s permanent-modular scope includes NOC-ready offices, operations centers, quality-control and engineering laboratories, electrical and MEP testing labs, administrative offices, security and access-control spaces, orientation and safety buildings, breakrooms and other workforce amenities. Pacific Mobile says these structures can be customized for architect-specified materials, integrated power and cooling systems, security requirements and phased expansion.
How modular construction accelerates data-center deployment
The schedule advantage comes from parallel work rather than a single faster task. Modules are fabricated in a factory while crews prepare the site, foundations and utilities. Once the site is ready, finished sections are transported, installed, connected and commissioned.

Pacific Mobile’s 2026 data-center material compares this overlap with traditional construction and states a 30%–50% faster build-out. The same page gives 18–36 months as a typical duration for a traditional data-center build. Its permanent-modular FAQ likewise claims completion 30%–50% sooner than traditional stick-built construction. These are company-reported ranges, not a guaranteed duration for every AI project.
Why modular and mobile solutions reduce delays
Project offices and coordination space
Mobile office trailers provide project-management and engineering teams with meeting rooms, plan-review areas, document storage and space for safety and compliance work close to the build site. They can be delivered for the construction phase without committing the owner to a permanent office footprint.

How fast can modular buildings support an AI data-center build?
The clearest published example is Pacific Mobile’s Phoenix/Waddell, Arizona case study. For a major data-center project, the company reports a 28,056-square-foot modular solution delivered with Layton Construction, Sun West Mobile Modular and Phoenix Modular. The program included different building sizes and configurations for owners’ and engineers’ offices, conference spaces, safety trailers, a first-aid trailer staffed by medical personnel, a lunchroom and restrooms.
The case study reports production and delivery from May 29 through October 29, 2024, and 153 days from delivery to occupancy. “Delivery to occupancy” is not the same as the full data-center schedule: the reported interval applies to the modular facilities in that project and should not be treated as a universal AI-campus timeline.

Can modular facilities scale as AI compute demand grows?
Pacific Mobile presents modular construction as a “build-as-you-grow” approach. Owners can plan an initial group of support or operations buildings, then add, combine or relocate units as staffing, testing, security and compute capacity change. The approach is particularly relevant where an AI deployment needs to move close to available power, add cooling capability, preserve low-latency connectivity or maintain redundant operating spaces.

Scaling is not automatic. Each phase still requires confirmation of structural loads, fire and building codes, electrical capacity, cooling, data and fiber routes, security controls, foundations, transportation access and utility approvals. A phased plan should define which systems are installed in the first stage and which are reserved for later modules.

Permanent buildings versus temporary facilities
| Use case | Pacific Mobile solution | Primary value |
|---|---|---|
| Long-term campus operations | Permanent modular facilities, NOC and operations spaces, labs and administrative buildings | Code-compliant, customized space that can be integrated into the campus plan |
| Active construction management | Mobile office trailers for meetings, engineering, plan review and compliance work | Fast access to functional project space near the site |
| Workforce support | Safety, orientation, breakroom, lunchroom, restroom and first-aid facilities | Operational support before the main buildings are complete |
| Materials protection | 8-by-20-foot and 8-by-40-foot secure steel containers | Protected, nearby storage for equipment and supplies |
Pacific Mobile states that permanent modular buildings are built to meet or exceed the same building codes and standards as traditional stick-built structures. That claim must still be verified against the project’s jurisdiction, adopted code edition, fire protection requirements and authority-having-jurisdiction approvals.
What to confirm before ordering
- Define the phase. Identify whether the need is a permanent operations building, a temporary construction office, workforce support or secure storage.
- Map technical interfaces. Document electrical service, backup power, cooling, fire protection, network and fiber entry points, security systems and equipment loads.
- Check the site. Verify geotechnical and foundation conditions, crane and truck access, staging space, drainage, road restrictions and utility corridors.
- Establish approvals. Confirm zoning, permits, inspections, accessibility, fire and life-safety requirements and any data-center owner standards.
- Lock the logistics plan. Agree on fabrication milestones, transport windows, installation, connections, testing, commissioning and occupancy criteria.
- Plan later phases. Reserve expansion areas and utilities if additional modules may be needed as AI workloads grow.
Pricing and delivery are project-specific and quote-based. A useful proposal should separate building fabrication from site work, foundations, transport, installation, utility connections, commissioning and closeout so schedule and cost responsibilities are clear.
