Choose the specific neighbourhood and home that satisfy your maximum all-in budget, usable carpet area, daily door-to-door commute, household needs, possession timing and document checks. Mumbai, Navi Mumbai and Thane each contain very different micro-markets, so a comparison based only on city labels or one average price can produce a poor buying decision.
Start by fixing three non-negotiables, identifying your most important commute, and setting a maximum purchase budget that includes transaction and recurring costs. Then shortlist two or three specific areas, compare like-for-like homes, travel from each actual address at the times you normally commute, and verify the project and unit before paying a booking amount.

What you are really choosing: a micro-market and a particular home
The Mumbai Metropolitan Region is not one uniform housing market. The Q4 2024 Colliers–CREDAI Housing Price Tracker separates New Mumbai, Panvel and Thane, alongside several Mumbai submarkets. That structure matters: travel times, building stock, land constraints, services and prices can change substantially within the same city label.
“Mumbai” may mean a central or suburban location with a very different commute and housing format from another Mumbai address. “Navi Mumbai” can mean an established node, a newer growth area or Panvel. “Thane” includes multiple corridors with different rail, road and construction conditions. Your comparison should therefore use the exact locality, project, tower and unit—not a city average.

Use the same decision criteria for all three options
Make a comparison sheet before visiting properties. Score every shortlisted home against the same questions so an attractive lobby or a promotional price does not hide a poor fit.
| Decision axis | What to compare | Evidence to collect |
|---|---|---|
| Total budget | Purchase price plus applicable transaction expenses, parking, deposits, fit-out, moving costs and recurring charges | Current developer price sheet, agreement draft, fee schedule and your lender’s written estimate |
| Usable space | Same configuration and carpet area; distinguish ready homes from under-construction units | RERA carpet-area details, approved plan and a measured visit where possible |
| Commute | Door-to-door travel to work and regular destinations, including transfers and the final walk or auto ride | Current route, timetable, peak-hour test and fallback route |
| Household fit | Schools, care, shopping, recreation, family support, community and accessibility needs that actually apply to your household | Visits and current local checks rather than city-wide assumptions |
| Delivery and property risk | Registration, exact phase or wing, construction status, possession obligation and title documents | MahaRERA record, agreement, approvals and professional document review |
| Future value | Market evidence and downside risks, without assuming appreciation | Clearly dated data with matching geography and measurement basis |
What recent market figures do—and do not—tell you
Published numbers are useful context, not a personalised recommendation or a guarantee of returns. Keep the period, market boundary and area definition attached to every figure.
| Source and period | Reported observation | How to interpret it |
|---|---|---|
| Colliers–CREDAI Housing Price Tracker, Q4 2024, published February 2025 | MMR housing prices rose 3% year on year; Panvel rose 11%; Thane and Island City rose approximately 6% each | Historical movement for the report’s categories and sample, not a current quote or forecast. The series is based on carpet area. |
| Anarock Indian Residential Real Estate Sector Annual Report 2025 | MMR house prices increased 5% over the prior 12 months | An MMR headline using basic sale price per square foot of built-up area. It is not directly comparable with the Colliers–CREDAI carpet-area series. |
| Economic Times reporting around 18 August 2026, Q1 2026 data | Navi Mumbai accounted for 34.5% of reported residential sales and 30.3% of new launches; Thane accounted for 14.4% of sales and 16.7% of launches | Reported market shares, not proof that either location is best for your household or that every project will perform similarly. |
Do not compare a carpet-area price with a built-up-area price as if they were the same measure. Ask each seller to state the area basis and separate the basic price from parking, floor-rise, club, infrastructure, maintenance and other charges. The cited market reports do not establish the current price of your chosen unit.

When Mumbai is the better fit
Mumbai can make sense when reducing the distance to a central workplace, preserving access to established personal networks or prioritising a location over maximum floor area. The trade-off is that your budget may buy less usable space, or an older building, than a comparable outlying address. That is not a universal rule for every neighbourhood, so compare actual carpet area, building condition and monthly costs.

Questions to ask about a Mumbai shortlist
- Does the address materially shorten your normal door-to-door journey, rather than only the distance to a station or main road?
- Is the building ready for occupation, and are structural condition, lift reliability, water supply and planned repairs documented?
- Are society charges, parking arrangements and any major repair obligations clear?
- Would a slightly farther address provide enough additional usable space to improve daily life?
For a resale home, obtain the society’s records and the seller’s title documents. For a new project, verify the exact MahaRERA registration and phase instead of relying on a broader development name.
When Navi Mumbai is the better fit
Navi Mumbai may suit a buyer who wants to trade some central-city proximity for a planned setting, a different range of home sizes or access to employment and family destinations on the eastern or southern side of the region. The label still covers distinct nodes, including areas grouped separately in market reporting and Panvel, so the address-specific commute remains decisive.
Questions to ask about a Navi Mumbai shortlist
- Which node is the home in, and how long is the last leg from the station, highway or other transport connection?
- Are schools, healthcare, shopping and daily services close enough for your household’s actual routines?
- Is the project ready, under construction or dependent on a future transport or airport phase?
- Are water, power backup, parking, maintenance and connectivity confirmed for the individual building?
CIDCO’s official portal includes sections for housing, metro and Navi Mumbai International Airport. Those pages establish that regional development is relevant, but they do not prove that a service is operating today, that a completion date will hold or that a particular home will have a fast commute. Check the current status with the responsible authority and then test the route yourself.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesWhen Thane is the better fit
Thane can be a practical compromise for households balancing access to Mumbai, employment centres in the wider region and a need for more space than a central address may provide. Conditions vary sharply by corridor, road access, rail connection, building age and construction activity, so treat “Thane” as a starting filter rather than a conclusion.

Questions to ask about a Thane shortlist
- What is the peak-hour journey from the exact entrance of the project to your workplace?
- How does the route perform when rain, traffic, a missed connection or a service disruption occurs?
- Is the quoted area carpet area, and does the layout provide the storage, work and family space you need?
- Are possession, water, parking, maintenance and construction obligations stated in writing?
The Colliers–CREDAI tracker reported approximately 6% year-on-year growth for Thane in Q4 2024. That historical figure should not be turned into a prediction or used to overlook a weak commute or unresolved documentation.
Test the commute from the actual address
Regional project lists and infrastructure maps provide context; they do not prove that a route is open, fast or convenient for every resident. MMRDA’s official site lists the wider Mumbai Metropolitan Region and metro projects including Lines 4, 5, 6 and 9. A listed or planned line may be phased, delayed, crowded, distant from your building or irrelevant to your destination.
- Write down the destination set. Include the main workplace, a second workplace or school, regular family visits, healthcare and other weekly trips.
- Measure door to door. Start at the apartment entrance, include the walk to transport, waiting, transfers and the final leg, and record both peak and off-peak times.
- Repeat on a normal weekday. Check the route at the time you would actually leave and return; a quiet weekend trip is not a commute test.
- Check a fallback. Record an alternative when a train, road or bus is disrupted and note its cost and extra time.
- Visit the final approach. Inspect lighting, flooding, traffic, footpaths, access for children or older relatives and the availability of autos or other local transport.
- Re-test after shortlisting. A developer’s promised connection or a new line should not be counted in your decision until current operation and practical access are verified.
Compare space and price on a like-for-like basis
Ask for the carpet area, configuration, orientation, floor, parking entitlement and every charge in writing. A lower quoted rate can disappear when a home has a smaller usable area, extra parking or infrastructure fees, higher maintenance or substantial fit-out work.

Do not mix a ready home with an under-construction unit without pricing the differences in risk and timing. A ready property lets you inspect the actual building and neighbourhood conditions. An under-construction purchase may offer a newer specification or payment schedule but requires close monitoring of construction, approvals, contractual possession and the developer’s delivery record.

The evidence available here does not establish current stamp-duty, registration, tax or loan costs. Obtain the applicable figures for your transaction and include them in the maximum all-in budget rather than treating the advertised base price as the total.
Ready versus under construction: make the risk explicit
For a ready or resale home
- Inspect the exact flat, common areas, lifts, fire systems, water arrangements, power backup and signs of leakage or structural distress.
- Ask for occupancy or completion documentation, society records, maintenance dues and details of planned major repairs.
- Confirm parking rights and whether the space offered is documented and transferable.
For an under-construction home
- Match the MahaRERA entry to the exact project, phase and wing; similarly named phases can have different registration details and possession dates.
- Check the reported construction progress against the contractual possession obligation, not only a sales presentation.
- Read the agreement for carpet area, specifications, delay remedies, cancellation terms, payment milestones and all ancillary charges.
- Budget for rent and other carrying costs if handover timing changes.
Due diligence before booking or buying
Use this checklist as a practical starting point, not as legal advice. Where title, authority or contract questions are material, ask a qualified local property professional to review the documents.
- Verify MahaRERA. Search the project and confirm the exact registration, phase, wing, promoter, approved plans, construction updates and contractual possession date.
- Reconcile the unit details. Ensure the agreement, allotment letter and approved plan identify the same apartment, carpet area, floor, parking and promised specifications.
- Request the complete cost sheet. Separate basic price from parking, floor-rise, club or amenity charges, infrastructure fees, maintenance deposits and other payments. Compare the final amount with your all-in budget.
- Check physical readiness. For a completed property, inspect utilities and common facilities. For a project under construction, compare site progress with official updates and the contract.
- Use government property records. The Mumbai Suburban District government services directory links property cards, mutation records, land maps and measurement services. Select the records relevant to the property and have a professional interpret them where necessary.
- Review title and transaction papers. Obtain and check the documents appropriate to the transaction, including any society or seller records for resale. The existence of an online record service is not, by itself, a legal opinion that a purchase is safe.
- Confirm practical services. Ask specifically about water source and reliability, power backup, internet connectivity, access roads, parking allocation and recurring maintenance.
How to turn a shortlist into a decision
Use a simple weighted score only after eliminating homes that fail a non-negotiable requirement. A sample structure is below; change the weights to reflect your household rather than treating them as a universal formula.
| Criterion | Suggested question | Suggested weight |
|---|---|---|
| Commute | Does the tested door-to-door route fit your weekday limit? | 30% |
| Total cost | Does the complete, documented cost stay below the maximum budget? | 25% |
| Usable home | Does the carpet area and layout support present and near-term needs? | 20% |
| Household needs | Are essential care, school, family and daily-service requirements practical? | 15% |
| Delivery and documents | Are possession, registration, title and charges sufficiently verified? | 10% |
Score each home from one to five on every criterion, multiply by the weight and keep notes showing the evidence. A property that fails a fixed requirement—such as an unaffordable all-in cost, unacceptable commute or unresolved title issue—should be removed regardless of its total score.

Three common buyer situations
The central-workplace household
If one or both earners travel frequently to established Mumbai employment areas, a Mumbai address may justify a smaller home when the saved commute materially improves the household’s time and reliability. Compare that time benefit with the cost of additional space elsewhere and test the route from each building, not from a city centre.
The space-and-connectivity household
If usable area, a newer building or a particular regional destination matters more than the shortest central commute, Navi Mumbai or Thane may enter the shortlist. Do not treat a larger floor plan as a saving until you include travel, maintenance, fit-out and any infrastructure-dependent assumptions.
The future-move or investment-minded household
Historical growth and sales-share figures can help identify markets worth investigating, but they cannot guarantee appreciation, liquidity or a convenient future commute. Buy only when the home works for your own budget and routines, with future value treated as uncertain upside rather than the reason the purchase is affordable.
Mistakes that make a city comparison unreliable
- Using one average price to represent every neighbourhood, building age and unit type.
- Comparing carpet-area prices with built-up-area prices without stating the difference.
- Counting a proposed metro, airport or road project as operational before checking its current status.
- Testing a route from a station or map pin instead of from the apartment entrance at peak time.
- Choosing on base price while ignoring transaction expenses, parking, maintenance, repairs and fit-out.
- Relying on a project name without matching the exact MahaRERA phase and wing.
- Paying a token before reviewing the agreement, possession obligation, title documents and charge schedule.
- Assuming a reported price increase or sales share predicts the return on one specific apartment.
A practical final shortlist process
- List three fixed household needs and one acceptable compromise.
- Set the maximum all-in budget and obtain realistic transaction and financing estimates.
- Choose the single most important commute and two or three regular destinations.
- Shortlist specific neighbourhoods, not only Mumbai, Navi Mumbai or Thane as city names.
- Collect carpet-area, condition, possession, charge and document information for comparable homes.
- Run peak-hour door-to-door tests and inspect the last leg and neighbourhood at relevant times.
- Verify MahaRERA, property records and contract documents before booking.
- Rank only homes that pass your non-negotiables, then choose the one with the strongest evidence—not the strongest promise.
The right answer is therefore personal and address-specific. Mumbai may win on time, Navi Mumbai on a particular space-and-location combination, and Thane on a different balance of access and home size. Your decision is sound only when the actual home, total cost, tested journey and verified documents all work together.
