A multipurpose school building creates a sense of place when its flexibility is designed around real teaching, dining, performance and community routines—not when one empty room is expected to do everything. Start with the activities and curriculum, then resolve acoustics, partitions, storage, charging, daylight, site circulation and program-specific utilities. The result should feel like a dependable center of campus life while still changing quickly between uses.
HMC Architects describes that approach in its April 13, 2023 article for Building Design + Construction, using four elementary-school buildings in Davis, California, as an example. The project offers useful design questions and attributable figures, but it is a project case study, not proof that one prototype, cost strategy or layout fits every K-12 district.

What “sense of place” means in a multipurpose school
In a K-12 setting, a sense of place is the recognition that a building belongs to its campus and supports the relationships that happen there. A cafeteria can become a study area before and after lunch, a performance venue, a meeting room or a family gathering space. A music room can support instruction, rehearsal and public events. Those overlaps are valuable only when the room remains safe, legible and comfortable for each scheduled activity.

Rooms designed for many functions can fail to do any one of them well if the design ignores sound, glare, setup time, furniture movement or the actual program. The design brief therefore needs to describe the school’s daily and occasional uses before the architect selects a room size or partition system.

Plan the program before choosing the room
List recurring and occasional activities
Map a typical week and the exceptional events that matter to the school. Include breakfast and lunch, small-group study, assemblies, music instruction, performances, physical education, staff meetings, community use and after-school programs. Record the number of people, equipment, supervision, cleanup and access each activity requires. A room that works for 300 seated diners may need a different clear floor area, egress arrangement and storage plan for a stage rehearsal or a movement-based class.
Define conflicts instead of assuming flexibility solves them
Some uses can share a room at different times; others compete for the same conditions. A performance needs controlled sound and sightlines, while dining may prioritize rapid circulation and cleaning. STEM activities may require gas and water at the perimeter. Physical education needs flooring that tolerates active movement. Writing these conflicts into the brief lets the team decide which features must be permanent, which can move and which should remain in a separate support space.
Set a hierarchy of performance
Ask the school to identify non-negotiable outcomes for each use: acceptable reverberation for speech, a clear route for food service, a protected place for instruments, a charging strategy for devices, or a floor finish appropriate to the planned activity. This hierarchy prevents an attractive but generic “flex room” from receiving equal attention everywhere while failing at the functions that students use most.

Choose a reconfiguration method
HMC recommends considering operable partitions, including movable glass walls and overhead coiling doors, so one large room can become two smaller spaces or open into a larger hall. The useful question is not simply whether a wall moves. It is whether trained staff can open, close, secure and store it within the time available between classes, meals and events.

Design out common operating problems
Historic concerns about malfunction, noise, staffing and setup should be addressed during design, according to HMC. Provide a clear operating path, protected storage for panels or doors, durable hardware, accessible controls and a written responsibility for daily setup. Coordinate thresholds, floor transitions, fire protection, acoustical seals and electrical systems with the partition supplier and code consultants. HMC’s comments are design recommendations, not an independently tested comparison of partition products, so districts should require project-specific submittals, demonstrations and maintenance documentation.
Make the open and closed states equally useful
Draw the room in every intended configuration. Check sightlines, exits, food-service routes, supervision, furniture storage, technology connections and access to toilets or outdoor areas. A partition that creates two nominal rooms but leaves one without daylight, power or an egress route has not created useful flexibility. Label each configuration in the plans so operations staff can understand what changes and what remains fixed.
Treat acoustics as a primary design system
Large multipurpose rooms amplify the consequences of poor sound control. HMC names acoustic ceiling treatments, acoustic tiles, fabric-covered wall panels and analysis by an acoustic engineer as possible responses. Room shape also matters: angled walls or ceiling panels may help manage reverberation. These measures should be selected through project-specific analysis rather than treated as universal performance guarantees.

Coordinate sound with every use
Speech intelligibility may be the priority for assemblies and teaching, while music requires a different balance of absorption and reflection. Dining equipment, rolling chairs and movable partitions create impact noise. Review the room in both open and divided states, because a partition can change the volume, reflective surfaces and sound paths. Include adjacent classrooms, offices and outdoor gathering areas in the review; a successful interior can still disrupt instruction next door.

Write measurable requirements into the brief
Ask the acoustic consultant and architect to state the criteria they will design and verify for the project, including reverberation, background noise, sound isolation and speech clarity where applicable. HMC’s article does not provide measured results for the Davis buildings, so those criteria must be established by each district rather than borrowed as assumed outcomes.
Build in the infrastructure that makes flexibility real
Furniture, storage and charging
HMC describes mobile tables with charging stations as a way to clear floor space while keeping devices available. Specify casters, locking behavior, power management and a storage location that does not narrow egress. Count the number of tables, chairs, risers and carts required for the largest event, then test how quickly staff can move them without blocking doors or damaging finishes.
Program-specific utilities
- STEM: Perimeter gas and water connections can support experiments without permanent benches occupying the whole room. Confirm ventilation, shutoffs, supervision and code requirements with the design team.
- Performing arts: Portable stages and movable seating allow rehearsal, presentation and audience configurations. Plan storage, loading, lighting, power and accessible routes together.
- Physical education: Select flooring suitable for the actual activities, cleaning regime and footwear expected. A finish chosen only for appearance may not support movement or maintenance demands.
- Dining: Coordinate serving lines, dish return, acoustics, sanitation and queuing with the room’s non-dining layouts so event setups do not compromise food operations.
Keep support spaces close
A flexible hall is only as useful as its support spaces. Provide nearby storage for furniture and event equipment, staff work areas, custodial access and technology controls. If every change requires a long trip to a distant closet, the room will remain in its default arrangement despite the design intent.

Control light, not just add windows
Daylight can make a shared building feel welcoming, but glare can undermine screens, performances and dining comfort. HMC says the Davis buildings use deep overhangs to provide indirect light and minimize glare. The transferable lesson is to study sun angles, orientation, shading and interior finishes together. Provide layered controls where the program needs darkness, and verify views and glare in the configurations used most often.

Place the building as a campus connector
Site the building in relation to arrival routes, existing classroom clusters, outdoor play areas, service access and evening community use. A centrally visible building can become a social center, but a location that cuts through student circulation or conflicts with deliveries will create operational problems. Test arrival, lunch movement, emergency access and after-hours separation on the site plan before fixing the footprint.
Adapt a common idea to each campus
DJUSD Executive Director of Capital Operations David Burke described the Davis approach this way: “While each building is essentially the same programmatically, the placement of each building on each site was skillfully located to reinvigorate the students and staff, developing a new center for social activity.” The quotation appears in HMC Architects’ April 13, 2023 article and is presented as Burke’s statement about the project. It illustrates why a repeated program still needs site-specific planning.

| Prototype building area | 10,000 square feet | HMC Architects’ 2023 description of the prototype design. |
| Reported capacity | 650 students | Figure reported by HMC for the project; not a universal planning ratio. |
| Dining seating | 300 seats | HMC’s reported seating count for the dining function. |
| Design fees and construction costs | More than $4 million | DJUSD estimate reported by HMC, associated with bidding four projects as one package and using staggered construction schedules. |
The cost figure is a district estimate reported by the project architect, not an independently audited saving or a benchmark for another district. Local labor, site conditions, code requirements, escalation, financing and procurement terms can change the result. Likewise, the area, capacity and seating figures describe this prototype and should not be copied into a new educational specification without enrollment, scheduling and code analysis.

A practical planning sequence for a new or renovated building
- Map the week. Create a room-use schedule showing class periods, meals, rehearsals, events, custodial windows and after-hours access.
- Rank requirements. Identify the acoustic, spatial, utility, daylight and technology conditions that are essential for each activity.
- Draw every configuration. Show open, divided, dining, performance, study and physical-activity layouts, including furniture storage and egress.
- Test operations. Have representative staff demonstrate partition movement, furniture changes, charging, cleaning and event setup. Record the people and minutes required.
- Coordinate specialists. Bring the acoustic engineer, food-service planner, technology staff, accessibility consultant and code team into the same review rather than adding fixes late.
- Study the site. Compare daylight, glare, campus circulation, service access, emergency routes and the building’s visibility from key student paths.
- Set verification requirements. Put acoustic, lighting, partition, utility and technology criteria in the contract documents and define how commissioning or acceptance will be demonstrated.
Compare design choices by the questions that affect students
| Decision area | Questions to ask | Evidence still needed for a project decision |
|---|---|---|
| Activities and curriculum | Which uses are daily, seasonal or occasional? Which need exclusive space? | Enrollment, schedules, equipment lists and staff input. |
| Reconfiguration | Who moves the partition and furniture, how often and where are they stored? | Demonstrations, staffing plan, maintenance and warranty terms. |
| Acoustics | Can speech, music and dining coexist without unacceptable reverberation or spill? | Acoustic modeling, criteria and post-construction verification. |
| Daylight and glare | Will screens, performers and diners have usable light in each orientation? | Solar and glare studies, shading design and controls. |
| Campus placement | Does the building strengthen circulation and social connection without creating conflicts? | Site logistics, pedestrian analysis and community-use requirements. |
| Cost and procurement | Does packaging work reduce risk, or does it limit campus-specific adaptation? | Current estimates, bid strategy, schedule, escalation and independent cost review. |
Common failure modes and how to prevent them
The room is flexible on paper but slow in practice
Prevent this by timing representative changeovers, assigning responsibility and storing equipment at the point of use. If a configuration requires several staff members and a long sequence of moves, reserve it for planned events rather than promising daily flexibility.
Noise treatment is added after the layout is fixed
Bring acoustic analysis into concept design. Wall and ceiling treatments, room geometry, partition seals and adjacent uses interact; treating one surface late may not solve the problem.
Storage consumes the flexibility
Calculate the volume of tables, chairs, stages, instruments and equipment before finalizing the footprint. Show doors, turning clearances and fire separations on the plans, not just a label reading “storage.”
The prototype overwhelms the campus
A repeated building can simplify planning, but its orientation, entrances, outdoor edges and service connections must respond to each site. Use a common program as a starting point, then adapt the placement and envelope to the campus.
Reported savings are treated as guaranteed
Separate a project-specific estimate from a general business case. For any new district, request an independent cost review and document how packaging, schedule and site conditions affect the comparison.
What success should look like after opening
Before occupancy, agree on the signs that the building is serving its purpose: staff can complete routine changeovers safely; students can hear instruction and performances; dining and event circulation do not conflict; charging and storage are usable; and the building connects naturally to campus routes. Review those observations across a representative schedule rather than judging the room only during an opening ceremony.
Multipurpose design is strongest when flexibility is a means to support a specific educational and social program. The Davis example shows how a shared prototype, specialized infrastructure, acoustic attention, daylight control and site placement can be combined. Its figures and outcomes remain specific to HMC’s project description and DJUSD’s reported estimate, so each district must test the same decisions against its own curriculum, operations and campus.
