Short answer: Milton Keynes has the stronger documented record of overall employment growth, while Northampton has the clearest single construction opportunity in the Greyfriars regeneration scheme. Those measures are not directly comparable: Milton Keynes’ headline figures cover all sectors, whereas Northampton’s headline number is a forecast for one project. For a real job decision, check live vacancies, trade demand, project timing, contract length and commuting distance rather than treating either city as an automatic winner.
What the evidence actually shows
Milton Keynes and Northampton sit close enough to compete for the same construction workforce, but the published figures describe different things. Milton Keynes City Council reports broad citywide jobs growth and a substantial pipeline of employment space. West Northamptonshire Council reports a large, quantified construction forecast for Greyfriars, a 25-acre-plus regeneration area in Northampton town. One is an all-sector trend; the other is a project estimate.

That distinction matters. A rise in total jobs does not tell you how many bricklayers, groundworkers, electricians, plant operators or site managers are being hired. Conversely, a forecast of construction jobs on a regeneration scheme does not mean those vacancies exist today, will all be filled locally or will become permanent jobs after the build is complete.

|---|---|---|---|
| Reported jobs growth | Jobs rose 16.8% from 2013 to 2023, reaching 202,000; all sectors | Greyfriars forecast of up to 7,000 full-time-equivalent construction jobs; project-specific | Different geographies, periods and measures; do not rank them as a like-for-like construction count |
| Development pipeline | About 433 hectares of additional office floorspace required by 2050, mostly in the city centre, to accommodate a predicted 29,600 new city-centre jobs | Greyfriars regeneration of more than 25 acres with more than 1,000 homes and mixed commercial, community, cultural and leisure space | Planning requirements and project scope indicate potential work, not delivered work |
| Recently approved capacity | 37,750m² of employment space approved in the first quarter of 2025, with council-estimated capacity for more than 1,000 jobs | Greyfriars enabling works stated for 2027 and construction for 2028 in a March 2025 update | Approval or a planned start is not the same as a live vacancy |
| Skills support | The cited city-plan evidence focuses on employment and floorspace | Local options include groundworks, a construction-entry course with CSCS Green Card preparation, scaffolding, welding and site supervision; £400,000 of construction Skills Bootcamp funding was allocated for 2026–27 | Course dates, eligibility and outcomes must be checked with the provider |
The most defensible conclusion is therefore narrow: Milton Keynes has stronger documented citywide momentum, and Northampton has a prominent named construction pipeline. Neither source set establishes which town currently has more construction vacancies.

Milton Keynes: broad growth with a sizeable development pipeline
What the 16.8% figure means
The Milton Keynes City Plan 2050 FAQ reports that jobs increased 16.8% between 2013 and 2023, reaching 202,000. This is a total-jobs measure across the city, not a count of construction employment. It is useful context for the local economy, but it cannot be converted into a construction hiring figure without a separate sector breakdown.
The same plan says jobs growth is forecast to continue and identifies a need for additional office floorspace and warehousing and logistics land. That kind of development can generate work for contractors and specialist trades during design, enabling, construction and fit-out, but the plan does not promise a particular number of construction posts or a start date for every site.
2050 office requirement and city-centre jobs
The city plan estimates that around 433 hectares of additional office floorspace will be required by 2050, mostly in the city centre, to accommodate a predicted 29,600 new jobs there. These are planning estimates. They describe the scale of floorspace and employment the plan is preparing for; they are not 433 hectares already under construction, nor 29,600 confirmed appointments.

Work will depend on planning permissions, land assembly, funding, design programmes and individual construction starts. A candidate considering Milton Keynes should ask whether an advertised role is attached to an active site, a pre-construction package or a future consented scheme.
Approved employment space in 2025
In a July 2025 update, the council reported four major employment sites and 37,750m² of employment space approved in the first quarter of 2025. It said the approvals could pave the way for more than 1,000 jobs. The figure is approved capacity and a council estimate; it is not a count of jobs already created and not a construction-worker total.
Approved schemes can still take time to mobilise. Before treating one as a source of work, check the planning decision, discharge of conditions, contractor appointment, expected start date and whether the opportunity is being recruited directly by the principal contractor or through agencies and subcontractors.

Long-run growth scenarios are not guarantees
Milton Keynes’ October 2025 Housing and Economic Development Assessment Update discusses alternative employment-growth scenarios. It notes historic growth of about 2,900 jobs a year over the long and medium term, while stressing that future projections vary with population and economic assumptions. The historic pace is evidence of what happened, not a guaranteed annual increase and not a construction-specific forecast.

The council’s public message is confidently pro-growth. On 17 July 2025, Cllr Shanika Mahendran, Cabinet Member for Planning and Placemaking, said: “We’re proud to be setting the pace on sustainable growth, not just for our region but for the country. These numbers are more than statistics, they represent real homes, real jobs and real opportunities for local people. Our approach means Milton Keynes is growing the right way, with ‘infrastructure first’ so that communities thrive from day one.” The statement describes the council’s approach; it does not change the qualification that the published job numbers are mainly all-sector or planned-capacity figures.
Northampton: Greyfriars gives the town a major named construction opportunity
Scale and proposed uses
West Northamptonshire Council’s June 2025 Greyfriars update says it entered a Development Agreement with ECF, a partnership involving Homes England, Legal & General and Muse. The regeneration area covers 25 acres and includes more than 1,000 homes plus mixed commercial, community, cultural and leisure space.
The council estimates up to 7,000 full-time-equivalent jobs during construction and more than £1 billion in economic value. Both numbers are projections attached to Greyfriars. They are not confirmed vacancies, permanent roles or outcomes that have already been measured. A full-time-equivalent construction estimate can represent work spread across several years and many employers, so it should not be read as 7,000 people hired at once.
Timing: a pipeline, not an immediate jobs board
A March 2025 council update described Greyfriars as a 25-plus-acre brownfield opportunity, with enabling works set to start in 2027 and construction due to commence in 2028. That was the stated plan at the time and schedules can move as approvals, funding, procurement and site conditions change.
For someone seeking work now, the timeline points to two different opportunities. Pre-construction and enabling packages may appear before the main building programme, while the larger volume of site roles would be expected closer to active construction. Monitor the council, development partners, appointed contractors and local training providers for package-specific recruitment rather than waiting for one advertisement labelled “Greyfriars jobs.”

What the forecast can and cannot tell you
- It indicates a potentially large, multi-phase source of construction activity in Northampton town.
- It does not specify how the projected jobs divide between trades, professional roles, site management, logistics and subcontracting.
- It does not establish how many roles will be local, how many will be temporary or how many will continue after construction.
- It does not prove that every part of the scheme will be delivered on the original timetable.
That makes Greyfriars highly relevant to a long-term Northampton growth discussion, but insufficient on its own to answer which town has more work this week or this month.
Milton Keynes and Northampton are not the same geography
Milton Keynes is a unitary city authority. Northampton town is in West Northamptonshire. North Northamptonshire is a separate unitary authority covering a different area. A North Northamptonshire Council economic statistic should not be presented as a statistic for Northampton town or West Northamptonshire.
North Northamptonshire Council’s 2025–30 economic growth strategy says jobs grew faster than the working-age population over the preceding 20 years. That is useful regional context, but it is not evidence about Northampton town’s construction vacancies and should not be combined with the Greyfriars figures as though all three refer to one labour market.
When comparing an opportunity, define the boundary first. A vacancy in a town may be advertised across the wider county, while a project forecast may count employment generated through contractors based outside the authority. Record the actual site address, employing company and work location before comparing pay, travel or job volume.
Which city has more construction work?
If you need a job now
Use live vacancy evidence, not development announcements. Search by trade and level, then verify the site and start date. A smaller project with an immediate confirmed start can be a better opportunity than a much larger scheme that is still in planning.
- Trade: Match the role to your competency, tickets and recent experience rather than searching only for “construction.”
- Site status: Ask whether works are active, in enabling works, in procurement or awaiting permission.
- Contract: Clarify whether the role is permanent, fixed-term, agency, subcontract or self-employed.
- Location: Calculate the daily journey, parking or public-transport cost and any early-start constraint.
- Evidence: Request the principal contractor or subcontractor name, site address, expected start and duration.
If you are planning a move for future work
Milton Keynes offers a documented, diversified growth story and a large planned employment-space requirement. Northampton offers Greyfriars, a clearly identified regeneration scheme with a substantial construction forecast and a published delivery sequence. Compare the reliability of the pipeline, not just its headline size.

Ask four questions of every future project:
- Has the project secured the relevant planning and development agreements?
- Has a contractor or delivery partner been appointed for the package that interests you?
- Is there a published mobilisation or site-start date?
- Are vacancies being advertised, or is the figure only an economic-impact forecast?
If you employ or subcontract construction labour
Milton Keynes’ approved employment space and office, warehousing and logistics pipeline may support repeated tendering across different sites. Greyfriars may offer a concentrated, multi-phase opportunity, but procurement timing and package release will determine when labour is actually needed. Build a pipeline tracker with the site, planning status, package, expected start, contact and last verification date. Do not use a council jobs estimate as a staffing order.

Courses listed by West Northamptonshire Council
West Northamptonshire Council lists local training options including groundworks, a construction-entry course with preparation for the CSCS Green Card, scaffolding, welding and construction-site supervision. These routes address different starting points: an entrant may need basic site preparation and card support, while an experienced worker may be looking to add a specialist trade or supervisory qualification.
Course availability, dates, entry requirements and funding can change. Confirm the current provider, eligibility, timetable, assessment method and whether the course includes the specific card or certification an employer requires before enrolling.
Skills Bootcamp funding for 2026–27
For 2026–27, the council said £400,000 of Skills Bootcamp funding was dedicated to construction skills. The programme aimed to support around 400 learners across its bootcamps, with at least 75% reaching a positive job outcome within six months. These are programme funding and targets, not measured completions or guaranteed results for an individual learner.
Use the bootcamp as a route into eligibility and employer conversations, not as proof that a job is reserved. Ask what “positive job outcome” means for that cohort, when the six-month measure starts, which employers are involved and whether travel, equipment or certification costs are covered.

The cited Milton Keynes evidence establishes employment growth and planned floorspace, but it does not list a matched set of construction courses or a city construction-vacancy count. A practical comparison method for job seekers
Step 1: Define the role and time horizon
Write down your trade, tickets, years of experience, preferred contract and earliest start date. A labourer seeking immediate agency work is making a different decision from a qualified supervisor planning for a 2028 project.
Step 2: Separate four kinds of evidence
- Current employment: live vacancies and confirmed workforce demand.
- Project forecasts: estimates such as Greyfriars’ up-to-7,000 construction FTEs.
- Approved capacity: consented floorspace or development that can still take time to build.
- Training supply: courses, funding and qualification routes that may improve eligibility.
Keep these categories in separate columns in your notes. Mixing them is how a planned job number becomes an inaccurate claim about current vacancies.
Step 3: Verify every vacancy
- Check the posting date and closing date.
- Confirm the exact site rather than relying on a town name used for a broad recruitment area.
- Ask who pays you and whether an agency, subcontractor or principal contractor is the employer.
- Confirm start date, expected duration, shift pattern, rate structure and required cards or tickets.
- Watch for duplicate adverts representing one role across several agencies.
Step 4: Price the commute and interruption risk
Compare net earnings after travel, parking, accommodation and unpaid journey time. A temporary role on a distant site can look better on an hourly rate but produce less weekly value. Also ask what happens when one package finishes: is redeployment available, or must you restart the search?
Step 5: Recheck project dates
Large schemes move. Reconfirm Greyfriars’ enabling and construction milestones and any Milton Keynes site start before turning a forecast into a relocation decision. Keep the date of your last confirmation so an old announcement does not drive a current choice.
How the two growth stories differ
Milton Keynes: distributed, all-sector expansion
Milton Keynes’ evidence points to growth distributed across the city economy, with office, warehousing and logistics requirements and multiple approved employment sites. That can create a sequence of separate projects rather than one dominant construction employer. The benefit is potential diversification; the limitation is that no cited figure isolates construction jobs or guarantees that every planned site proceeds.
Northampton: concentrated regeneration with a stated construction forecast
Northampton’s strongest evidence is concentrated in Greyfriars. The scheme combines housing with commercial, community, cultural and leisure uses, giving it a clear identity and a large projected construction workforce. The trade-off is concentration risk: the opportunity depends on one major regeneration programme, its phases, procurement and timetable.
What neither comparison proves
The available figures do not provide a matched construction-sector employment count for Milton Keynes city and Northampton town. They also do not establish pay, vacancy rates, skills shortages, completion rates or the proportion of local hires. Any article or recruiter claiming a definitive citywide construction-jobs winner from these numbers is overstating the evidence.

Decision guide: choose the place that fits your situation
| Your priority | Evidence-led starting point | What to verify next |
|---|---|---|
| Immediate site work | Neither city can be declared the winner from the published pipeline figures | Live adverts, confirmed start, employer, rate and contract length |
| Exposure to a large future project | Northampton’s Greyfriars is the clearest named construction pipeline | Package release, contractor appointment, current milestone and trade demand |
| Diverse long-term development activity | Milton Keynes has documented all-sector growth and multiple approved employment sites | Which sites are funded and starting, and whether your trade is being recruited |
| Entry or retraining route | West Northamptonshire lists several construction courses and 2026–27 bootcamp funding | Eligibility, dates, certification, employer links and travel |
| Regional statistics | Use only the authority that contains the site and vacancy | Do not substitute North Northamptonshire data for Northampton town or West Northamptonshire |
Bottom line for construction workers and planners
Choose Milton Keynes when your priority is a broad, established city economy with continuing planned employment-space growth, while recognising that the cited job totals are not construction-only. Choose Northampton when you want to position yourself around a major, clearly identified regeneration programme and are prepared to track a 2027–2028 stated timetable that may change. In both cases, the deciding evidence is the current vacancy and the specific package, not the largest headline forecast.
