Manufactured home insurance: coverage options and common exclusions

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Manufactured-home insurance is a specialized homeowners-style policy for a factory-built home and the risks around it. A typical policy can cover the dwelling, attached and other structures, personal belongings, additional living expenses, personal liability and medical payments. The contract, declarations page, endorsements and state rules determine the actual limits, deductibles, valuation method and covered perils.

The most important decisions are whether the home is insured for actual cash value or replacement cost, how flood, windstorm and earthquake risks are handled, and whether exclusions leave gaps that you expected the policy to fill.

What manufactured-home insurance covers

Manufactured homes are built to the federal HUD construction and safety code enacted in 1976. Homes made before 1976 were not subject to that code and can present different underwriting issues, so an insurer may ask for additional information about age, construction, condition and installation.

Coverage is usually divided into separate sections. Limits appear on the declarations page; review them at least annually and after renovations, major purchases or changes to the home.

Dwelling and attached structures

Dwelling coverage, generally called Coverage A, applies to the manufactured home itself and structures attached to it when the policy includes them. Depending on the contract, this can include attached porches, decks, steps, garages or additions. A claim is still subject to the policy’s covered causes of loss, exclusions, deductible and limit.

Other structures

Other-structures coverage can apply to property separated from the home, such as a shed, detached garage, fence or similar structure, when listed or otherwise included by the policy. Detached property is often subject to a percentage limit or a separate sublimit, so check the declarations page rather than assuming the full dwelling limit is available.

Personal property

Contents coverage protects belongings such as furniture, electronics, clothing, appliances and household equipment against covered perils. The insurer may apply a deductible, a sublimit or a valuation rule to a particular item or category.

Loss of use and additional living expenses

If a covered loss makes the home uninhabitable, loss-of-use coverage can pay the increased cost of temporary living arrangements while the home is repaired or replaced, up to the policy limit. For example, hotel costs after a covered tree-loss claim may qualify. The coverage generally pays the increase over your normal living expenses, so retain receipts and document the period of displacement.

Personal liability

Personal-liability coverage responds when you are legally responsible for covered bodily injury or property damage. It can pay defense costs and covered damages, subject to the policy limit and exclusions. Liability for business activities, professional services and some intentional conduct may not be covered under a home policy.

Medical payments to others

Medical-payments coverage can pay limited treatment costs when a guest is accidentally injured, even when a lawsuit is not filed. It is subject to its own limit and policy conditions and is not a substitute for liability coverage.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Actual cash value versus replacement cost

The valuation method can change the amount you receive after a major loss. Oregon’s insurance regulator explains that actual cash value considers depreciation based on age and wear. Replacement value pays the cost to replace a destroyed home with a new home of like kind, or to repair it with materials of similar kind and quality, subject to the policy limit and eligibility.

Feature Actual cash value (ACV) Replacement cost/value
How payment is calculated Repair or replacement cost minus depreciation for age and wear Cost to replace with like kind and quality, without subtracting depreciation, within the policy terms and limit
Likely premium Usually lower Usually higher
Effect on an older home May leave less money than needed for a full repair or replacement Can provide a more complete rebuild amount if the home qualifies and is insured to the required limit
Question to ask Which components are depreciated, and how is age determined? Can the policy convert to ACV as the home ages, and what eligibility rules apply?

Some policies apply a coinsurance condition. The National Association of Insurance Commissioners advises insuring the home for at least 80 percent of replacement value when that rule applies. Ask the insurer how the percentage is calculated, whether additions and site improvements are included, and what happens if the limit is below the required threshold.

Flood, windstorm, earthquake and water-backup options

A standard manufactured-home policy is not an all-risk guarantee. Major catastrophe perils may be excluded, restricted or written under a separate policy.

Flood and surface water

Flood is usually excluded from the base policy. Flood water generally means rising or overflowing water, including surface water, groundwater, rain runoff and snowmelt. A plumbing leak or roof leak is treated differently from flood water and must be analyzed under the policy’s wording and cause of loss.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Separate flood insurance is available through the FEMA-managed National Flood Insurance Program (NFIP) or a private insurer. NAIC consumer guidance accessed in 2026 lists NFIP coverage of up to $250,000 for the building and up to $100,000 for contents under separate coverage forms. Actual payment is limited by the applicable coverage limit, the replacement-cost or ACV rule for the damaged property and the program’s eligibility and conditions. Confirm current limits, waiting periods, foundation requirements and whether your home qualifies before relying on a quote.

Windstorm and hurricane

Wind may be included in the home policy, subject to a deductible, or written separately. Treatment varies by state, location and insurer. Texas Department of Insurance guidance warns that Gulf Coast residents may need a separate windstorm policy. Ask whether wind and hail are covered, whether a percentage deductible applies, which areas are excluded and whether a separate policy is required for lender compliance.

Earthquake, earth movement and volcanic eruption

Earthquake and volcanic eruption are commonly excluded from the base policy. Earth movement exclusions can also encompass landslide, mudslide and related ground movement; sinkhole treatment varies. An earthquake endorsement or separate policy may be available depending on location and insurer. Check whether the option covers the home, other structures, contents, debris removal and temporary living expenses, and identify its separate deductible.

Sewer and water backup

Water backing up through a sewer, drain or sump is often an optional endorsement rather than automatic coverage. Ask about the endorsement limit, the deductible, whether sump-pump failure is included and whether mold-related damage is restricted.

Umbrella liability

An umbrella policy is separate excess-liability coverage that can add limits above the manufactured-home policy. It does not replace the underlying home policy and generally requires specified minimum liability limits. Confirm which personal, rental or recreational activities are covered.

Common exclusions and claim traps

Read the exclusions, conditions and definitions in the actual contract. The following gaps are frequently identified by regulators and insurer materials:

  • Flood and surface water: rising water, runoff, groundwater, rainwater and snowmelt are commonly excluded unless separate flood coverage applies.
  • Earth movement: earthquake, landslide, mudslide and sometimes sinkhole losses may require a separate endorsement or policy.
  • Mold and mildew: coverage may be limited or excluded, especially when moisture was repeated, long-term or connected to maintenance.
  • Infestation: termites, rats, insects, birds and other pests are generally maintenance issues rather than insured sudden losses.
  • Gradual deterioration: wear and tear, settling, rot, corrosion, poor workmanship, mechanical breakdown and continuous or repeated seepage are common exclusions.
  • Contamination and major hazards: nuclear hazard, war and intentional acts may be excluded.
  • Business activity: business pursuits, professional services and business inventory may need commercial coverage.
  • Special property: valuables, detached structures and unusual equipment may be subject only to sublimits or scheduled endorsements.

Maintenance can affect a covered claim. Repair leaking plumbing and roofing promptly, keep invoices and photographs, and report damage as soon as practical. An insurer may distinguish a sudden, covered event from damage that accumulated through repeated leakage or neglect.

How much manufactured-home insurance do you need?

Choose limits from the cost to rebuild or replace, not simply the home’s purchase price or the loan balance. Land value, depreciation, site preparation and local construction costs can make those figures different.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Establish the dwelling limit. Provide the insurer with the home’s year, make, model, dimensions, construction details, additions, roof, foundation or tie-down information and installed systems. Ask how demolition, debris removal, permits, delivery, setup and utility connections are treated.
  2. Account for other structures. List detached garages, sheds, fences, decks and other improvements. Increase the limit or schedule an item if the automatic percentage would not rebuild them.
  3. Estimate contents. Walk room by room and record replacement prices for furniture, appliances, electronics, clothing and tools. Identify jewelry, art, collectibles and business equipment that may need scheduled coverage.
  4. Set loss-of-use protection. Estimate rent, hotel, meals, transportation, storage and pet-related costs if the home cannot be occupied. Select a limit that reflects local temporary-housing costs and a realistic repair period.
  5. Select liability and medical-payments limits. Consider your assets, visitors, pets, recreational equipment and potential lawsuit exposure. Ask whether an umbrella policy is appropriate.
  6. Choose deductibles deliberately. A deductible is the amount you pay before insurance responds. Higher deductibles generally reduce premiums; lower deductibles generally cost more. Confirm whether wind, hail, earthquake and flood have separate dollar or percentage deductibles.
  7. Recheck the limits annually. Construction prices, remodeling, new purchases, inflation adjustments and changes in occupancy can make an old limit inadequate.

How premiums are determined

There is no authoritative current national average premium specific to manufactured homes. Pricing depends on the home’s age and condition, location and catastrophe exposure, selected limits, deductible, discounts and claims history. Two homes in the same park can receive different quotes because their construction, claims records or coverage choices differ.

How to compare manufactured-home quotes

Compare quotes only after making the coverage inputs equivalent. A lower price may reflect ACV instead of replacement cost, lower contents or liability limits, a larger deductible, named perils instead of broader wording, or omitted catastrophe coverage.

  1. Match the dwelling limit and valuation. Put ACV and replacement-cost quotes in separate columns and ask whether replacement coverage has an age or condition cutoff.
  2. Compare structures and contents. Check automatic percentages, category sublimits and scheduled-property requirements.
  3. Compare liability, medical payments and loss of use. Verify both the limit and any time or dollar cap for temporary living expenses.
  4. Map every deductible. Record the base deductible and separate wind, hail, earthquake and flood deductibles, including percentage calculations.
  5. Identify the peril wording. Determine whether the policy is named-peril or broader open-peril wording and read the exclusions that apply to each.
  6. Price the missing risks. Request separate flood, windstorm, earthquake, sewer-backup and umbrella options where appropriate.
  7. Ask about eligibility and renewal. Confirm requirements for older homes, installation or tie-downs, occupancy, park rules, inspections and possible nonrenewal conditions.
  8. Use a licensed independent agent when useful. Texas Department of Insurance guidance recommends asking about coverage amounts, ACV versus replacement cost, discounts, flood and windstorm, and considering an independent agent who can obtain multiple insurers’ terms.

Force-placed insurance is not a substitute for your policy

If a lender buys insurance after your evidence of coverage lapses, the force-placed policy may protect only the lender’s interest. Oregon’s regulator notes that it often omits personal property and liability protection. It can also cost more while leaving you exposed. Keep proof of an active policy, send renewal documents to the lender and verify that the replacement-cost, structure and deductible terms satisfy the loan agreement.

Prepare before a loss

  • Keep the declarations page, endorsements and insurer claim number in a secure location outside the home.
  • Maintain a dated photo or video inventory of every room, outbuilding and major item.
  • Save receipts, serial numbers, appraisals and repair invoices for high-value property.
  • Know the location of shutoffs and protect the home from further damage after an incident, when safe.
  • Report a loss promptly, keep damaged items for inspection when practical and document emergency expenses for a loss-of-use claim.

The practical test is simple: identify what would pay to rebuild the home, replace your belongings, house you temporarily and defend you after an accident, then separately insure the catastrophe perils your base policy excludes.
