Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesBefore paying a token or booking amount, obtain the project’s exact registered name, phase, promoter’s legal entity and claimed RERA number. Search the official Haryana RERA (HARERA) Gurugram portal, open the matching project record and certificate, and reconcile every field with the brochure, application form, allotment documents and payment request. Do not pay while the project is absent, the phase or promoter differs, the certificate is unavailable, or the record shows a lapsed, cancelled, suspended, abeyance or other adverse status.
What a Haryana RERA registration tells you—and what it does not
Haryana’s Real Estate Regulatory Authority (HARERA) requires covered projects in a planning area to be registered before a promoter advertises, markets, books, sells or offers a plot, apartment or building. Registration creates a public disclosure record and gives buyers a route to complaints and regulatory information. It is an important pre-booking checkpoint, but it is not a title search, construction-quality inspection or guarantee that every sales promise will be delivered.

At registration, the authority examines whether the promoter’s application under Section 4 and the disclosures required by Haryana Rule 3 are complete and supported by true, correct and complete information. You must still independently review title, encumbrances, approvals, financing, taxes, contract language, construction quality and the promoter’s ability to complete the work. A qualified property lawyer should review documents when the transaction is significant or the record contains inconsistencies.

Projects generally covered by the requirement
HARERA’s public guidance states that a promoter cannot market or sell a real-estate project in Haryana without registering it, subject to statutory exemptions. An ongoing project can still require registration because of its legal status and incomplete development; the obligation does not depend on whether the promoter has already made a sale or placed an advertisement.

Exemptions are narrow and need evidence
HARERA lists exemptions including:
- A project on land measuring no more than 500 square metres.
- A project with no more than eight apartments, inclusive of all phases.
- Certain projects that had the relevant approvals before 1 January 2017.
- Renovation or redevelopment that does not involve advertising, marketing, selling or a new allotment.
A seller’s assertion that a project is exempt is not a reason to skip due diligence. Ask for the written basis, approvals and project particulars that support the exemption, and have a lawyer test whether the facts actually fit the statutory conditions.
Collect the exact identifiers before you search
Start with an identity sheet. Marketing names, launch names and legal project names frequently differ, and a large development may have separate registrations for phases, towers or plotted components. Ask the seller to provide the following in writing:
| Identifier | What to record | Why it matters |
|---|---|---|
| Registered project name | The exact name used in the HARERA record, plus the marketing brand if different | A brand-name search can miss the legal record or return a different development. |
| Phase, tower or component | Phase number, tower or wing, plotted area, commercial block or independent-floor component being sold | A registration for another phase does not automatically cover your unit. |
| Promoter | Full legal entity name, not only a group or trade name | The contracting seller should match the promoter shown by the authority. |
| Location | District, tehsil, sector, village and any parcel or khasra description supplied in the documents | Similar names and nearby sectors can refer to different projects. |
| Claimed registration number | Complete number exactly as printed | It is the fastest way to distinguish records with similar names. |
| Registration year | The year paired with the project number on the portal | The search form requires both number and year. |
| Seller or agent | Legal seller’s name and the agent’s current HRERA registration details | The person taking your booking should be identifiable and authorised. |
Keep the original email, WhatsApp message or letter in which the seller supplies these identifiers. If the seller gives only a cropped certificate or refuses to state the project number and year, treat that refusal as a warning rather than trying to infer the number from a logo.
Use the official Gurugram portal, not a broker’s screenshot
Open HARERA’s own search page by navigating to the authority’s official domain. The search form asks for the project authority, project number, project year and a CAPTCHA. Select the Gurugram authority where the development falls under that jurisdiction. Do not rely on a broker’s deep link, an old PDF or a certificate image supplied without the underlying record.

Search once using the claimed number and year, then repeat with the exact legal project name and promoter details shown in the result. Save a PDF or screenshot of the search result and the date you retrieved it. Portal records, uploaded certificates, quarterly progress, complaints, extensions and adverse listings can change; the status you need is the status in force immediately before signing or paying.
Ten-step verification workflow
- Write down every identifier. Record the legal project name, marketing name, phase or tower, promoter, sector and district, claimed registration number and year. Ask the seller to correct any mismatch before you search.
- Choose the correct authority. On the official search form, select the Gurugram authority, enter the project number and year, complete the CAPTCHA and submit. A result under another authority or a different year is not a match merely because the brand name is familiar.
- Open the complete project record. Confirm the project name, location, district, tehsil, promoter, project registration number, project ID, receiving date, submission date and current status. Check whether a registration certificate is actually uploaded and open the certificate itself.
- Match the certificate to the record. Compare the certificate number, legal promoter and project description with the portal record. A cropped image that omits the project, phase or validity information cannot establish that the offered unit is registered.
- Test the registered scope. Identify the exact phase, tower, wing, plotted area, commercial component or independent floors covered. Confirm that the unit, parking, amenities and access being sold fall inside that scope. An older project name or registration for a neighbouring phase is not enough.
- Read the filed disclosures. Compare the sanctioned and proposed plans, layout, building or wing count, unit schedule, parking information, approvals, development programme and promised completion or possession date with the sales package. Note every promise that appears only in the brochure.
- Review progress and delay information. Read quarterly updates for physical and financial progress, money collected, money spent, unspent balance, completed and pending development, the original promised period, any delay and the certified plan for completion. A current-looking brochure does not replace these filed updates.
- Search adverse and enforcement pages. Check the portal’s registered-projects, lapsed-projects, project-status, defaulter, cancelled, suspended and abeyance listings, as well as quarterly-progress, complaints and judgements links. Record the date and the result of each check.
- Validate the promoter and agent. Ensure the legal entity in the application form, agreement and payment request is the same promoter named in HARERA’s record. Ask the sales agent for current HRERA agent-registration details; agents must be registered before facilitating a sale.
- Control payment and escalate gaps. Do not pay while an identifier, phase, promoter, certificate, account or status cannot be reconciled. Send written questions to the promoter, preserve the documents and use HARERA’s help desk or complaint routes if the discrepancy remains.
Read the project record field by field
Do not stop at the registration number. The surrounding fields can reveal that a seller has presented the wrong project or an outdated approval.
| Record field | Buyer’s check |
|---|---|
| Project name and ID | Does the legal name and unique project ID match the application form, brochure and allotment paperwork? |
| Location, district and tehsil | Does the registered location identify the same land and sector shown in the offer? |
| Promoter | Is the full legal entity the same entity signing your contract and receiving your money? |
| Receiving and submission dates | Do the dates make sense for the claimed launch and registration year, or is the seller relying on a different application? |
| Current status | Is it active, and is there any separate lapsed, cancelled, suspended, abeyance, defaulter or project-status entry? |
| Certificate | Is a complete certificate uploaded, and does it describe the same phase and project component? |
| Declared completion date | Does it match the possession date in the brochure and form? Note extensions and revised schedules. |
| Plans and inventory | Are the marketed tower, unit type, floor count, parking and amenities present in the filed material? |
Reconcile filed disclosures with the sales package
Plans, towers and unit inventory
Place the sanctioned plan and the brochure side by side. Count the buildings or wings, compare floor and unit counts, and mark the location of your tower, apartment, parking space and promised amenities. If the brochure shows a clubhouse, road, school, commercial block or additional tower that is absent from the filed plan, ask whether it belongs to another phase or is merely a marketing proposal. Do not assume it is included in your registered project.
Approvals and development schedule
Check the approvals and the development schedule disclosed in the record against the sales team’s possession commitment. A registration record may disclose work that remains pending or a completion plan revised after delay. Ask for the document and date supporting any claim that an approval has since been obtained; do not treat a verbal assurance as an update to the public record.

Quarterly financial and physical progress
Haryana’s rules require ongoing projects to disclose money collected, money spent, the unspent balance, development completed and pending, the original promised period, delay and a certified plan for completion. Use those fields to test whether the stated construction stage is plausible. A project with limited physical progress but an aggressive near-term possession promise deserves written clarification before you commit funds.
Payment rules: the 10% limit and the project account
Do not cross 10% before the registered agreement for sale
HARERA’s public guidance states: “Promoter shall not accept more than 10% of the cost of the apartment, plot, or building as the case may be, as an advance payment or an application fee, from a person without first entering into a written agreement for sale with such person and register the said agreement for sale.”
The 10% ceiling covers an advance or application fee before the written agreement for sale has been entered into and registered. A label such as token, expression-of-interest payment or refundable booking does not by itself remove the payment from this rule. Ask the promoter to state the amount as a percentage of the stated apartment, plot or building cost, and require a written receipt that names the exact project, phase and unit.

Check the separate project account disclosure
HARERA states: “Seventy per cent of the amounts realized for the real estate project from the allottees, from time to time, shall be deposited in a separate account to be maintained in a scheduled bank to cover the cost of construction and the land cost and shall be used only for that purpose.”
Compare the filed account information and the payment instructions with the registered promoter and project. An account name that does not correspond to the legal promoter, or a demand directing money to an unexplained affiliate, should pause the transaction until the promoter provides a written reconciliation.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Check the promoter and the selling agent separately
The project record identifies the promoter; it does not automatically prove that every person marketing the unit is authorised. HARERA says real-estate agents must be registered before facilitating a sale. Ask for the agent’s current HRERA registration details and compare the name on that registration with the brokerage agreement, booking form and receipt.

Pick the symptom - the matching free tool is one click away.
Also distinguish a group brand from the contracting legal entity. The entity accepting your money should be the promoter named in the project record or a clearly documented, authorised party. If the seller says a subsidiary, special-purpose company or channel partner will receive the funds, ask for the authority, relationship and payment terms in writing before signing.

Understand status labels and escalation options
A project can appear in the portal while carrying a status that changes the risk of booking. Search the registered-projects page and the separate lapsed-projects, defaulter, cancelled, suspended and abeyance listings. Review project-status entries, quarterly updates, complaints and judgements. Read the underlying order where one is available; do not rely on a salesperson’s description of a status as a routine administrative issue.
Stop and obtain legal advice if the record is lapsed, cancelled, suspended, in abeyance or otherwise adverse, or if a complaint or order affects the phase, land, approvals, possession or promoter. Keep the project record, certificate, filed plans, quarterly updates, brochure, application form and payment demand in one dated folder. Send a written list of discrepancies to the promoter and retain the response. HARERA provides a help desk for project-registration issues and complaint routes for unresolved matters.
How to compare two Gurugram projects safely
When several projects are competing for your booking, compare like with like. A glossy brochure, an earlier launch date or a lower token amount does not compensate for a narrower registration scope or weaker disclosure record.
| Comparison point | Questions to answer for each project |
|---|---|
| Identity | Are the legal project name, phase, promoter, sector and project ID unambiguous? |
| Registration | Is the certificate uploaded, and is the current status clear and active? |
| Scope | Does the registration include the exact tower, unit, parking, plotted area and amenities offered? |
| Schedule | What completion date was declared, has it been extended, and what does quarterly progress show? |
| Plans and approvals | Do sanctioned plans and disclosed approvals support the marketed configuration? |
| Financial and physical progress | What money has been collected and spent, what work is complete or pending, and is a certified completion plan filed? |
| Adverse information | Are there lapsed, cancelled, suspended, abeyance, defaulter, complaint or judgement entries? |
| Sales channel | Is the agent registered, and does the contracting seller match the promoter? |
| Payment structure | Does the demand stay within the 10% pre-agreement limit and identify the correct project account? |
Red flags that should stop a booking
| Warning sign | Why it matters | What to do |
|---|---|---|
| Only a brand name or cropped certificate is supplied | You cannot verify the legal project, number, year or scope. | Request the complete number, year, record and certificate before paying. |
| Different promoter, sector, phase or configuration appears in the record | The document may cover another development or component. | Ask for a written reconciliation; pause if it cannot be proven. |
| The project is lapsed, cancelled, suspended, in abeyance or listed as a defaulter | The public status is adverse and may affect the right to market or complete. | Read the order and obtain independent legal advice. |
| Brochure promises towers, amenities, possession dates or unit counts absent from filings | The sales promise may be outside the registered scope. | Require an amended filing or documented explanation before relying on it. |
| More than 10% is demanded before a written agreement for sale is entered and registered | It conflicts with HARERA’s stated advance and application-fee limit. | Do not pay the excess; request a compliant payment schedule. |
| Payment instructions name an unrelated entity or account | The recipient may not be the registered promoter or disclosed project account. | Seek authority and account documentation; verify with the promoter independently. |
| The agent cannot show current HRERA registration | An unregistered intermediary may not lawfully facilitate the sale. | Ask the promoter to confirm the agent’s status or use a registered agent. |
What to save before signing or paying
- The portal search result showing authority, project number and year.
- The complete project record with project ID, promoter, location, dates and current status.
- The uploaded registration certificate and all pages or annexures that define its scope.
- Sanctioned and proposed plans, layout, unit and parking schedules, approvals and development timetable.
- Quarterly progress reports, including physical and financial progress, delays and completion plans.
- Registered-project, lapsed, project-status, defaulter, cancelled, suspended, abeyance, complaint and judgement results retrieved on the date of your check.
- The brochure, application form, allotment letter, draft agreement for sale, payment demand and bank instructions.
- The promoter’s written answers to every discrepancy and the agent’s current HRERA registration details.
Save dated PDFs or screenshots rather than relying on a link that may later display a changed record. Re-run the official search immediately before signing the agreement or transferring funds, because portal status and uploaded disclosures are volatile. The portal information reviewed for this guidance was checked on 17 October 2026; a later search controls your decision.
Bottom-line decision rule
Book only after the official record, certificate, registered scope, promoter identity, filed disclosures, current status, agent details and payment instructions all match the unit you are being sold. If any material point remains unresolved—or if the seller asks you to exceed 10% before a written agreement for sale is entered and registered—keep your money, document the discrepancy and escalate it to HARERA or a qualified property lawyer.
