Stop the dust by finding and correcting moisture or movement first, then remove only unsound mortar and repoint with a mix compatible with the brick. Do not seal a damp or deteriorating wall with waterproof paint or an impermeable sealer: trapped moisture can accelerate spalling. Older, porous brick commonly needs a softer, lime-rich, breathable mortar rather than a hard cement-rich one.
What the dust is telling you
“Dusty brick” is not one defect. Fine powder may be failed mortar, the brick face itself, crystallised salts, frost damage, moisture moving through the wall, movement in the structure, leaking rainwater goods or damage from abrasive cleaning. The correct repair depends on which of those is happening.

Mortar that powders between the bricks, recedes from the face or has fallen out is a joint failure. Brick that flakes, sheds thin laminations or loses its hard outer surface is spalling. A wall can have both at once, but they require different decisions. Repointing a sound joint will not cure a leaking gutter, and coating a spalling brick will not restore the lost face.
Historic England warns that unsuitable repointing can affect both the appearance and durability of masonry and is among the most frequent causes of damage to historic buildings. Treat the existing wall as a system: brick, mortar, joints and moisture paths must work together.

Inspect before touching the wall
Photograph the entire wall and make a simple map of dusty areas, cracks, damp marks, missing joints, bulges and loose bricks. Recheck the same locations after heavy rain and, where relevant, after freezing weather. Patterns often identify the source more reliably than a single close-up.
Check the joints
- Press and lightly scrape a joint with a blunt tool. Powder, deep recesses, open gaps and crumbling edges indicate failed mortar.
- HUD identifies mortar erosion greater than 1/4 inch, crumbling mortar and hairline cracks as conditions that can justify repointing.
- Look for isolated failed joints versus widespread loss. Local defects may be repairable; extensive loss requires a wider assessment of water entry and wall stability.
Check the bricks
- Look for flaking faces, thin layers separating from the brick, soft corners and fragments on the floor. These are typical signs of spalling.
- Tap questionable units gently and identify bricks that are loose, hollow-sounding or irreparably damaged.
- Note hard cement patches or previous repairs. A hard, less-permeable repair can force moisture into softer surrounding brick.
Trace water and movement
- Inspect gutters, downpipes, flashings, copings, sills and roof junctions for leaks or overflow marks.
- Check ground drainage and splashback at the base of the wall. Damp routes, tide marks and salt deposits show where water is travelling.
- Look for bulges, leaning, stepped or widening cracks, displaced bricks and gaps around openings. These may indicate movement rather than ordinary weathering.
Do not repoint a structural crack until its cause is established. If cracks are wide or growing, the wall leans or bulges, or damage is widespread, stop DIY work and obtain a qualified masonry or structural assessment.
Choose the correct response
| What you find | First response | Likely repair decision |
|---|---|---|
| Surface dust but sound, full joints | Test a small area; gently dry-brush with a natural-fiber brush and investigate moisture | Do not remove sound mortar; consider a consolidant or coating only after the wall is dry and the product is demonstrably compatible |
| Powdering, recessed or missing mortar | Find and correct water entry; remove only loose material | Repoint to sound material with compatible mortar |
| Flaking or spalled brick faces | Identify frost, salts, trapped moisture, hard repairs or abrasive-cleaning damage | Correct the moisture source; replace irreparably loose units and do not simply seal over the defect |
| Bulges, leaning, wide or growing cracks, extensive loss | Stop work and isolate the area if falling material is possible | Qualified masonry or structural assessment before repair |
Why mortar compatibility matters
The replacement mortar should be no harder and no less permeable than the brick and original mortar. Mortar is intended to weather sacrificially and provide a route for moisture to escape. If a hard, dense joint is installed beside soft historic brick, water can be driven into the brick instead, where freeze-thaw cycles and salt crystallisation can cause the face to break away.

Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Clear out junk files and repair common Windows errorsFree Scan →Scan for outdated or missing drivers - takes under a minuteDriver Scan →For older or porous brick, a lime-rich, breathable mortar is often safer than a cement-rich mix. “Lime mortar” is not a universal recipe: the appropriate binder, aggregate, colour, texture, strength and curing behaviour depend on the existing wall and its exposure. Match the original joint profile and appearance without making the new work stronger or less permeable than the masonry.
Exposure changes the specification. Rain-facing elevations, frost-prone sites, coastal air and walls affected by salts need more cautious assessment than a sheltered interior wall. Historic significance also matters: listed or otherwise historic fabric should be assessed by a conservation-minded specialist before removing original material.
Choosing materials and tools
A lime mortar repair mix may be appropriate for an older wall, but compatibility must be checked before purchase. Compare the proposed product with a sound sample of the existing joint for hardness, permeability, colour, aggregate and texture. A product marketed as “stronger” is not automatically safer; excessive hardness can transfer damage into the brick.
For preparation, choose a natural-fiber masonry brush rather than a metal brush. For any grinding or cutting, plan dust extraction before starting: a tool-mounted local exhaust system or a HEPA dust extractor designed for the equipment is preferable to trying to clean airborne dust afterward. Product availability, specifications and local requirements vary, so confirm them in your country and for the particular wall.

Step-by-step repair method
1. Record the condition
Take overview and close-up photographs, mark defects on a sketch and record where dampness appears after rain. This gives you a baseline and prevents a patch repair from hiding a spreading problem.
2. Correct the water source
Repair leaking gutters and downpipes, defective flashings, failed copings, blocked outlets and drainage that splashes the wall. A repointed joint will fail again if the same water continues to enter. Allow the masonry to dry as far as practical before judging the remaining damage.
3. Rake out failed mortar only
Remove loose and friable mortar back to sound material. Keep the original joint width and avoid widening sound historic joints. Mechanical grinding can damage brick arrises and creates hazardous dust; hand tools are often more controllable for small areas and historic work.
4. Clean without abrading the brick
Use clean water and a natural-fiber masonry brush to remove loose powder and residue. The General Services Administration advises against metal brushes and acidic or alkaline cleaners. Do not sandblast or aggressively grind the brick face: the Society for the Protection of Ancient Buildings links inappropriate abrasive cleaning with dusting and loss of the protective surface.
5. Prepare the joint
Brush or rinse out remaining debris, then dampen the joint so it does not draw water out of fresh mortar immediately. Do not leave standing water. On a small test panel, confirm that the proposed mortar bonds, matches the appearance and does not stain the brick.
6. Pack compatible mortar
Place the selected mortar firmly into the prepared joint in controlled lifts rather than smearing over the face. Match the existing colour, aggregate, texture, strength and permeability. For soft, old brick, a breathable lime-rich mix is commonly appropriate, but the exact formulation should be selected from the existing mortar and exposure—not from strength alone.
7. Tool the joint for drainage
Finish the joint so it sheds water and reproduces the original profile. Avoid a recessed finish that creates a ledge for water unless that is the historic detail. Remove smears from the brick face while the mortar is workable, using the least abrasive method that achieves a clean result.

8. Cure slowly and keep it damp
Protect fresh work from rapid drying, direct sun, wind, heavy rain and frost. GSA guidance specifies keeping mortar curing damp for a minimum of 72 consecutive hours where that specification applies. Use suitable damp coverings without trapping water against the wall, and follow the mortar manufacturer’s or conservation specification for longer curing periods.

9. Reinspect in real weather
After wet and freezing weather, check for renewed powdering, open joints, new cracks, damp patches or movement. Persistent dust or new damage means the cause has not been resolved and merits specialist review rather than another surface coating.
Handling brick spalling
Spalling commonly follows repeated wetting and freezing, salt crystallisation, trapped moisture or damage from harsh cleaning. Hard cement-rich repairs and impermeable coatings can make the moisture path worse. First remove the source of water and understand the wall’s drying route.
A brick with a stable, shallow blemish may remain in place after the moisture problem is corrected. A unit whose face is loose, continually shedding or no longer protects the wall may need careful replacement with a compatible brick. Replacement should match dimensions, colour, texture, strength and permeability; patching the face with a harder material can create a new failure line.
When a coating helps—and when it harms
A coating cannot substitute for diagnosis. Waterproof paint or an impermeable sealer applied to a damp, deteriorating wall can trap water in porous brick or stone. Cadw explains that impermeable cement can have this effect and contribute to spalling. Sealing over salts, failed joints or a leaking flashing hides the symptom while pressure and frost continue behind the surface.

Cleaning: safe limits
- Start with the gentlest method: a natural-fiber brush and clean water.
- Test every cleaning method on an inconspicuous area and let it dry before judging the result.
- Do not use metal brushes, aggressive acids or alkalis, sandblasting or uncontrolled abrasive grinding.
- Do not pressure-wash a friable wall or force water into open joints.
- Stop if cleaning removes the brick’s hard outer surface, exposes aggregate or increases dusting.
Dust control and personal safety
Raking, grinding and cutting mortar can release respirable silica and other hazardous dust. NIOSH identifies tool-mounted local exhaust ventilation and suitable work practices as exposure-reduction controls. Use a grinder or cutter only with effective local extraction or a HEPA dust extractor designed for the tool; do not rely on sweeping dust after it has become airborne.

NIOSH’s Control of Hazardous Dust During Tuckpointing provides authoritative guidance for dust-control practice. For a large elevation, high-level work, unknown coatings or extensive grinding, a trained contractor with appropriate extraction and respiratory-protection procedures is safer than improvised DIY equipment.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Questions to ask before hiring a contractor
Ask the contractor to identify the moisture or movement source before quoting repointing. The proposal should state what failed material will be removed, how sound historic joints will be protected, and why the selected mortar is no harder or less permeable than the existing masonry. It should also describe dust extraction, respiratory protection, access equipment and curing protection.

For historic work, request a small sample panel before full installation. Compare its colour, texture, joint profile and weathering after it has cured. A competent specialist should be willing to explain how gutters, flashings, copings and drainage will be corrected, rather than offering only a waterproof coating or a harder cement mix.
DIY or specialist repair?
| Situation | Reasonable next step |
|---|---|
| A small interior area with surface dust, sound joints and no damp or movement | Gentle cleaning, moisture investigation and a small compatibility test |
| Localised failed joints after the water source is fixed | Careful hand raking and compatible repointing if you can control dust and reproduce the joint |
| Listed or historic building, original lime joints or uncertain previous repairs | Conservation-minded masonry specialist before removing material |
| Load-bearing wall, bulge, leaning, wide or growing crack | Qualified structural or masonry assessment before repointing |
| Extensive spalling, salt contamination or high-level external work | Specialist repair with a documented moisture and access plan |
The safer choice is a specialist whenever structural movement, extensive spalling or historic fabric is involved. A contractor should be able to explain why the proposed mortar is compatible, how dust will be controlled and how water entry will be corrected—not merely offer a harder mix or a waterproof coating.
How long should repointing last?
There is no universal service-life guarantee because exposure, workmanship, mortar compatibility and maintenance dominate performance. The Brick Industries Association figure quoted in the U.S. Department of Housing and Urban Development’s Rehab Guide, Volume 2: Exterior Walls puts mortar-joint service life closer to 25 years, depending on exposure. Treat that as an indicative figure, not a promise for every wall or climate.
Regularly inspect rainwater goods, flashings, copings and joints. Early correction of a small leak is usually less disruptive than replacing brick after years of trapped moisture and freeze-thaw damage.

A practical decision checklist
- Have you photographed and mapped the dust, cracks, dampness and loose areas?
- Have gutters, downpipes, flashings, copings and ground drainage been checked?
- Is the defect mortar loss, brick spalling, structural movement or a combination?
- Are you removing only unsound mortar rather than widening sound joints?
- Does the proposed mortar match the brick and original mortar in hardness and permeability?
- Will cleaning use water and natural fibers rather than metal or aggressive chemicals?
- Is the wall dry enough to assess before any coating is considered?
- Do grinding or cutting controls include tool-mounted extraction or a HEPA dust extractor?
- Would a specialist be safer because the building is historic, load-bearing, bulging, leaning or extensively damaged?
Frequently Asked Questions
How do I stop an exposed brick wall from dusting?
First determine whether the powder is failed mortar, spalling brick, salts, moisture damage or abrasive-cleaning damage. Correct leaks and movement, gently clean with water and a natural-fiber brush, then repoint only failed joints with compatible mortar. Do not seal a damp wall.

Why is the mortar between my bricks crumbling?
Common causes include persistent moisture, frost-thaw cycles, salts, movement, leaking gutters or flashings, and an incompatible hard repair. Mortar erosion greater than 1/4 inch, crumbling joints and hairline cracks are recognized conditions for considering repointing.
Is lime mortar always the right choice for old brick?
Lime-rich, breathable mortar is often safer for older or porous brick, but there is no universal recipe. Match the existing mortar’s hardness, permeability, colour, aggregate, texture and joint profile, while considering rain, frost, salts and coastal exposure.
Can I waterproof or seal a dusty brick wall?
Not while it is damp, deteriorating or affected by failed joints. Impermeable coatings can trap moisture in porous brick or stone and accelerate spalling. Only consider a compatible, vapour-permeable finish after the wall is dry and the underlying cause is corrected.
What is the safest way to clean dusty brick?
Begin with clean water and a natural-fiber brush on a small test area. Avoid metal brushes, acidic or alkaline cleaners, sandblasting, aggressive grinding and pressure-washing friable masonry. Stop if cleaning removes the brick’s protective outer surface or increases dusting.
When should I call a structural or masonry specialist?
Obtain an assessment for bulges, leaning, wide or growing cracks, displaced bricks, extensive spalling, load-bearing walls, historic or listed buildings, or widespread joint loss. Structural cracks should not be repointed until their cause is established.
What protection is needed when removing mortar?
Raking, grinding and cutting can release hazardous respirable dust. Use eye, hand, hearing and task-appropriate respiratory protection, plus tool-mounted local exhaust or a suitable HEPA dust extractor. Keep occupants and bystanders out of the work zone and avoid dry sweeping.
How long does repointing usually last?
Performance depends on exposure, workmanship, compatibility and maintenance. A Brick Industries Association figure quoted by HUD places mortar-joint service life closer to 25 years depending on exposure, but that is an indication rather than a guarantee.
