Polyiso wall insulation is a rigid continuous-insulation (CI) board that reduces heat flow across framing when it is installed as an uninterrupted layer. It can improve a wall’s effective thermal performance, but no board is a complete wall system: framing, fasteners, facer permeance, air and water control layers, cladding attachments, fire protection and local code all determine whether a detail works.
Specify the thickness and labeled R-value from the adopted energy code and the project’s whole-wall design, then confirm the selected product’s current evaluation and installation instructions. Treat moisture, joints, penetrations and transitions as assembly details rather than assuming that every foil-faced board is automatically an air barrier or water-resistive barrier (WRB).

What polyiso contributes to a wall
Polyisocyanurate, commonly called polyiso, is a closed-cell rigid foam insulation manufactured in boards. In a wall assembly it is often placed outboard of wood or steel framing, although some evaluated systems use it on the interior or in other locations. The defining advantage of an exterior CI layer is continuity: it covers studs, plates and headers that would otherwise conduct heat around cavity insulation. PIMA’s commercial-wall overview and Building Science Corporation’s wall guidance both emphasize that framing and fasteners still create thermal bridges, so the board does not make those effects disappear.

Cavity insulation is interrupted wherever a stud, joist, clip or penetration occurs. Polyiso outside the sheathing adds a more continuous thermal path and can raise effective whole-wall performance even when the nominal cavity R-value is unchanged. The improvement must be calculated with the actual framing fraction, fastener pattern, furring or clips, sheathing, interior finishes and exterior layers. A board label is not a whole-wall R-value.

What the board does not decide
- It does not by itself establish condensation safety for every climate or wall orientation.
- It does not automatically qualify the wall as an air barrier or WRB.
- It does not replace structural sheathing, cladding support or required fire-resistance layers.
- It does not eliminate thermal bridges at screws, girts, shelf angles, clips, window attachments or other penetrations.
Use a hygrothermal analysis, energy-code calculation or tested assembly information when the project has unusual interior humidity, cold-weather exposure, high framing density or complex attachments.
Choose thickness from the assembly, not a rule of thumb
Start with the adopted energy code, the jurisdiction’s amendments and the project’s wall type. Determine the required continuous-insulation contribution and the target effective whole-wall R-value, then select a product whose tested data, dimensions and availability fit the design. The manufacturer notes that regional availability varies; do not draw a thickness into the specification before confirming that the size can be procured for the job. Current product information is available on the manufacturer’s Thermax Sheathing page, accessed October 13, 2026.
| Board thickness | Listed product R-value | How to use the figure |
|---|---|---|
| 1/2 in. | R-3.4 | Manufacturer product specification; not a whole-wall value |
| 3/4 in. | R-5.1 | Manufacturer product specification; not a whole-wall value |
| 1 in. | R-7.0 | Manufacturer product specification; not a whole-wall value |
| 1 1/2 in. | R-11.0 | Manufacturer product specification; not a whole-wall value |
| 2 in. | R-13.0 | Manufacturer product specification; not a whole-wall value |
| 2 1/2 in. | R-16.0 | Manufacturer product specification; not a whole-wall value |
| 3 in. | R-19.0 | Manufacturer product specification; not a whole-wall value |
| 3 1/2 in. | R-22.0 | Manufacturer product specification; not a whole-wall value |
| 4 in. | R-25.0 | Manufacturer product specification; not a whole-wall value |
These thickness/R-value pairs are product data, not independent market statistics and not recommendations for a particular climate. Use the value belonging to the exact product, thickness and edition being purchased. Account for board joints, compression, fasteners, framing bridges and any reduction required by the applicable test method when calculating the assembly.

Design vapor and moisture control as one assembly
Three different moisture paths must be addressed: bulk rainwater, air leakage carrying moisture, and vapor diffusion. A wall can be safe against one path and vulnerable to another. PIMA TB303 and Building Science Corporation’s BSI-120 explain why the vapor-control strategy depends on climate, interior conditions and the permeance of every layer.

Do not prescribe an interior vapor retarder generically
A facer may be vapor-retarding, but its actual permeance and the permeance of the complete wall must be verified for the selected product. Adding a low-permeance interior layer can restrict inward drying in one climate while being required or useful in another. Evaluate the sheathing, insulation facer, WRB, cladding cavity, interior finish and expected indoor humidity together. If the wall is near a code limit or has high interior moisture loads, obtain a project-specific hygrothermal review rather than relying on a generic “warm side” rule.
Provide a rain-control and drainage path
Specify flashing at windows, doors, roof lines, base-of-wall transitions and penetrations. Detail a drainage plane and cavity where the cladding system requires one. Seal or tape only with materials approved for the selected board and intended function; a seam that stops air leakage may not be the same detail that manages liquid water. The cladding attachment must not crush the board or block drainage.
Verify whether the board is an air barrier or WRB
Barrier performance belongs to the tested or evaluated product-and-detail combination, not to the word polyiso. Confirm whether the exact board, facer and thickness are approved for use as an air-barrier material, a WRB, or neither in your jurisdiction. Then follow the listed joint treatment, fastener, opening, transition and penetration details. PIMA’s commercial-wall information and the manufacturer’s product data identify the need to verify these roles and compatible details.
Joints and penetrations
- Lay boards so joints are supported and staggered where the evaluated detail calls for it.
- Use the manufacturer-approved foil tape, sealant, gasket, spray foam or flashing at joints; do not substitute a generic tape because it appears similar.
- Continue the air-control layer around window and door openings, corners, parapets, shelf angles and service penetrations.
- Seal fasteners and clips only when the tested detail requires it, and maintain the specified washer, embedment and spacing.
- Integrate the board layer with adjacent membranes rather than stopping it at an arbitrary framing line.
Foil tape can be a useful accessory, but compatibility, surface preparation and the required width or overlap come from the product instructions. A taped face does not prove that the entire wall is a code-compliant air barrier.

Match the insulation to framing and cladding
Wood and steel framing produce different bridge patterns and attachment demands. Steel studs can conduct heat strongly through flanges, while dense wood framing reduces the fraction of insulation that is truly continuous. Model or calculate the chosen system with its actual clips, girts, screws, furring and cladding loads.
Wood-framed walls
Confirm that sheathing, CI, WRB and cladding fasteners are sequenced so water can drain and fasteners engage the required structural substrate. Long screws must be selected for the insulation thickness, furring depth, sheathing and embedment. Coordinate rough openings before boards are installed; retrofitting bucks after the CI layer is complete often creates unsealed breaks.
Steel-framed walls
Check the thermal impact and structural capacity of clips, girts and intermittent supports. The insulation may sit outside sheathing, between rails, or in a tested panelized arrangement. Do not assume a wood-framing fastening schedule applies to steel studs. Obtain the cladding engineer’s attachment design and the insulation manufacturer’s approved detail.
Masonry and interior applications
Some products have specific interior-masonry instructions that differ from exterior CI practice. For the cited finished-interior masonry application, boards may be installed vertically or horizontally and fitted tightly. The guide directs installers to fill end-joint gaps greater than 1/8 inch with spray foam. That dimension is application-specific; it is not a universal tolerance for every polyiso board or wall type.

Address fire, exposure and code before ordering
Polyiso products and facers have different fire-test listings, surface-burning characteristics and permitted uses. The required assembly may include a gypsum thermal barrier, rated membrane, fire blocking, cavity closure or limits on height and occupancy. Confirm the listing for the exact product and thickness, then compare it with the adopted building code and any project-specific fire strategy.
Exposure limits also matter. Boards may need protection from weather, ultraviolet exposure, impact, solvents or construction traffic. The authority having jurisdiction (AHJ) can require details that are more restrictive than a generic installation sheet. PIMA describes its technical bulletins as general guidance and directs professionals to the AHJ for project-specific code requirements.
Combustion equipment and attached garages
Follow the product guide’s cautions around furnaces, heaters, flues and other combustion equipment. Attached garages can trigger special fire-resistance requirements at the separation wall and ceiling. Do not leave board exposed where the code requires a thermal barrier or protective finish.

- Confirm the submittal. Record product name, thickness, labeled R-value, facer, board dimensions, edge profile, evaluation reports, fire listing and intended air/WRB role. Resolve substitutions before delivery.
- Prepare storage. Store boards indoors or protect them with a tarp until use, as directed in the installation guide. Keep packs level, dry and protected from damage. Do not let water become trapped between boards and the substrate.
- Inspect the substrate. Check that framing or masonry is sound, reasonably flat, clean and ready for the specified attachment. Correct protrusions that would rock the board or create a void.
- Set the layout. Establish control lines at corners, openings, base-of-wall transitions and cladding supports. Plan joint staggering and cuts so narrow slivers do not occur beside openings.
- Measure and cut safely. Use a sharp utility knife and straight edge, along with a measuring tape and the other tools listed in the manufacturer’s materials checklist. Score and snap or cut by the method allowed for the product; protect the facer from unnecessary tearing.
- Install boards tightly. Place boards in the orientation allowed by the evaluated detail. Maintain full bearing and avoid buckling. For the cited interior-masonry detail, vertical or horizontal placement is permitted and end gaps over 1/8 inch are filled with spray foam.
- Fasten or adhere as specified. Use the approved fastener type, washer, spacing, embedment and substrate. If adhesive is permitted, verify substrate compatibility, open time and temporary restraint. Do not improvise a fastening schedule to compensate for missing structural support.
- Treat joints and openings. Apply only approved tape, sealant, foam, flashing or membrane at board joints, corners, window and door openings, penetrations and transitions. Tool or roll products as required so the treatment is continuous.
- Install drainage and cladding supports. Preserve the designed drainage plane and maintain the specified screw embedment. Install furring, girts, clips and cladding without crushing the board or blocking weeps and flashings.
- Protect the completed layer. Cover exposed insulation within the product’s exposure limit and prevent impact, standing water and incompatible chemicals. Complete fire barriers and interior finishes before the assembly is left exposed.
- Document the work. Photograph transitions and concealed joints, record lot or product information, and note any approved field changes. Arrange AHJ or special-inspection reviews before concealment where required.
Tools and compatible accessories
A basic field kit commonly includes a utility knife, straight edge and measuring tape. The manufacturer’s installation materials also identify foil tape and related accessories. Those tools are not proof that any tape or sealant is acceptable. Specify the exact joint-treatment product, primer, substrate preparation and installation conditions from the current instructions. Keep spare blades and clean tools available so cuts do not shred the facer.
Quality-control checks before concealment
- Coverage: Boards are continuous where the design requires CI, with no unapproved gaps, compressed zones or missing pieces around openings.
- Fasteners: Type, spacing, washer size, embedment and edge distances match the approved detail.
- Joints: Staggering, fit, tape or sealant width and surface preparation match the product instructions.
- Transitions: Base, corners, parapets, roof edges, window and door interfaces connect to the adjacent air, water and vapor-control layers.
- Drainage: Flashings, cavities, weeps and cladding supports remain open and correctly sloped.
- Fire: Required thermal barriers, fire blocking, cavity closures and rated membranes are installed before cover.
- Condition: Boards are dry, undamaged and within the allowed exposure period; rejected pieces are removed rather than hidden.
- Records: Product data, approved submittals, photographs and field changes are retained for inspection and closeout.
Troubleshoot common failures
Visible gaps or rocking boards
Check substrate flatness, board dimensions and the layout sequence. Fill only the gaps permitted by the product detail, and use the specified foam or sealant where required. Large or repeated gaps usually indicate a substrate or layout problem that should be corrected rather than filled indiscriminately.
Wet sheathing or interior condensation
Identify whether water is entering as rain, moving with air leakage or diffusing through the assembly. Inspect flashing and penetrations first, then review continuity of the air-control layer and the vapor permeance of every layer. A thicker board or an interior vapor retarder is not a universal cure; obtain a climate-specific analysis when drying potential is uncertain.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Cladding fasteners miss framing
Stop before installing more fasteners. Recheck furring layout, board thickness, structural framing locations and required embedment. A longer screw does not solve a missing structural substrate or an unsupported clip.
Seams will not bond
Verify that the facer is clean and dry, the tape or sealant is approved for that facer, and the installation temperature and pressure requirements are met. Remove incompatible products and redo the joint according to the current instructions instead of layering additional tape over a failed bond.
Code reviewer rejects the detail
Ask which requirement is unmet: fire rating, air barrier, WRB, fastening, exposure, thermal performance or moisture control. Submit the exact product evaluation and tested assembly, then revise the detail with the designer and AHJ. General polyiso literature cannot substitute for a project-specific listing.
Professional selection checklist
Before purchase, document the following decisions:
- What whole-wall thermal target and code path apply to this climate and building type?
- Which thickness and labeled R-value meet that target after framing and fastener effects are included?
- Is the selected facer’s vapor permeance compatible with the intended drying direction?
- Does the exact product have an evaluated role as CI, air-barrier material or WRB in this assembly?
- What tape, sealant, foam, flashing and transition materials are approved?
- How will windows, doors, corners, roof lines, foundations and cladding supports maintain continuity?
- What fire-resistance, thermal-barrier, exposure and height or occupancy limits apply?
- Can the regional supplier provide the specified thickness, dimensions and accessories on schedule?
- Which drawings, inspection points and photographs will prove concealed work?
Polyiso is most effective when it is specified as one coordinated layer in a complete wall, not as an isolated R-value purchase. The adopted code, the selected product’s current documentation, the tested assembly and the AHJ’s interpretation should control the final detail.
