Repair vibration-related cracking in this order: document the defect, determine whether it is moving or structural, control the construction source, then choose a repair compatible with the material. Hairline plaster, drywall and mortar-joint cracks can often be patched after they are confirmed dormant. A stable concrete or foundation crack may need an epoxy system. A moving or water-exposed crack generally needs a flexible sealant, not rigid epoxy.
Do not assume that a rattling object or a felt vibration proves building damage. Waka Kotahi notes that vibration can alarm occupants while rarely causing cosmetic damage, and ISO 4866:2010 says assessment should consider the structure’s response, frequency, duration and amplitude. Cracks in columns, beams, foundations or load-bearing walls, rapidly widening or displaced cracks, bulging, settlement, falling masonry, jammed openings or water entering a foundation crack require prompt assessment by a qualified structural engineer.

Document the damage before touching it
Filling a crack destroys evidence that may be needed to establish when it appeared and whether construction caused it. Photograph every defect before cleaning, routing or painting. Put a ruler, crack-width card or another known scale beside the crack, and include wider room views so its location is unambiguous.

The Canadian Conservation Institute recommends a pre-construction crack survey because it provides a baseline for deciding whether later changes correlate with construction activity. South African National Department of Transport specifications likewise require written and photographic records of existing defects and close monitoring. If a survey was completed before work began, request a copy and compare each defect with it.

Classify the crack before selecting a repair
Malaysia’s Department of Environment describes three practical damage categories based on international standards. The category is a triage tool, not a substitute for an engineer’s inspection.
| Category | Typical signs | Initial response |
|---|---|---|
| Cosmetic | Hairline cracks in plaster, drywall or mortar joints. | Document, monitor and patch only after confirming the crack is dormant and non-structural. |
| Minor | Larger cracks, loosening or falling plaster, or cracks through bricks or concrete blocks where load-bearing utility may not be lost. | Protect occupants from falling material, obtain a competent assessment and repair after movement is controlled. |
| Major | Cracks in columns or other structural elements, loosened joints, splaying masonry cracks or reduced load-carrying capacity. | Keep people clear of the affected area and arrange an urgent structural-engineer inspection; do not conceal the defect with filler. |
A crack-width gauge is useful for tracking change, but it cannot by itself prove that construction vibration caused the crack. Causation is stronger when dated observations, the pre-condition survey, construction timing and measured vibration records point to the same event.
Know when to stop and call a structural engineer
Arrange an urgent inspection when a crack affects a beam, column, foundation or load-bearing wall; widens quickly; has a visible step, offset or displacement; forms a diagonal or splaying pattern through masonry; or is accompanied by settlement, bulging, falling masonry, jammed doors or windows, or water entering through a foundation crack. Building authorities can assign qualified structural engineers to inspect defects and specify rectification. The Urban Redevelopment Authority advises consulting a Professional Engineer where vibration-sensitive or conserved buildings could deteriorate.

Until inspected, keep occupants away from loose material, avoid loading or drilling the affected area and photograph any change. If there is an immediate risk of collapse or falling concrete, leave the area and contact emergency or building-safety services rather than attempting a repair.
Establish whether the crack is still moving
A repair is likely to fail if the substrate continues to move. Ask the project owner or contractor what vibration limits, pre-condition survey and monitoring records exist. Where work continues, request monitoring at the building and at the work zone. Project specifications may require work to stop when signs of damage appear and measured vibration levels to be checked against project limits. South African transport specifications state that if ground vibration appears to be causing damage, work should stop immediately and the engineer should be informed.
For a non-urgent, uncertain crack, mark the ends with pencil, photograph it with a scale and record its width at several points. Recheck at consistent intervals and after notable construction events. A crack monitor or gauge can show whether the gap changes, while a dated log links changes to excavation, piling, demolition or heavy-vehicle activity. Do not use monitoring as a reason to delay an engineer when structural warning signs are present.

Repair stable plaster, drywall and mortar-joint cracks
Plaster
After the crack has been judged dormant and non-structural, protect the floor and remove only loose or hollow material. Brush or vacuum dust from the groove. Apply a compatible patching compound in thin lifts rather than one thick fill; allow each lift to cure according to the product instructions, then sand where the material permits and repaint with a compatible coating. If plaster is loose over a broad area, remove the unsafe section and have the underlying cause assessed instead of skim-coating over it.

Cut away loose paper and crumbly joint compound without enlarging sound material unnecessarily. Clean the joint, apply suitable joint compound in thin coats and allow full drying between coats. Sand the finished surface, prime exposed paper or compound and repaint. A recurring joint crack can indicate framing movement, moisture or a failed tape joint; repair the underlying condition before applying another cosmetic coat.
Mortar joints and masonry units
For a confirmed dormant, non-structural joint crack, rake out loose mortar to sound material, remove dust and repoint with a mortar compatible with the existing masonry. Cure and protect the repair as the mortar manufacturer requires. Do not simply repoint a crack before its cause is understood. UK guidance calls for expert advice when masonry cracks are wider, horizontal or close to a pier, because those patterns can indicate movement rather than a superficial joint defect.

Repair a dormant concrete or foundation crack
Epoxy filler for a stable, narrow foundation crack
Government of Canada homeowner guidance published in 2026 advises epoxy filler for a larger foundation crack that is under approximately 5 mm, provided the crack is dry and clean. The figure is a homeowner-guidance threshold, not a universal engineering limit. First correct active water entry or movement; epoxy will not compensate for either.
- Remove dirt, paint, laitance and loose concrete from the crack and its edges.
- Dry the surface completely and confirm that the crack is not widening.
- Apply the specified epoxy filler exactly as the product system directs, forcing material into the cleaned void rather than leaving a surface film.
- Allow the repair to cure for the stated time before coating, backfilling or exposing it to water.
- Photograph the completed repair and continue checking for renewed movement or dampness.
Injection for a larger but stable concrete crack
For a stable crack requiring structural-grade treatment, use an injection system specified for the concrete and the crack condition. The U.S. Guide to Concrete Repair requires cleaning before injection and use of an injection-epoxy system. Caltrans similarly stresses sound, clean surfaces and manufacturer-compliant mixing and application.

- Confirm through an engineer or qualified repair contractor that the crack is suitable for epoxy injection and that the concrete around it is sound.
- Clean the crack and adjacent surface; remove dust, oil, coatings and weak concrete. Do not inject into a damp or contaminated crack unless the selected system is specifically rated for those conditions.
- Install surface ports and packers at the spacing specified by the system, and seal the exposed crack between ports.
- Mix the resin and hardener in the exact ratio and working time specified by the manufacturer.
- Inject from the lowest port upward, or follow the system’s stated sequence, until resin reaches the next port or the specified refusal pressure.
- Allow the resin to cure, remove ports if required, and finish the surface without hiding adjacent defects.
Injection does not make a moving crack dormant. If measurements show continued movement, stop and reassess the cause and the required flexible or engineered detail.

Use flexible sealing for active or water-exposed cracks
FEMA guidance limits rigid crack coatings to dormant cracks. A crack that opens and closes, or one that must remain watertight while the substrate moves, should be routed as required and sealed with a weather-resistant polyurethane or comparable flexible concrete sealant. Follow the complete product system, including primer, joint geometry, backer material, surface preparation and cure time.
- Identify and control the water source where possible; a sealant cannot correct hydrostatic pressure or a leaking service.
- Remove loose material and prepare the crack to the sealant manufacturer’s required width and depth.
- Install backer material where specified so the sealant bonds to the sides rather than the bottom of an overly deep joint.
- Prime only when the system requires it, then tool the sealant to a continuous, properly tooled profile.
- Protect the joint from rain, traffic and construction vibration until it has cured.
- Check the interior after the next wet period and continue monitoring for movement.
Do not inject rigid epoxy into an active crack merely because it is stronger on paper. The rigid repair can debond, transfer stress to adjacent concrete or leave the water path unresolved.
Respond to the construction project and preserve a claim
- Photograph and measure every defect before filling, cleaning or repainting.
- Notify the contractor, project owner or designated project representative in writing. Include dates, locations, photographs and the changes you have observed.
- Ask for the pre-condition survey, vibration-monitoring results, permitted limits and the procedure for reporting damage.
- Request monitoring while vibration continues, and ask what protective or sequencing changes will be made.
- Have a structural engineer inspect any major-category sign or any defect whose cause is uncertain.
- Repair only after the source of movement is controlled or the crack is confirmed dormant.
- Keep invoices, photographs, measurement logs, engineering reports, monitoring data and all correspondence.
There is no single worldwide process for compensation. Notice periods, permits, insurance coverage and liability depend on the jurisdiction, the construction contract, the building type and the applicable policy. Before invasive work, check local authority requirements, notify your insurer and review the project documents. Avoid signing a release or accepting a final repair payment until the condition and scope of work are documented.

| Crack activity | Dormant only. | Dormant only. | Moving or expected to move. |
| Typical substrate | Plaster, drywall or compatible masonry joint. | Sound concrete or a specified foundation-concrete system. | Concrete or masonry joints prepared for sealant. |
| Water exposure | Not a waterproofing solution. | Use only when the selected system and substrate conditions permit it. | Preferred when a moving crack must remain watertight, subject to system limits. |
| Structural significance | Cosmetic, non-structural work. | Engineer-specified or qualified-contractor treatment for suitable stable concrete cracks. | Sealing movement; not a substitute for structural strengthening. |
| Reversibility and diagnosis | Easy to remove or redo, but can conceal renewed movement. | Relatively permanent; document and verify suitability first. | Can be renewed when movement or weathering degrades the seal. |
Compare crack activity, substrate, width and depth, water exposure, structural significance, reversibility and whether an engineer has specified the system. Product strength alone is not a valid selection method.
Common mistakes that make vibration-crack repairs fail
- Repairing before documenting: a neat patch can erase the evidence needed to compare with the pre-construction survey.
- Assuming vibration equals damage: occupants can feel vibration without a damaging structural response; frequency, duration and amplitude matter.
- Using rigid epoxy on a moving crack: movement or water pressure can reopen the crack beside the repair.
- Repointing a suspicious masonry crack: horizontal, wide or pier-adjacent cracks need diagnosis before cosmetic work.
- Injecting dirty or damp concrete: contamination and unsuitable moisture can prevent bond and invalidate the system.
- Applying one thick patch coat: shrinkage and incomplete curing can recreate a visible line; use compatible thin lifts.
- Ignoring loose material: falling plaster or masonry is a safety issue, not merely a finishing defect.
- Failing to keep records: without dated measurements, invoices and correspondence, it is harder to establish timing, scope and cost.
What a competent repair record should contain
For each crack, retain the original and follow-up photographs, a sketch or room reference, measured widths and dates, the substrate and finish, notes about moisture or displacement, the monitoring method, the selected product or system, batch or lot information where available, preparation steps, curing conditions and the person who performed the work. For an engineered repair, keep the inspection report, drawings, specification and completion sign-off.
After repair, compare the same locations during and after the remaining construction. New movement, renewed dampness, debonding, bulging or changes in doors and windows justify stopping cosmetic work and obtaining another professional assessment.
