How to Protect Modular Building Components from Rain and Salt Air During Transport

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use a layered protection system: plan the route and load geometry, preserve the module’s support arrangement, create a cover that sheds water without trapping condensation, seal vulnerable openings, keep every package above standing water, and use compatible VCI and desiccant inside a sealed moisture barrier for metal parts. Photograph and record the package at dispatch, inspect it before unloading at destination, and assign responsibility for damage and remedial work in the transport and quality documents.

This approach addresses two different hazards. Rain protection prevents liquid water entering or pooling on components; salt-air protection limits chloride contamination and corrosion during marine or coastal exposure. One layer cannot reliably do both jobs.

What the protection system must achieve

ISO/DIS 25084 defines water tightness as the ability of a component or module to prevent water infiltration under rain, snow, humid environments or water pressure. For transport, that means a package must do more than keep rain off the top surface: it must control runoff, splash, wind-driven water, drainage paths and water that could enter through an opening.

ICC/MBI 1200:2021 requires details that preserve the support arrangement during manufacture, transportation and on-site storage. It also states that “The manufacturer shall take precautions to protect stacked and stored modules from weather events.” A cover that keeps a module dry but allows the frame to distort, or a restraint that damages a finish, is not adequate protection.

Moisture can cause corrosion, salt migration, swelling and loss of strength or stiffness. ASTM E241-26 lists all of these as moisture-induced damage modes. Treat packaging, temporary storage and receiving inspection as one continuous, cradle-to-grave quality process rather than separate tasks.

Assess the load before choosing packaging

Complete the assessment before materials are ordered. The UK government’s research on modular construction transport recommends evaluating material, size, weight, route and exposure to cold, heat and moisture, then assigning responsibilities and inspection points.

Record the component and its vulnerabilities

  • Identify timber, gypsum, insulation, structural steel, galvanized or coated steel, aluminum, copper, electrical equipment, appliances, glazing and finished surfaces.
  • Mark ducts, pipe ends, cable entries, doors, windows, service penetrations, lifting points and any opening that can admit wind-driven rain.
  • Record overall dimensions, mass, centre of gravity, allowable bearing points and the support arrangement required for lifting, braking, ferry movement and storage.
  • Note finishes that can stain, abrade, soften or react with plastic film, oils, corrosion inhibitors or adhesive tapes.
  • Identify parts that cannot be exposed to condensation, chlorides or dust, including switchgear, sensors, motors and pre-finished metal.

Map the route and exposure

List every transport leg, trans-shipment, ferry or sea voyage, expected duration, seasonal weather, unheated storage and time waiting at the site. A short inland journey followed by several days on a coastal laydown area can expose the package to more salt and condensation than the truck journey itself. Include forecast rain and wind at dispatch, but do not treat a favorable forecast as a substitute for packaging.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Preserve geometry under handling

Design cradles, dunnage and restraints so the module remains supported at its engineered points. Prevent sliding, racking, corner impact and concentrated loads from straps. Dunnage must remain stable when wet and must not wick water into absorbent finishes. Provide clearance for covers to drain and for inspectors to see seals and indicators.

Build a drainage-first rain-protection layer

Use a transport-rated exterior cover

Select a robust cover, shrink system or wrap intended for transport and outdoor exposure. The outer layer should resist tearing and abrasion from wind, straps and adjacent loads. Support it over the component so it forms a slope and drains away; do not let it lie directly on absorbent finishes or create a flat water pocket.

Keep seams, zips, taped joints and penetrations above splash zones where practical. Protect high-wear corners with padding that cannot trap water against the finish. If the packaging system requires vents or inspection points, place them deliberately and keep them protected from direct rain. Do not make an enclosure airtight by accident: warm, wet air sealed inside can condense when the load cools.

Close every vulnerable opening

Cap ducts, pipe ends and other openings with compatible plugs or covers. Protect doors, windows, louvers and service penetrations against wind-driven rain without loading the frames. Use materials that will not leave adhesive residue, react with sealants or scratch glazing and finished metal.

Maintain an opening register. Record what was sealed, the seal or cap used, its location and the instruction for removal at installation. This prevents a temporary plug from being left in a drain, duct or pressure-equalization path.

Keep the package above water

Use sound dunnage and supports to maintain clearance from truck decks, ferry decks, ground and any meltwater or runoff. Arrange the load so water from an adjacent package cannot drain onto it. Do not place absorbent packing directly on a wet deck. After rain, inspect for displaced dunnage, pooled water and blocked drainage before the load is moved or covered again.

Allow controlled inspection and drying

Plan access to seams, low points, lifting points and labels. A cover that must be completely removed to check a seal encourages skipped inspections. Where the packaging design permits, provide protected inspection openings and resealable closures. If water enters, stop and dry the affected area using a documented method before resealing; sealing wet materials can turn a short rain event into prolonged condensation damage.

Protect metal from salt air and condensation

Clean and dry before sealing

Remove dirt, chlorides, fingerprints and handling residue from metal surfaces. Dry the parts completely, including crevices, bolt holes and underside faces. Salt left on a surface can continue to attract moisture inside a package. Keep dissimilar metals separated, and do not allow wet timber, cardboard or other absorbent materials to touch exposed metal.

Use VCI where it is compatible

VCI corrosion inhibitor bags or film can protect cleaned metal by creating a corrosion-inhibiting atmosphere inside the package. Confirm compatibility with the specific metals, coatings, elastomers, electrical assemblies and final finish. VCI is an internal corrosion-control layer; it does not replace a rain cover or a sealed moisture barrier.

MAN Energy Solutions’ company specification references DIN 55474 for desiccant calculation, requires corrosion protection through transport and subsequent storage, favors VCI for continental transport and makes VCI mandatory for sea or air freight under that specification. Treat this as a specification example, not a universal rule: the project engineer and material supplier must confirm the requirement for your load.

Add a sealed high-barrier package

Place the protected contents inside a sealed moisture-barrier bag or laminate, such as an aluminum-laminate barrier where appropriate. Close the barrier using the manufacturer’s specified method and protect it from strap abrasion and sharp edges. Leave enough slack for handling without stressing the seal.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Position desiccant so air can circulate around it and so it cannot rub against or sit directly on a sensitive surface. ABB’s packaging guidance notes that silica-gel bags should not contact metal parts directly. Suspend packets, place them in a separate holder or use a protected pocket. Calculate the quantity for the package volume, materials, expected duration and sealing method; do not choose a packet count by guesswork.

Industrial shipping desiccant packs control residual moisture only when the barrier remains sealed and the desiccant is correctly sized. Record the type, quantity, batch and installation date. Add a humidity or wetness indicator when the packaging specification calls for one, and place it where it can be read without opening the barrier.

Protect exposed steel and cut edges

Coat exposed structural steel, fasteners and cut edges with a temporary corrosion inhibitor or coating compatible with the final finish. Follow the coating supplier’s removal and over-coating instructions before assembly. Do not apply an inhibitor over contaminated or damp steel and assume the film will solve the problem.

For marine routes, treat chloride exposure as a separate design input. ISO 21207:2025 addresses chloride salt mist and drying cycles for copper-containing products in marine or de-icing-salt environments. If copper-containing components or mixed-metal assemblies are present, obtain the applicable material and coating requirements rather than extrapolating from a generic steel package.

Choose the layers by risk

Protection option Primary function Strengths Limitations and checks
Supported exterior cover or shrink system Sheds rain, spray and debris Works across large modules; can remain in place during handling when correctly restrained Must be sloped and supported; punctures, splash-zone seams and trapped water require inspection
Caps, plugs and penetration covers Blocks water entering ducts, pipes and service openings Targets the most common entry paths Must be compatible, retained in wind and recorded for removal; a cap does not protect the surrounding surface
VCI corrosion inhibitor bags or film Controls corrosion inside an enclosed package Useful for cleaned metal and long or marine transport when compatible Does not shed exterior rain; compatibility and package closure are essential
Sealed moisture-barrier bag or laminate Limits exchange of humid, salt-laden air Creates a controlled internal environment for VCI and desiccant One tear or failed seal can defeat the system; protect from abrasion and inspect seals
Desiccant Absorbs residual moisture and reduces condensation Useful inside a sealed barrier; indicators can show exposure Must be sized for volume and duration; keep packets off metal and replace if saturated
Temporary coating or inhibitor Protects exposed steel, fasteners and cut edges Provides local protection where film cannot cover a surface Must be compatible with the final finish and removed or prepared as instructed

Dispatch procedure

  1. Freeze the package design. Approve the component risk assessment, route, exposure duration, lifting plan, support points and restraint arrangement. Confirm which surfaces may contact dunnage, film, tape, VCI and desiccant.
  2. Prepare and inspect surfaces. Remove dirt, salt and fingerprints from metal, complete required coating repairs, and verify that all protected surfaces are dry. Record any pre-existing marks or corrosion.
  3. Install supports and restraints. Set dunnage at engineered bearing points, maintain drainage clearance and fit restraints that prevent movement without crushing finishes or distorting the frame. Check that straps and edge protectors cannot abrade the barrier.
  4. Close openings. Fit compatible caps and covers to ducts, pipes, windows, doors and service penetrations. Enter every closure in the opening register.
  5. Install internal corrosion control. Add compatible VCI, the calculated desiccant quantity and any humidity indicator. Keep desiccant off metal and away from abrasion points.
  6. Seal the moisture barrier. Close the high-barrier bag or laminate using the specified method. Inspect the entire seal for wrinkles, channels, punctures and unsealed corners.
  7. Fit the exterior weather layer. Support and slope the cover, protect corners, keep seams above splash zones and provide the designed inspection or ventilation points. Confirm that runoff cannot reach another package.
  8. Document the condition. Photograph every face, seam, opening, restraint, label, barrier seal, VCI package and desiccant indicator. Record seal numbers, VCI batch, desiccant quantity, weather forecast and any exceptions.
  9. Brief the carrier and site. Provide lifting points, “keep dry” and “do not puncture” instructions, storage requirements, inspection triggers after rain, and the contact responsible for authorizing resealing or opening.

Receiving inspection before unloading

Inspect as soon as the load arrives and, where safe, before unloading. The UK government research identifies skilled arrival inspections and defined remedial actions as essential parts of a cradle-to-grave quality process.

  • Compare package photographs and seal numbers with the dispatch record.
  • Check covers for punctures, torn seams, displaced corners, wind lift and pooled water.
  • Look underneath and between packages for wet dunnage, standing water and runoff from another load.
  • Check barrier seals, puncture indicators, humidity or wetness indicators, VCI condition and desiccant saturation without opening a sound package.
  • Inspect exposed metal, fasteners, cut edges and coatings for chloride residue, discoloration, flash rust, impact or abrasion.
  • Check corners, lifting points, restraints and supports for impact, movement, crushing or loss of geometry.
  • Photograph every finding, identify the affected package and quarantine questionable components until the responsible engineer or quality lead decides whether to open, dry, clean, repackage or repair.

Do not remove a barrier or VCI package merely to make a routine visual check. Opening a sound package changes its moisture exposure. If opening is necessary, record who authorized it, the internal condition, the new drying and resealing method and the replacement desiccant or VCI.

Use the right verification test

Rain resistance and corrosion resistance are different properties. IEC 60068-2-18:2017 covers falling water, impacting water, immersion and artificial rain, but explicitly says, “These tests are not corrosion tests and cannot be considered and used as such.” Use water testing to evaluate water entry and package integrity, not to claim salt-air corrosion performance.

IEC 60068-2-11:2021 covers comparative salt-mist corrosion resistance and coating defects. Its result depends on the specified materials, preparation and test conditions; it is not a substitute for checking the actual transport package, seals, VCI compatibility and exposure duration.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Where a project requires qualification testing, define the test specimen, orientation, drainage, pressure or spray condition, exposure duration, acceptance criteria and post-test inspection before the test begins. Keep test records with the package specification and dispatch photographs.

Common failures and corrective actions

The cover is intact but the module is wet

Likely causes include a flat cover, blocked drainage, runoff from an adjacent load, an unsealed penetration or condensation from warm humid air. Stop further covering, identify the water path, drain without spreading contamination, dry the affected materials using the approved method and repair the drainage or seal before resealing.

Steel shows rust after a marine journey

Possible causes are chloride residue before packing, a torn barrier, inadequate VCI contact, saturated or undersized desiccant, direct contact with wet absorbent packing or incompatible materials. Quarantine the part, photograph the condition, identify the failed layer and obtain a coating or corrosion specialist’s disposition before cleaning or over-coating.

The barrier has pinholes or failed seams

Do not patch over dirt or trapped moisture. Remove the damaged section only under an approved procedure, inspect the contents, replace contaminated or saturated desiccant, clean and dry as required, then reseal with a tested closure. Record the repair and new seal number.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Restraints damage finishes

Review strap tension, edge protection, dunnage location and load movement. Replace abrasive or wet contact materials, repair the finish according to its specification and revise the restraint plan before the next movement. A stronger strap is not a remedy if the load path is wrong.

Temporary protection interferes with installation

Use the opening register and removal instructions at the site handover. Mark caps, coatings, tapes and barriers that must be removed, and state whether residue cleaning, inhibitor removal or drying is required before assembly. Protection that cannot be removed without damaging the finished work was not compatible with the installation sequence.

Assign responsibility in the quality and transport documents

State who owns the package from factory release through each transfer, who may open or repair it, and who pays for drying, repackaging, corrosion treatment or replacement after a breach. Define notification times, required photographs, quarantine authority, inspection qualifications and acceptance criteria.

Include the approved support drawing, lifting and restraint plan, opening register, packaging bill of materials, VCI and desiccant records, seal numbers, dispatch photographs, weather-related inspection triggers and receiving checklist. Require the carrier and site team to report punctures, pooled water, shifted loads and missing labels immediately rather than waiting for installation.
